3/5 Stars. I paid $1065/month for a 14 month lease. I would say that is a fair price for the area and the apartment community itself. Once the other mandatory fees and water and sewer are tacked on it came to about $1150/month. The apartments are ok. The walls are a little thin. They used to provide package service where they would deliver packages inside your apartment but took that away but never took away the amenity charge that we paid to receive that service. At that point the amenity charge that was for the valet living and trash pickup service was just for trash pickup. So you got fewer amenities for the same amount of money. Management would send out about bi-weekly emails to the community with vague threats of fines which were kind of annoying. If I didn't need more space and if they had not tried to raise the rent on renewal then I might would have stayed longer. I would say that the apartments-realistically-are worth about $1050 per month(if they include a washer and dryer in that rate and that includes amenity fees). BE AWARE-THEY CHARGE EVERYONE CARPET CLEANING FEES AND GENERAL CLEANING FEES-WHETHER THE APARTMENT NEEDS IT OR NOT. THIS IS USUALLY CONSIDERED TO BE A COST OF DOING BUSINESS FOR APARTMENT COMPLEXES BUT THEY MAKE SURE TO PASS IT ON TO EVERY RESIDENT. THEY WILL CHARGE YOU ABOUT $300 WHEN YOU MOVE OUT AGAINST YOUR DEPOSIT FOR "CLEANING" "CARPET CLEANING" "GENERAL PAINTING" I have never lost a cent out of a single deposit at any apartment I have ever lived at until now. Generally touching up a spot or 2 of paint and doing turnaround light cleaning is a cost of doing business but they will bill you for it whether the apartment is cleaned or not and whether the paint needs a touch up or not. They also charged me $30 for retexturing the bathroom wall where the towel hanging rack had fallen out of the wall. (It was originally mounted directly into drywall and apparently was not strong enough to hold the weight of a towel) They did a bad job of repairing the drywall and repainting after they were sent a maintenance request so they passed an additional charge onto me when I moved out. The repair looked bad, I tried to cover myself by sending a photo of the "repair" to the office so they could see the job that they did, but apparently I am responsible for making sure their towel racks are mounted properly and capable of holding the weight of a single towel, and then I am responsible for the poor workmanship of their repair. On second thought, I am changing the review to 2/5 stars. Like I said this is the only apartment that has ever come after my deposit before. I take care of my belongings and my home, whether I own it or not. The move-out policies and fees are clearly just a little bit of additional greed and cash flow for the owners of the property-PEM, Private Equity Management.
In sum, these 1 bedroom apartments are worth $1050/month if they give you a washer and dryer to use and include all of the additional fees in that figure. That would be a fair amount for what they provide here.
The office staff, Brenly, was great though. Always very helpful.
EDIT: Adding a few notes to make things as clear as possible. I emailed them on the evening of the 15th. They responded to this review on the 16th saying I could ask about the fees in person at the leasing office. No response to the email as of the 19th.
Before I moved out I asked about how to minimize any costs associated with moving out. They informed me about the required carpet cleaning(this is spelled out in the lease) The lease also reads “If at the time of move-out your apartment needs cleaning, you will responsible for the below cleaning costs” The lease says IF THE APARTMENT NEEDS CLEANING but the office staff informed me that EVERYONE is charged cleaning fees on move-out because “They go behind and clean it because they can not be sure of how well it was cleaned.” A reasonable person would not think that the way that is written implies that everyone is charged cleaning fees regardless of how clean they leave their home...
