We bought our house from J.A. Myers 5 years ago and have experienced nothing but poor craftsmanship and quality control issues left behind from J.A. Myers and subcontractors. When purchasing the home you get a sense of a family owned builder that cares about quality and the assurance. 5 years later we have been dealing with constant issues and headaches left behind from the poor work and oversight. Some of the subcontractors are already out of business leaving a sense that J.A. Myers is there to build as many homes as quickly and as cheap as possible. From a business perspective, I understand not wanting to be married to a project or house that has constant issues due to subcontractors performance but, the homeowner is left dealing with them because the warranty period has ended. These issues were brought to the attention of J.A. Myers management but, in the end, we were told it is not their responsibility to fix issues outside of their warranty period which stemmed from poor quality control. Ben, This is a response to your reply. Going above and beyond to address repairs is a stretch. The first issue was caused because the roofer you contracted did not flash the roof correctly which caused our master shower light to pour water during a heavy storm which also caused damaged to the drywall above the shower and leak into the poor caulking job in the shower. This was under warranty so I attached pictures of how your team left the drywall after the repairs. The plumber you hired ran all the drain piping in the basement level causing all the toilets and bathtubs to backup. Yes, you did hire a new plumber to fix this issue but the plumbing is still missing cleanouts and is still level in certain areas. This was also inspected by a Carroll County inspector which somehow passed the initial house inspection. So, the point of quality assurance by the county inspector is irrelevant. It took two seconds to see that this was installed incorrectly. As far as the water line goes, I attached a picture of my line which is about to repaired today in my grass and my neighbors driveway where you can see the EXACT repair was made in the same spot installed by the SAME plumber that did our house one year ago. Claiming this could be a coincidence that both our waterlines failed within 5 years is a wild claim because the county inspector did not pick up on the poor installation underground. The plumber that is repairing my line today did my neighbors repair and I was told their leak was caused by not rounding the copper at the transition connection. I am sure this is what we will find out today as well. As I always have for the past 5 years, I invite you to come to our house and look at the quality we were left with and tell me that this is normal wear or not caused by proper quality assurance.

I carpet cleaned the entire upstairs. We were told we could do it, never told us it had to be professionally done. The only things I left behind was window blinds, a curtain on the sliding door in the kitchen and an under sink organizer. Figured the next person could save some money on blinds. 2. We were told we could not paint. Others who rent were told they could paint. We were told we had to use nails to hang pictures, when they did the inspection prior to us moving out they told us we had to patch ALL the nail holes. Sasha told us they were going to repaint so we didn't have to worry about painting over the nail repairs. Im sure everyone knows the "high quality" paint they used so we had scuff marks from everyday wear but NOTHING over the top. 3. $800 for pet damage!? Plus the like $300 pet deposit plus $150 per month pet fee. If we add all that up that means they are charging me $2,900 total for living there with my dogs. My dogs are crated when we aren't home. And there was no damage done by them. This company is awful. Part of me wants to fight it. Unfortunately I forgot to take pictures prior to leaving my key behind so it's my word vs theirs. From pervious reviews I have found online this looks like a common problem. What looked like a nice place to live quickly turned into a mistake. Hopefully other renters learn from my mistake. TAKE PICTURES BEFORE YOU LEAVE. They also did a rental inspection but my husband and I were working and unable to be there with Sasha. MAKE SURE YOUR THERE FOR THAT.

Wish I could leave a 0 star. Horrible communication from the company and when it does happen it’s unacceptable. Having trash CONSTANTLY in our yard from their crew.Blocking your driveway on the daily with their vehicles. Starting crazy early in the morning and ALL weekend. So many safety construction violations happen on the daily that OSHA needs to address. Along with them coming up and tearing up our yard with a backhoe and there response was “oh your neighbor didn’t tell you”. I highly recommend not purchasing a house from this company or being under their horrible HOA. Speaking with neighbors it seems nobody is happy with their builds in the Brownstone community. This was suppose to be a happy great NEW construction house. Nothing but issues. BUYER BEWARE. Photos are are from my ring from when I was at work and they decided not to tell me they we ripping up my yard . Highly recommend using a professional inspector do a walk through of the house before purchasing also. 10-15 Updated still daily trash blown in my yard. Thank you J A. myers for having the dirtiest construction crew around. Great job at littering on the daily

