They told us we could build a private backyard fence because we had a dog then after we signed the documents and moved into our new home we were told we could only put up a 3 railed Kentucky fence. What's a Kentucky fence going to do? My dog would just walk under it. Too late now because we already signed the buyers agreements. - it's a nice community and our home looks great but don't take the sales reps who are selling the homes and their words. They'll tell you anything to buy the homes. Our finance loan officers who are contracted to Ryan homes mixed up the home owners insurance on our closing as well. I'm moving once the year is over and we just got here and been here for 5 days. It's quite upsetting I closed on this new home.
I'm only ranking this 4 stars (even though it deserves one) because I must say at least the home is beautiful that we purchased and the community is nice and friendly. I can't really blame our contracting and sales department on the construction of it and neighborhood community. Also I live here so I wouldn't want to bring down the area itself that I'm living in (at least while I'm here or for the folks who are truly happy in the area).
The contracted loan party (NVR Mortgage) did not indicate to me until the day I closed an annual fee of 875/yr for maintenance of our pipes going towards our home (which to me is outrageous); and at least let someone know in advance and not on the day of closing while signing. (I think anyone could agree).
You have a 90-100 dollar monthly HOA fee which racks in an additional 1200 a year and if your planning to have home insurance you can tag on another 900-1200 a year as well.
Total your looking at an estimated $3,274 annually while you own the home.
This was my first home. I wish I had never bought here.
The misconstrued information about the fence and last minute information about the annual 875/yr for pipes going to the home would've been a deal breaker for us. We would definitely not have bought here if we knew.
I'm also a vet. I had to provide about 19000 dollars upfront for a new construction home using the va benefits through NVR Mortgage whereas if I had purchased a used home I would've been able to move in immediately and put "0" down. Some advice for any future veterans looking for a new home.
