We have been telling Annette and the two managements it’s been through since November that we have several issues that have not been fixed. One being that our dryer vent is exhausted INTO our home, causing mold into our vents and layers and layers of dust throughout our home. We have told them about my asthma/health concerns and they don’t seem to care. Another issue being that the windows and sliding door are from the 70s. We have a huge gap between our two sliding doors that causes us not to be able to even use our bottom floor because how cold it gets. It’s been like this all through the winter and they don’t seem to be fixing it anytime soon, considering they took measurements two/three months ago for new doors and windows. Also, half of the units already have new doors that were placed before we moved in in November, so clearly it’s been an issue since before we brought it to their attention. Some other minor issues are that we don’t have blinds for our bedrooms at all since we’ve moved in. Our second bedroom has none while our master has a half set of broken ones that have obviously been installed here for years. All of our closet doors were either not installed and just laying against our walls, or installed upside down which make them very difficult to use. We have had multiple leaks, our downstairs bathroom sink has been turned off for a month due to leaking. As well as our upstairs toilet isn’t installed properly and is leaking onto our bathroom floor. You can tell by the ceilings/walls in this building that this isn’t their first issue with leaks considering the ceilings are buckled and horribly covered up. Another issue is that they have had to come twice to fix our washer that isn’t properly running water, he used a “washer reset” code on two different occasions and he mentioned himself the water pressure was low. To say the least we do not use our washer/dryer which causes us to spend way more at the laundry mat. I’m not quite sure what we are spending 1,000 a month for. Another confusing thing is that four months into us living here we got billed for a water service that was not written onto the payment section of our lease, instead it is listed in the last paragraph that you may be billed for services throughout your stay. I just think that when you ask during a walk through if water is included and they say yes then they should stick with that throughout the lease and not lie to your face. Instead they use a third party billing service called “con service” to bill you after four months, which has no information of water usage and bill rates that your unit used. Just a one sentence letter with one price of almost $100. I’m not paying a bill that makes up prices as they go and can not tell me exactly how much I’m using. The list of things for this place goes on and on. They are out here fixing the roofs at 8am on Sunday morning, currently installing draining in the parking lots, have been updating the unit under us since the people moved out, landscapers were out here two weeks ago fixing the entrance, yet for some reason they can’t update our doors/windows or fix the dryer vent exhausted into our home. Not to mention Annette was quick to BANG on our door like a mad person threatening to tow our car even though it was parked in a regular parking space, because they needed to finish their concrete job. But when we went yesterday to ask about our doors/windows and dryer we’ve complained about since November, she was quick to slam her window into our face and ignore us. After saying it’s not her money that fixes the place up. Needless to say I don’t think we will be getting an answer or a solution anytime soon. Take your rent money elsewhere and run from this place, they will lie to get you in here and then not fix any of your issues. I have NO DOUBT that the five star reviews listed under me are fake, or placed by management. You can clearly see Annette M the property manager, left a review not realizing it was under her own name, saying how amazing and...

We lived in this apartment for nearly a year before having to move back out to the west coast for work and school. We loved our time here in this apartment. It was super cozy and quiet and we never had any real issues at all. Our dogs loved the area and walking the bike trail.
Also, as I mentioned up at the top Annette was great and really went way above and beyond for us any time we needed assistance. I cannot recommend this place enough.
Original Post My girlfriend, son, and our dogs just moved into this place. So far I am loving it here. The neighbors all seem super friendly so far, it's quiet and secluded without being too far away from civilization. It's super close to the bike trail, which is gorgeous (gonna have to buy some bikes!!).
The apartment we're renting has Nest thermostats, colored LED lightstrips in the kitchen, modern (new) appliances, new carpet, and these crazy hi-tech fan things in the vents to help keep things cool. Not to mention the functioning gas fireplace. The apartments have clearly been around a while but have been kept up super well and are constantly being modernized. In-unit washer/dryer and dishwasher are also greatly appreciated.