If you are looking for an honest company run far far away from JA Myers. (Very long post but worth every word for anyone considering either purchasing or renting from this company). This is in regards to a rental however this applies to them as a company and they conveniently have no place for public reviews about their specific rentals. We lived in a rental property for 3 years. We maintained our home with respect to the property and raised 3 children. We did not abuse the unit beyond normal wear and tear and the most permanent thing we altered was adding non permanent 3M child safety pulls in our cabinets to keep our children out of hazards which was not against our lease. We have always carried excellent rapport with all previous Landlords. We decided to terminate our lease early because we were purchasing a home. We agreed to the terms in the lease when it came to breaking a lease and understood we would pay a penalty. We hired a professional carpet cleaning service as requested in our lease to clean our carpets. JA Myers (Caleen Holmes acting on their behalf) stated she was not happy with the job and stated she smelled an odor so we had the carpet cleaning company come back out again (they did a fantastic job) the carpet cleaning company stated they did not identify an odor and felt as though the property manager was being unreasonable and difficult. After they cleaned the carpet again as requested, JA Myers (Caleen Holmes) stated that they would charge us for a full carpet replacement. It was reported to us by the carpet cleaning company that JA Myers had called this professional carpet company to “get their stories straight and get on the same side” should we take JA Myers to court. They proceeded to charge us in excess of $7,000+ for move out costs such as painting the unit. The paint was ordered and delivered to the property before we even had a move out inspection. There were various other charges that we felt to be inaccurate and inflated. Upon asking for receipts for these charges they refused to give us any proof of these charges. We also asked in general about some of these charges and were completely disregarded and not given a response. They then tried to get us to not only pay this amount but sign a NON DISCLOSURE CLAUSE agreeing not to discuss further confirming our suspicions of their sneaky work. When we agreed to payment against our gut but refused to agree to the non disclosure clause they slipped in there JA Myers (Caleen Holmes) stated that they would take us to court and any payment agreement was terminated. This was AFTER we paid them $2,000. When questioning them as to why they put that clause in there they refused to comment. They to this day refuse to support any of these charges with receipts stating that “legally they don’t have to”. We stated that we were in agreement to pay should these charges be valid and we simply wanted to see where the numbers were coming from and that the work they were claiming was actually completed and not fabricated. This is a small amount of many issues and inconsistencies from this company. There were also work orders that we placed for items breaking in the home that were never fulfilled until the week we were moving out (more than 6 months after the work order was placed). They will lie and they will misrepresent things to get money and will back you in a corner by threatening to take you to court if you question ANYTHING. Thoroughly read your contracts REGARDLESS of what they tell you or say because they will say anything to you to get you to sign on a dotted line and then will go back and deny anything they said and tell you to look at the contract you signed. This business is not run with integrity at all....

I am happy to see all the positive reviews, but quite disappointed we have not had the same experience. I typically pride myself on being kind to others, and I certainly do not enjoy writing a review, let alone a crappy one. I'll attempt to remain factual and simply list the issues we have had with this company and it's rather snark and unhelpful employees and you can determine whether to work with them yourselves. Our experience has not been just one issue, but multiple:

Our realtor: Stephanie Wilson was unprofessional (jokes and comments - which many can look past) and her grammar contributes to that unprofessionalism. She would not respond in timely manners and did not communicate with THEIR preferred lender as we got closer to closing time.

they failed to install our outside spigot until we brought it up to them

-they refused to add the the discharge pipe for emergency purposes on our water heater which OUR realtor had to point out (by the way, this is REQUIRED to have for inspections) and kept telling us they didn't have to provide it. Later we spoke with the foreman about it and he said yes they in fact should have put one on themselves.

-JA Myers "accidentally" installed a fridge, washer, AND dryer in our home and then waited until the day we settled to finish moving things out AFTER we sent a text to Stephanie to remind her to get it out. They dumped all the ice from the freezer in our sink and caused it to leak all underneath. Had we not caught it, it would have caused damage.

