Ultimately the downfall of this complex comes down to poor management and poor enforcement of community guidelines and rules, combined with disrespectful tenants throughout buildings that do not respect guidelines and have no consequences from the management- if you look up the public eviction records through FL court records they far surpass the average in the area. We moved to a different complex in May and have been absolutely FLOORED by the difference (and for a cheaper price for a larger unit within 20 minutes distance at that!), unfortunately we wasted so much time hoping for a better situation at Sanctuary.
We ended up ending our lease early due to several unresolved factors, which was definitely not ideal for us- but we felt we were left with no other choice. Leaving this detailed review only to inform of what you may not realize when touring the property. We spoke to several others who were ending their lease due to the same issues! We also had interactions with a maintenance worker who lived in our building that voiced to us he knew and saw himself the things residents dealt with.
Parties/disrespectful and profane behavior at the pool- I cannot count on two hands how many times there were parties at the pool, music blasting (I am all for listening to music at the pool but when it happened on multiple occasions with profanity around children blasting I think this is disrespectful)- and people inviting 10-20+ non residents over. Even when brought attention to staff (in person, via phone, via email) nothing was done in the moment and would go on for 6+ hours. When calling the courtesy officer we were told multiple times that he wasn’t on site and/ or did not answer. We had witnessed several times people urinating behind the grills from our balcony/porch which viewed the pool. When issues were brought to management, nothing was done. They would either just tell us what we want to hear with no resolving of issues or we would go weeks on end without an effective response.
They provide renting to a college in the area which is not disclosed unless you find out yourself (we found out from a couple who was ending their lease). It is not surprising the amount of parties and disrespectful behavior/smoking as they treat it like a dorm room.
Several residents I spoke to complained of dog feces in their hallways for months on end. Although we did not deal with this on our floor, hearing about it I cannot imagine walking out my door to this everyday.
I can confidently say I would not recommend this apartment complex to anyone that I know. At face value the amenities and units look/are beautiful, but the actual living day to day there is not worth the price or the daily issues residents have to deal with. Read moreI leased an apartment for my son who was going to school in the area. We did a tour and liked what we saw, the facility was immaculate and the amenities were appealing as well. We moved him in and ended up regretting our decision quickly.
The first regret was not doing more research when they called to ask if we would switch apartments before we actually moved in. The road noise from LPGA as well as the parking lot was ridiculous. Every idiot with a Dodge Charger/Challenger felt the need to rev up and fly through the parking lot and down LPGA at all hours of the night.
Then his neighbor would stock pile trash (weeks worth)outside their door and would sit there and smell up the hallway.
A few times there was even urine in the corner of the elevator that was disgusting to deal with.
Loud parties that you could hear all the way down the hallway and guests that would take up all the parking for residents.
The pool is basically unusable as is the clubhouse. Certain guests like to invite their friends and family for loud gatherings at the pool and inside the clubhouse. Even though we were told there was strict policy at Sanctuary, no more than 2 guest per resident.
Wanted to pay my son's rent online via website but the fee was outrageous.
We paid for a gated community, the gates were damaged in a hurricane, we were told many times they would be repaired shortly, gates damaged and left wide open for the entire lease term. No discounts given for NOT living in a gated community that again was a big selling feature for me for my son.
Think again if you're wanting to live in a luxury complex with luxury living and residents because this is not the case. The culture in this place is far from luxury.

Read moreEditing previous 5 star review. My older review was just based on move in experience! And of course if someone doesn’t get the good impression by leasing agent, wouldn’t sign the contract! Therefore I can tell that kinda reviews are based in emotions not fact. I moved in this building at the end of April, and it couldn’t be anything more happening in three months in one place. When I moved the building was almost 70% unoccupied. Then in almost two weeks almost %40 .. It’s not questionable that the screening and looking for basic reliability on residents backgrounds is not their concern. They were just looking for their $$$$. As a result, it have been average of 4 nights trespassing in pool area, late night parties in pool, extreme disturbance from unknown people all around the community. Harassment, drinking and smoking in the area at night, and the most important the “never-responding” what they call “courtesy officer “.
Yes. That has been just a word to escalate the complaints and showing off that they are following the instructions but in reality that’s not even remotely the fact.
About cleaning, since they don’t care who gets in the building there is no manner. Dogs poop bags inside the hallways sometimes up to 10 poop bags stay there fir 3 days, from Friday to Tuesday till someone clean them up.
Even cat’s litters , with all the smell beyond explanation is every where in floor, for days.
The hallways carpet smells lukewarm one year old never cleaned up trash can, and I have been told they are sending third party to wash it since May, now we are starting the September.
They use high electric usage fans to clean up some mess on hallways for almost 10 days then charge us for that payments.
There are much more. If you still think here can be your home, You’re welcome to the community with first big smile at office then the lose leash of everything…
