If I could give a negative star after the experience I just had with the general manager Zach I would.It’s unfortunate because I enjoyed living here. They charge 12 months rent but only allow you to move in mid month and you have to move out by the 23rd. I’m a property manager and have never heard of this rule. Charging rent for days that the apartment is not occupied is THEFT! As I’m moving my things I spoke to a leasing agent about leaving my keys after 6 she explained to me what I needed to do in front of another resident who was also moving out. This exchange happened after 3 pm. Mr. Zach opened my apartment door after 5pm and reminded me very rudely that I didn’t renew my lease I invited him and 3 other ladies in my apartment that was clearly packed and was waiting for my car. The move out inspection could have been completed in that moment, but no Mr. Zach and another young lady proceeded to yell about a hold over fee. I explained to him that I had just spoken to a leasing agent about returning keys and she explained to me where to leave the keys and that I did not need to upload pictures to the resident portal but I can keep them for my records. Zach proceeded to call the young lady on the phone and she proceeded to lie and said she did not speak with me. I then asked him to walk to the office. This office has cameras so you will see I was there. As we approached the office Zach threatened me with the cops to discourage me from speaking with the staff member. I told him that she is not being honest and I wanted to ask her about our conversation. When I asked the young lady did she not remember speaking to me earlier she said she just started her shift. I reminded her what she said and she stayed silent, because clearly she was caught in a lie. I reminded her that there was another resident at the desk and when I asked her about my move out inspection she called another young lady from the back to answer my questions. Zach then proceeded to ask me why would I need to take pictures of my apartment, and I thought that was very odd. So I explained that since the move out inspection was not completed while I was there I needed my proof of how left the apartment.When I moved in last year I completed a move in inspection and uploaded photos to the portal so why would it be different for move outs. Zach does not display professionalism nor does his staff. As a leader you should display respect, honesty, and integrity. Insulting my intelligence and threatening me when clearly Mr. Zach did not realize we work in the same profession. Shortly after 3 officers approached my daughter as she’s loading the car to speak with her. They were very kind and professional and one of the officers remember my daughter from the time she worked in the leasing office. I’m not sure if it was heat or if Mr. Zach and the 3 ladies were having a bad day but this interaction was totally uncalled for and extremely disturbing. Expressing that you’re under staff and your staff members are new does not give you the right to treat residents unkind and rude. As I’m exiting the office Zach and a young lady shouting about a hold over fee and how they would send me to collections is not defusing the situation. The kind and very professional officer told me that I had until 9am 7/24 to return keys and to call him if anyone came to the apartment again I told him that would not be necessary. Keys were returned at 8:24 7/23/25. As a property manager since 2016 I would not recommend leasing at Atlas due to the unprofessionalism the general manager and leasing staff. Read morePLEASE AVOID LIVING HERE. That's my straight recommendation. The truth is this place is horrible. When we applied they gave us misleading information regarding the location of the property. As clearly mentioned in their website, we thought the apartments would be in Downtown. I wonder who wants to live so far away from campus and from the city. After you applied, the fees will start coming up: one after the other. You will start freaking out. The offer they promised us when we applied (60$ discount on every monthly payment, free Airpods, free TVs and $100 gift cards) never ended up coming. The pool wasn't even open when they said it would be. And many other things. It is also worth mentioning the lack of competence among staff and managers. Since they are new and they just opened it they're far from experienced, they don't even know the procedures, one guy will tell you one thing and the next one will tell you just the opposite. They will promise you many things that you will never get. They will try to steal your money with contract clauses and weird polices and by then it will be too late. If you wanna leave don't even try to re-let, it will probably be cheaper for you to just keep paying rent of the empty apartment. Read moreI have been nothing but patient with the office workers because I know a majority of them are recent grads or even undergraduate residents themselves, but I will say I am at the end of my patience. I had the unfortunate luck of renewing my lease after my roommate promised she renewed hers and then I found out she didn't so because I was studying abroad this spring and had to find someone to sublease this Spring and next school year. These processes have cost me money and time. The office takes forever to process paperwork which resulted in more time being added to my lease being switched over and they made me pay for that even though I got everything turned in a timely manner. They promise things and take it back. I have been promised my refund (for excess funds I placed in my account via my scholarships) and I have yet to receive them and when I call no one can give me an answer. I regret ever signing a lease with them and I have tried to settle this the private way but Atlas seems to put me on the back burner and just continues to take away from my funds for made-up charges like "moving out fee" or "administrative fees" that were not mentioned anywhere on the lease I signed.