I can pay my rent online (huge win), they do this crazy awesome thing with some company called Rhino that takes care of your security deposit for you, and you can submit maintenance requests online. I hate interacting with people when I don't have to (with few exceptions, please see below) so doing everything online is awesome. No running to the store and grabbing three money orders every month just to pay rent.
The real reason that I went out of my way to write this review however is solely because of Annette here at the Trails at Mariemont. Without writing out a whole sob story, the place that we had originally rented fell through after we packed up and drove our entire life across country from San Francisco. We were stuck in a hotel with all of our stuff in a Uhaul trailer. We spoke to Annette on a Thursday, letting her know that we needed to be in as quickly as possible. We started remote work/school on the following Monday and couldn't possibly have done this from a hotel as all of my work equipment was in the trailer.
The apartment still needed to be painted and all of those other things that tend to happen between tenants, so Annette let us know that she would try to get us in as quickly as possible but that it would likely be Monday. This was a bummer but was completely understandable. However, we got a message from her later that day that she had pulled some strings for us and was able to get everything done so that we could get in the very next day (Friday) giving us plenty of time to unload our trailer and a little bit of time to settle in before we started our busy work/school weeks.
As I'm not a very smart guy, it's hard for me to put into words exactly how grateful I am to Annette here for everything she did for us. Beyond even that, she's been checking in on us to make sure that everything is taken care of and she's super sweet to our dogs who generally don't like new people. The smoke detector in the hallway was beeping when we moved in and when I mentioned it to her she let me know that she already had someone on the way over and 5 minutes later a guy was out there with a ladder replacing the battery. She really is on top of everything.
I never go out of my way to write reviews and as great as these apartments are (they really are), I definitely wouldn't have written one. I just figure this is the least I can do for Annette after everything...
Read moreThe apt wasn't cleaned upon move in and I had mice. My dryer was vented inside my apartment, making it humid and the vent kit was broken and taped together, propped up on the side of the washer against the wall, not mounted or secured. They replaced it with a new one that was too big so I couldn't open my washer. I had gooey, brown spots all over my ceiling, walls and door frames. Whenever the resident above me showered, I had a steady stream of water leaking from the ceiling in my bathroom. My maintenance requests weren't getting resolved and I didn't receive confirmations of the original requests I submitted. Rain ran down my entire living room wall causing the ceiling to crack and discolor. Nothing was getting fixed. The maintenance man told me he had bigger and better things to do and he only had "one more year til retirement". I started to get sick and so did my cat. I requested a mold test which grew mold, but maintenance said the test was invalid because he didn't pick it up in time. Kelley Geerkin, the regional manager walked my apt, wiped her finger through the brown, gooey stuff and said it was "just 100% humidity", that "rain is supposed to come down vertically and when it's raining horizontally because of the wind, there is just no way to keep it out of your home", and that I was free to seek "legal guidance". ICON performed a mold test in the one room of no concern. A contractor came out to vent my dryer outside, drilled 2 holes in my wall and said he couldn't do it. Another contractor re-hung my dry wall in the bathroom and made a mess of the dry wall mud. Now I had 2 holes and a mess. Then my bathroom ceiling started falling off in chunks because of his shoddy work. I put in my notice to vacate because I no longer felt safe. I broke my lease and paid 2 months rent, paid back my $500 concession off my 1st mo rent, got the carpets commercially cleaned, and they retained my security deposit per my signed lease agreement. As I was leaving, my bathroom sinks and kitchen sink started leaking and black, white and green mold started growing underneath. If I tried cleaning it up, it took the finish off the cabinets so I left it. After all, they should be aware that there is a mold issue by now. I received a $400 bill in the mail a month after i turned in my keys stating they replaced the carpet... AFTER I got it professionally cleaned per my signed lease agreement. WHY ON EARTH did I have to get the carpets CLEANED if they were getting REPLACED? I will NEVER live in another CMC Property again. I wouldn't live there if I got paid...