Read moreAt first glance this complex is very pleasing, and then you move in and thats when you see it for what it truly is. Moved here on a short term lease (4 months to be exact) First problem when moving in was roaches in the apartment. This was horrible even had them come spray 3 times and fog 1 time for the first 2 months. At the end of the 2nd month it seemed to go away, you would occasionally see one here and there but nothing like in the beginning. Washer and Drier were delayed into being installed when we moved in, no bill prorate for that. Maintenance was quick to respond when we had our air out, they even brought a temporary air conditioner till they fixed ours. We lived very simple as we were waiting for our house to be ready to move to, this is why we only did 4 months. All of our real belongings were left in storage, (no point in moving everything in if we were leaving in 4 months) just beds, dressers, tvs, and a small sofa we had in our loft of our previous house. They have a trash service that picks up 5 times a week, which is convenient unless its harsh weather or a holiday, unlike other trash services, if they miss a day for bad weather or a holiday, they don't make days up, they just take the day off, but do you get a prorated bill for that day off? No you pay the same. As stated before we were waiting on our house, so we know what it's like with the carpeting. No one was allowed to wear shoes in the carpets to keep them clean. My wife is a clean freak so she had us all make sure we kept it tidy. Moving out we gave our 60 notice as stated in our lease. Days before our move out, wife went through and did her usual clean cycle, we cant help her though because nobody can clean like her. Our move out date was a Sunday. Office is closed. So my daughter turned in the keys on Monday and they had the audacity to question why she was bring the keys that day, ahh you're closed Sunday big brain. There are key fobs for the gate if you want to pay for them, but no need the gates are always left open or are broken so dont waste your money. We got a final bill form Edge and Stone that was a bit higher than our deposit. This is interesting because the fees they were accessing are ridiculous. A clean out fee when we left. I assure you my wife can clean much better then any service you hired, and she left it spotless, if they did a thorough cleaning like she does, they might have cleaned up the doggie kibble that was behind the stove that she found when she cleaned. Speaking of kibble and pets, one charge was for deodorizer on the carpet for the imaginary pet we owned. Sorry haven't had a dog in 9 years. I guess they considered the roaches our pets, even though they came with the apartment. Finally we had a fee to repaint the apartment. Wow the apartment wasn't even freshly painted when we moved in. I guess they just charge random tenants. We fought these charges for a while but settled for them keeping our deposit and us just giving them an extra 20 bucks just so we could close the account and not have to deal with them anymore. I know after this review they will comment back and say something to the effect of Were sorry you had this experience at our complex we strive to make everyone's stay a pleasant one. GTFO you don't, you just want to keep our money. So be warned, you can put lipstick on a pig, but its still a pig. Don't expect to get your deposit back because Samantha and Felipe's job is to keep it and possibly get more from you when you leave. By the way when you move in and do your walk through inspection of your apartment keep a copy of what you noted, because 1 they wont follow up on them and 2 apparently they ask for your copy when you bring something up. Because mine clearly stated there where stains on the wall that just needed a bit of touch up paint, but want to charge me a complete apartment paint job... YMMV but this was our experience with this place on a 4 month lease, thank goodness it...
Read moreUpdate: I called the number I was given by the Owner's response and I got an answering machine for another apartment complex outside Dallas. I researched this apartment complex and it has not connect, that I can find, to PEM, Property Equity Management. I did not feel comfortable leaving a message. I don't know if I am getting the run around or if a manager of another apartment complex outside Dallas can address issues at Edge and Stone in San Antonio. The way Edge and Stone is managed, I should not be surprised if I am getting the run around.
I lived at Edge and Stone for 3 years and 2 months. If you choose to live at Edge and Stone, and I recommend you don’t, please be advised of the following:
First, have security cameras for your apartment. In September 2022, I left my apartment, and it was locked. I came home several hours later to my apartment being locked and maintenance had come in, which I gave them permission to do without me being present (biggest mistake on my part), to fix a clogged shower drain. When I came home, the drawers in my bathroom had been opened and rummaged through, the items on my nightstand had been moved, and my jewelry box on the nightstand had been rummaged through. The worst part was my dad’s wedding ring (who died over 30 years ago) and a Pandora charm was missing. I contacted to office that evening and left a message. The next day I went to the office as soon as they opened to put in a complaint. I also contacted the Bexar Sheriff to put in a police report. The manager did speak with one of the maintenance guys who worked on my service request. It took two maintenance men to unclog a drain and the other maintenance man was never spoken to until a month later. When management attempted to speak with him, he quit immediately before they could address my missing items.
In addition, over the next 5 months from 9/2022 my shower drain was clogged three times and it took two maintenance men to unclog it. The last time it was only one maintenance man but it also took over two and half weeks to get him to stop by my apartment when I was home.
Second, always get documentation when making a payment, handing in documents, or really anything that has to do with your time at Edge and Stone. The reviews talking about renter’s insurance issues are true. I lost count of how many times I had to prove I had renter’s insurance. Each time I documented that I gave them proof and each time they lost, missed places, or whatever happened I had to find time to stop by the office and give my declaration page of renter’s insurance over and over again.
Third, be careful when moving out when it comes to move-out charges. I know I would be charged a touch-up paint charge because I asked what would I be charged for having screw and nail holes from shelves and pictures on my wall that I repaired. If I had not asked I would have never known that it was a $75 touch-up fee charge (it is not in the lease). But I was also charged an “Overall Cleaning” charge (this is not in the lease either). I spent two days cleaning my apartment. That apartment was cleaner when I moved out than when I moved into. I emailed the manager and her response was “The overall cleaning charge is what we charge for apartment cleans that do not provide cleaning receipts. The apartment was left clean but we still had to call in our cleaning crew to clean the unit after you had moved out. This fee usually ranges between $60-$250 just depending on the condition of the apartment. Since your unit was left clean, we charged the standard $60.00, which would be the "overall cleaning" charge.” I responded by asking to have a better understanding of the above response on July 21st.
