We have lived here for 4 months now and here is an honest review. It's a quiet neighborhood with very nice neighbors. It's close to everything Bentonville has to offer. But we were told before signing our lease that the soundproofing was the best out there. No. There is 0 soundproofing in their Lodge model. We can hear everything. Everything, from the tiniest turning on a light switch (no joke we can hear when the light switch is flicked on and off) to the loudest. All day. Add to that the fact that our neighbor works a night shift from home and we can't even sleep at night without hearing phone calls constantly. We are woken up almost every hour each night with a beeping alarm followed by a long phone call. And it's endless. We shouldn't even be able to hear things like that with real soundproofing. During the day while home we hear the dog barking 24/7, running up and down the stairs, the TV blaring, etc, etc and it goes on and on. We have reached a point it is becoming unbearable. We can only imagine what they hear from us when we try to be so quiet. I'm sure they are just as done as we are. It is no one's fault and we have very sweet and kind neighbors which we feel so thankful for! We are both victims to Been road villas being very cheap in the way they built these homes. No soundproofing is a complete deal breaker and we were 100% lied to. The finishes are made to look nice but are very cheap. All drawer handles in every bathroom are covered in rust. Our shower leaked at only 1 week living here. They fixed it within a week, but we waited 5 weeks + to have a broken stair fixed and finally gave up on maintenance and fixed it ourself. We sold our home to rent for a year while we look for land and we would have definitely picked a different place had we known there was no soundproofing. We were also sold on the pool advertised on the website and only realized that it didn't exist yet after we signed the lease. Then we were told it may be open in August and it hasn't even been started yet in september. We are in the Lodge model and wanted to post this review so people can have some honest insight before choosing where they will live. After 4 months we love the location and the coziness of our townhouse. But we feel cheated that we can't fully live and enjoy it because of the lack of soundproofing.
** Updated again after a few more months of living here (almost 9 months total) We have 100% reached our limit at the soundproofing. Nothing about it is normal. No apartment or townhouse we have ever lived in has even come close to being this bad. We can hear EVERYTHING. Every cough, every laugh, every conversation (in detail!). Every pot and pan on the oven, every dish being washed in the sink. Every single footstep on the stairs (and they are LOUD and echoing! Booming if the neighbor has shoes on which they usually do). We have no peace in our home. When their tv is on not only can we hear it but we can hear the entire conversations happening on the episode and know what show it is. To the point where we can hear theirs better than our own! The level of noise that we deal with every single day is infuriating and it is no way to live. And it never stops because of the nightshift being worked. When the day noise finally stops around 11pm then the working starts and the beeping alarm and the phone conversations start ALL NIGHT LONG. the alarm used to be about every 30 minutes and now it can be every 10. We have reached our limit. The noise we hear should be a muffle at worst. Being able to hear what we hear is not normal and 100% a sign of terrible building practices. We chose this "luxury" townhome because of how nice we thought it would be. You have to know that if you rent the lodge model you will have no peace at all in your life unless you get a neighbor that is mostly away from home. We are counting down the days when our lease is up. We will forever be grateful for a quiet peaceful life in all our future homes. We will never take that for granted again and we have Been Road Villas to thank for...
Read moreI don’t leave reviews regularly and this is the first time I’ve left a negative one. In an effort to be as fair as possible I’m just going to give an account of my interactions with Been Road Villas over the past couple months: I submitted a request for a showing online and exchanged texts with a rep only to show up at the arranged hour and find the leasing office closed. In the following days I made several attempts to reschedule (online form submission, texts, emails and calls) which all went unanswered for 3 days. I will say that when I was finally able to receive a showing, the staff was very kind. The newer units I saw seemed nice but the ones that had been lived in looked very worn - keep in mind these places have been around for less than 2 years. I did end up signing a lease for one of the last new units available with a move in date in May. Over Easter weekend I received an email notification that the online portal I had used to sign my lease, pay my deposit and was meant to be used for ongoing rent payments, had been disabled. Confused by this, I reached out. Received no response, but wasn’t surprised considering the holiday weekend. Curiosity got the best of me so I chose to drive by the specific unit I had signed my lease for, which should have been vacant, and found it had a car in the drive and a wreath on the door. Sent another email. Heard back that following Tuesday saying there was an “emergent situation” and they needed to relocate tenants from a different unit… Even now I find it hard to describe how absurd this sounds. I picked a specific unit, for specific reasons, signed a lease and paid a deposit. Only to have them give it away to someone else without any warning whatsoever. And I don’t know about other people, but if I was a tenant being relocated due to “an emergent situation,” I highly doubt that slapping a wreath on my front door would be a priority. Anyway, I took this as a sign to escape the disfunction that is Been Road Villas while I could and had them void my lease and agree to reimburse my deposit. After all this I wasn’t going to leave a negative review. The tipping point is that it’s now been over a month and I have yet to receive my deposit back. Followed up early last week and the response was that they would “check the mail and let me know soon.” Haven’t heard back. I was lucky that I am moving locally and was able to find a new place pretty quickly. Read moreI have been living at Been Road Villas with my boyfriend for the past 13 months and just resigned the lease for the same term. I will be honest, the main reason we decided to stay was because of the location and beautiful calm community. We have not had a lot of issues since we’ve moved in and if there are any, we reach out via maintenance request and it gets taken care of. (And they are really helpful requests like changing outdoor lighting, plumping help, fridge filter, pest control, wasp nest removal, etc.) There has not been one request that hasn’t been taken care of. I will say one downfall and reason for only 4 stars is due to the lack of communication and responses from the leasing office. The staff is VERY nice and friendly but never reliable in my opinion. The best way I am able to reach them seems to be only through email and sometimes text but again, not reliable or consistent. This is my only piece of feedback after living her for over a year! I am truly happy in this community and when looking elsewhere, it cannot top the location or floor...