Our third night in our home we noticed water leaking all over our utility closet and called the emergency number. The lady told us they couldn't help because it wasn't coming from the ceiling or basement. We decided to call the direct numbers and the plumber argued with us saying it was not a plumbing problem (which we didn't say it was - we shared everything we could see with him verbally and via photos. We aren't freaking plumbers, how are we to know? All we knew was water was soon going to start going under our kitchen floor). Eventually a really kind HVAC guy came out, drilled a hole and fixed the issue. The plumber said, "I told you so" (I mean, are you kidding me?)

-they damaged our internet line underground so we had to call the cable company and they had to dig up the grass and put a new one down.

-the touch ups we asked for during the final walkthrough were not all fixed, tape was left up on our bathroom walls. Our sliding glass door was not fixes as requested at that time either. Trash was left in our utility closet.

Our current and ongoing issue concerns the area in front of the side walk in the front yard. The gas company came and dug it up twice in July and it was left a pile of dirt that does not even come up to the sidewalk. I reached out to JA Myers and because that property is "not technically ours" he said they have the right away. I understand this, but why wasn't grass replanted? We spent money to buy more grass seed to make our yard look nice. Now Ron is saying it's NOT our yard, but it is our job to take care of it? That's funny. JA Myers chose to use gas and not do the job correctly before they sold us our house. They chose to have the company come out and dig it up. It's not mine, but I am supposed to take care of it? This man also is very unprofessional in his grammar and his tone. While I admit to being short in my emails (I mean, it's warranted....have you read the rest of our issues so far?) he is being awfully sarcastic. You'd think that with us being homeowners this company would at least act like they care a bit. We take care of our place, are good neighbors, and follow the rules.Yet here we are,...

I wanted to share some facts about our year lease with JA Myers at Homestead Acres. When we first were looking at a townhouse to buy we met with one of their home sales agent - MichaelAnne who showed us a few of the townhouses for sale. We werent sure if we were going to buy or rent as we sold our home and couldnt find one to buy so leasing for a year was our option, and at that time MichealAnne said for $30,000.00 down we could rent to own a unit but if we didnt buy after a year JA Myers would keep our money. That was cause for alarm and then we decided we would lease for a year to see how townhouse living was all about since we always owned single family homes in the past. We met with Sasha (who was and always been very helpful during all our trials and tribulations while living there for one year). After a month of being in the unit we did speak to Sasha about buying the unit and was told that Ben Myers said it was too early to negotiate a purchase since we just signed a year lease contract. After about 2.5 months we started experiencing issues with our next door neighbor who would blast his home stereo and television tower speakers in his living that directly faced our unit into our first floor living space. I was able to see the speakers when I knocked on his door a few times to ask him to turn it down as we couldnt event hear our tv and had a constant BOOM BOOM coming through our unit walls, and they are NOT soundproof walls as we were told when looking at the units.

The neighbor turned out to be more of a threat as he was intoxicated more often than not when interacting with him about his noise and he also shot a pistol off his deck that I was able to catch on a video and sent to Sasha and Ben Myers and was told they would contact police about this and after that nothing was done. I sent 3 letters to Sasha and Ben Myers complaining about the fact that our neighbor was a nuisance and he got in my face threatening me and that we didnt not feel safe living there and wanted out of our lease. Pertaining to the lease that our neighbor more than likely signed as he was a renter as well - JA Myers should of evicted the neighbor for the issues at hand that were documented to JA Myers with my attorney included in all communcations with them.

Furthermore, we had 5 service calls to Brothers HVAC regarding our furnace and air conditioning unit not operating properly and we had extraordinary electrics bills over the year living there with our last 2 electric bills being 325.00 and 477.00 before we left our end of lease in March 2025. We had Ron from JA Myers come also check and he did verify that our furnace was not properly running as it didnt shut off at temp from the wall unit and I asked for compensation that we felt was due to us as the bills were not in our control and felt it was due to faulty equipment. We checked with our other neighbors and their electric bills were not even close to ours and we only had 2 people living in our unit while some of our neighbors had children living in theirs.
