UPDATE 5/2021: I raised my rating to 4 stars. Activities are definitely opening up and a recent manager change will hopefully improve the HOA/neighborhood relationship. For 5 stars I'd like to see more events without the additional costs, more spots for RSVP events as the neighborhood grows quickly, more adult/empty nester events, and another pool and amenity center should be started now (not currently planned anytime soon). With the current home prices (and basically no events last year), I'd like to see more for our HOA dues. UPDATE 12/7/20: I raised my review to 3 stars from 1 star. They did open most of our amenities, but it seems they choose the most complicated ways to do it. And not enough openings for the events they do have, and then so many 'rules' around anything that's not 100% virtual. And too many events that have an additional cost, and not just $5 or $10. Hopefully 2021 will improve. We do love our neighbors and the people here! BUYER BEWARE of Cambridge Development...ANY development they have including Cambridge Crossing in Celina. Matt and Cambridge are so risk adverse (unlike every other developer around here), they refuse to open our amenities until there are NO COVID restrictions (no % occupancy, no masks, no social distancing, no sanitizing requirements). They will take NO risk, even minuscule risk, to open our amenities even though our schools, stores, restaurants, gyms are open. Everyone else has figured out how to function in this COVID environment...except Cambridge! We LOVE this community and the people we've met. But after a meeting last night with Cambridge representatives, we now feel others should be warned that Cambridge has no intention of working with us to find a way to open the amenities. Some residents are upset about the poor reviews because they're trying to sell their homes and that it's not fair to them for us to post negative reviews. It's a difficult issue for sure. But people should know the truth before they buy. We wanted to wait for last night's meeting before posting anything negative, but it's clear there's no end in sight to closed amenities, and the relationship between residents and the HOA and developer is very poor. We'll be happy to change this review...

We moved early 2020 with our two small children and a big plus for our family was the amenities on offer but sadly they only used them for two months before closing everything down due to Covid.
As a community we was under the impression that in the near future the pool, gym, playgrounds and events would run again but with more safety restrictions understandably BUT to everyone’s disappointment our HOA hasn’t provided us with anything!!
Our community have pulled together as residents and have organized events ourselves. Some have resulted in the HOA blocking us from even sitting on the seating area around the club house.
Latest from the HOA now is the only place they’ve allowed us to play is the tennis courts but a member of the community has been told not to practice tennis with his students there again!!!!!
We have requested not to have any more meetings over zoom with the HOA as we get no where with them!!!
We want to be able to have our club house back and the use of amenities just like other local communities have but the HOA are still refusing any use of the pool, playground and gym!!!!
We get no discounts on our HOA fees which are nearly $150 a month and their excuse is we still have our front yards mowed but to not offer anything other than that is just insulting.
As to when you will be allowed to use all of what’s on offer is anyone’s guess but this will be on going until next year at this rate!!!!

The negative reviews you see about it comes down to the amenities been closed due to COVID-19. I never seen a place with so many activities week to week. Every week the HOA had something either for the kids, the adults or the whole family, all these pre-COVID 19. Sadly people tend to forget things pretty quick.
A small group of residents tried to change the decision made by the HOA, but they haven’t been successful. They thought that the best way to put pressure on the HOA was by posting negative reviews here without realizing that it is impacting the whole neighborhood, for no reason. Is the HOA perfect? Absolutely no, no one is, but they try to be better and help when they can. This development still growing and in order to keep it safe and unique the rules and regulations have to be followed.
Do not get side track by these reviews and take advantage of the current interest rates and the current homes for sale. You will not regret...
