First thing luxury, how can it be luxury when they offer low income. Build quality is pathetic. You hear everything. Pipes are leaking inside the walls and black mold is starting to show. We put several calls and emails months before we moved out and no one ever came to look at the problem. Management will not answer your call. Even when black mold is brought up. They barely work a 8 hour day and never there on weekends. The trash guy could not even get a hold of them to renew his key fob. Speaking of trash the dumpsters are constantly over flowing. Hope you don’t get an apartment near the dumpster. That’s all you will smell. Parking is terrible especially when cars are left in the lot to rot and management does nothing. For the price being charge here you can find a true luxury apartment where everyone is paying the same amount and management actually answers and takes care of the community. This place will soon be the ghetto of Berlin!

The Villages at Berlin is a comfortable, quiet, scenic and well maintained community. The units are new and well designed. The gym, walk way, pool, clubhouse are all well organized and easily accessible. Ideal for all family configurations. We enjoy being here.

Property management won't do anything! They don't care about tenants.. Now they are trying to sue me after we made an agreement in writing! Hallway is so noisy. Satan-Lucifer-Chucky the pomeranian lives next door barking incessantly- that vicious loud thing that tried to attack me and my friend... and it barks incessantly so loud I can hear it through my front door closed and their front door closed due to poor design for hallway and cheap hollow core doors. I work from home Monday through Friday and that is no good! One star for the newness of the building and layout but don't let that distract you -so far disgusted. It is not really a non smoking complex as it says in the lease so if you have asthma don't live here. I constantly smell smoke.. If you do smoke COME ON DOWN. They won't do anything to you if you smoke cigarettes. The layout is not the same as what you move in to, almost but not quite. I'm not talking about if you choose a different layout than the one you're shown, it's a little different and not as 'fancy' and of course you don't know until you move in. If you want good water pressure don't come here either. With the money I'm paying plus $75 water bill for only me I can't turn up my water pressure in my shower or get the toilets fixed? The toilets won't flush right when I take a dump! Disgusting! And the leasing agents knew I'd have a pomeranian as a neighbor. Didn't even warn me. Pomeranians are historically known for their shrieking annoying high pitched incessant barking. I won't be staying long. Property managers are doing nothing to make me feel better about living here. In short, they won't do their jobs. The one property manager's favorite thing to say is 'there's nothing I can do!' in this high pitched valley girl voice. All this to say they advertise as 'LUXURY' but that's because of the amenities no one really uses except the pool that I'm sure will be overcrowded and limited hours. But don't be fooled it's just another run-of-the-mill apartment complex (and also corporate yuck i.e. Nexus Properties) that will be trash in a few years. UPDATE: Now Nexus Properties is suing me! After we had an agreement that it was ok to break the lease! I'm reporting everything to BBB if they are continuing this and counter suing. I have lots of proof and more people with the same problem and written agreement saying I can...

I lived here with my girlfriend for a while. No thanks. First, what apartment complex calling itself "luxury" has no linen closets??? There is minimal storage space as it is and you must use some of that for linens!!!!! But of course, clothes closets are not designed for linens since there are no shelves. She had a walk-in closet but they failed to put any racks on one side. It's just an empty wall. Just tacky and cheap. This place is all about taking your money - PERIOD. And don't live on the 1st floor. YOU CAN HEAR EVERY FOOTSTEP ABOVE YOU with the cheap floor construction. Poor response to problems. No room for a kitchen table. The porch on the bottom units have no railing, so units in the back are just open to ghetto looking dirt and grass. What a problem for security. My girlfriend never felt comfortable sitting on the porch since anyone can just run up on you and you could never get away. Anyone can just drive into the community, park their car, and start walking around looking for targets. This is a lawsuit waiting to happen. The 1st floor porches need some kind of security from potential predators. She could have even been attacked by another resident since there is a walking path directly next to her porch. Again, just being too cheap. Don't bother to apply here unless you are PERFECT. This place thinks it is a palace and they will only allow the king's credit to move in. You better have all your ducks in a row. (The tenant application does NOT meet the requirements of NJ law. Another potential lawsuit.)

Oh and lastly, there's a $70 MONTHLY water bill regardless how much water you use. That's higher than what I pay for a single family. And everybody pays the same water bill. A one-person household pays the same as a 4-person household. If you leave for a 3-week vacation, you still owe $70 for water while you were not using any. Management at The Village of Berlin is terrible, and Sherri, the property manager, is the perfect example of unprofessionalism. She doesn’t do her job, dismisses residents, and gets rude the second she’s questioned.

We were falsely accused of a noise complaint that wasn’t even coming from our unit. When we asked to speak with her, she came up to the front but immediately sat down while we were standing — a clear attitude — and even rolled her eyes during the conversation. Completely unprofessional behavior from someone who’s supposed to manage a property.

A neighbor later came to our door to personally apologize and let us know she accidentally reported the wrong apartment. The issue got resolved because I did my own investigation, not because management took initiative. Only after that did Sherry email me saying the resident “called to correct it.” Fine — but then she tried to downplay the whole situation by claiming the noise complaint email she sent was just a “general notice.”

That is absolutely false. The email was addressed directly to us by name and unit number, which makes it a specific accusation — not a community-wide reminder. Trying to reframe it afterwards is dishonest and shows zero accountability.

And this wasn’t even the first time we were accused of something we didn’t do. Instead of verifying anything, management jumps straight into threatening “lease violations.” It’s stressful, sloppy, and completely unprofessional.

On a separate note: I honestly don’t know who is hiring the staff here, but they need to do better. Kat, the leasing manager, isn’t any better — when we were moving in, she repeatedly input our income incorrectly even though the correct numbers were provided every single time. And to this day, she still doesn’t acknowledge emails at all. Communicating with her is pointless.

Overall: Terrible management, no accountability, dismissive attitudes, and misleading communication. Stressful...
