Kind of expensive not very safe for elderly people. It's far from the hospital. It's best for the adult community to stay in town near Surprise. Also, there are a lot of city people bringing the city here. It's already ruined, it's best not to even bother checking it out. The city people are bringing down the land value. Your better off moving to Long Island New York. You will have more freedom there. Also the HOA is like a legal mafia. They charge you a "fee" for "protection" like the "buggy man". Then they yield the right to destroy your assets (lean on your house). Just like the "Mafia" that would break your windows out, if you don't pay the fee. Stay away! They seem to be terrified of garbage cans, and the unsightly scene of a grown tree! Anything that is green is considered a weed! Just like city people from Manhattan they cut it all down! It's almost as surprising as a "tree grows in Brooklyn" if you do decide to buy here, To contribute to the destruction of the local scenic desert, then make sure you buy a house with a small front yard and a large backyard. Because the bigger your front yard is, the more the local HOA mafia will see. The more they see, the more they find problems with your land. It's important to remember that Pulte will most likely rip you off! So get your own real estate agent before you walk in there. They scrimp to the lowest quality parts. They don't use plywood on the exterior walls, they use 4 cables on a 45 degree to keep the house square. They don't space the studs 16" apart they space them at 24". I think that's nuts! The houses probably have a short life span. It's good if you plan on just buying the house and living there for like 20years. Then you probably need a whole new house. They don't paint the walls they just put like a primer on the walls, which is kind of insulting. The windows are kinda a good quality. They have a nice tint to keep the sun out. The carpets will probably just last 5 years. "Max". They don't believe in installing lights on the ceilings of rooms. They want to charge you extra for that! Make sure you get a water softener living in this community. It's very hard water! Don't let pulte install it. It's double the price. Also if you come from a different state. Then get an RO filter too, so you can drink the water. Once again, don't let pulte install it. Do it after you buy the house. There is a good plumber that lives in the community. His name is Joe Streckfuss plumbing. Look him up if you buy a house here and do plumbing work. Pretty much, don't let pulte do anything! Just buy a basic stripped down house from them, and install everything yourself. Or you will pay double! They want you to say: Yes, yes, yes to everything, based on your emotions. Read moreWe have lived in the community 3 months now love our home and the community. Private home inspection revealed ery little wrong with the home. Was worth the wait as frustrating as the process was. So here is the deal, we were one of the first into our section of the community and we were and still are surrounded by homes in various stages of construction. My problem is the lack of concern by the workers working g on homes adjacent to homes being lived in. Workers eat lunch on the side of a home on the shade which I agree they should. However they just toss their lunch trash onto a fully landscaped yard, as of there is not enough trash blowing around. When they applied stucco to the house next door they got stucco on walls, windows, screens, decorative rock, etc. I called the supervisor for the home and he said it would be taken care of. For the windows and screens rather send a windo crew someone came our and just wiped the windows with a cloth making it worse than it had been and I ended up doing a full clean up of their mess. Being positive as well when the painter accidentally painted my house and red block well due to equipment malfunction it was quickly.and properly addressed. Now I get it and I've been very understanding but now 3 months after move in and landscaping in pulte decides its now time to jack hammer concrete sidewalks making a huge mess and damaging very expensive land shaping. As soon as people move in and definitely before landscape goes in this sidewalk thing should be addressed. Read moreWe just moved into our fourth Del Web home, the third in Festival. And while building a new home is always difficult, the recent experience was extremely disappointing. The quality of the building materials is quite poor. The workmanship even worse. The project took many months longer than expected. And still isn’t complete. The home inspector found many deficiencies, some affecting safety. Pulte has a customer service department. But it’s not very responsive. The deficiencies remain uncorrected. I have little confidence the issues will be completely resolved.
Festival is a community of great people. But, many are now picketing the sales office because they believe Pulte misrepresented plans for future amenities. They believe we were lead to believe there would be an additional 18 hole golf course, and an additional club house with amenities. But, it seems, Pulte made the decision to not add additional amenities while still causing buyers to believe otherwise. So there isn’t much trust nor good will between many residents and the developer.
I would recommend anyone looking to move to Festival first consider one of the earlier homes. Those were much better built. And better designed. And I would avoid considering contracting for a new house. And make sure you can be satisfied with limited access to golf and other clubs...
