The property itself had a beautiful view and was very spacious â for that reason alone, Iâm leaving a 3-star review. However, our overall experience was extremely disappointing and far from what we expected for the price we paid.
We checked in on Thursday with no clear guidance on parking. Some spots were labeled âreserved,â others were numbered, and we didnât want to risk getting towed. We called the management company â the representative was lovely but didnât know the parking rules either and had to make some calls. Eventually, we were told to write âplease do not towâ on the parking pass and use a reserved spot, or park across the street at the church. This lack of clear instruction was the first red flag.
When we arrived at the condo, the living room fan didnât work, and the deadbolt on the front door was broken. We reported these issues, and while they said maintenance would be notified, nothing was resolved during our stay. The mattress in the master bedroom was so badly sunken in that we had to sleep sideways â while our guests were already using the second bedroom.
On Friday, both elevators went out midday. Our family had to walk eight flights of stairs â including my 65-year-old mother and 4-year-old nephew, who ended up stuck in the unit all day because they couldnât physically manage the stairs. Later that evening, my husband had to drive around the garage for nearly an hour looking for a parking spot. He eventually found one, but it was so tight he could barely get out of the car. To make matters worse, a note was posted in the elevator warning that parking at the church would now result in towing.
At this point, we were afraid to leave the building, unsure if weâd find parking again â and we didnât feel comfortable using the pool or going to the beach in case the elevators stopped working again (which they did). On Saturday, the elevators were down almost all day, which caused our family to leave early. That in itself was infuriating â we had looked forward to this trip, and most of our time was spent stuck in the condo.
We stayed through the weekend and ordered takeout â assuming the elevators might be working again â only for the poor delivery driver to walk up eight flights of stairs. Then, on Sunday, we got a text offering a discounted extra night (which we obviously declined), and when I asked for a late checkout instead, we were denied.
When I raised these concerns with the management company, I was told the elevator and parking issues werenât their responsibility â they belonged to the building. But thatâs exactly the problem. If youâre renting a property where major amenities may be unavailable, there needs to be communication and accountability between building management and the rental company. Instead, it all became our problem.
We spent a lot of money for a getaway we couldnât enjoy. This was a breakdown in communication across the board. They state they are responsive but it took 3 separate calls for them to come fix the door handle. We rented a condo from Florida Vacay Rentals located at 4153 Atlantic Ave, #3-516 New Smyrna Beach, FL 32169 and this is by far the worst experience I have ever had while vacationing in New Smyrna. We were very skeptical on renting due to the reviews and we should have listed to our intuition. Lesson Learned! Beginning day one the room was filthy upon our arrival which we overlooked and cleaned ourselves, lights were blown out, wallpaper was peeling from the walls, and the double bunk beds are shoved into a closet. My daughter who is a size double zero could barely squeeze between the bed and the wall. The bed sheets and couch had stains on them and to top it all off the door handle on the entry door came off, stranding us in the room for an entire half day as we would not be able to reenter the condo if we left. The location has two pools, one of which was completely shut down for several days. The elevator was barely operable through the entire stay and finally broke completely down the day before our departure and was not fixed before our departure forcing us to carry all of our luggage down 5 flights of stairs. The icing on the cake was the email I received from Florida Vacay Rental stating I was being charged $30 for stealing two of their very, very worn-out beach towels. I cannot encourage renters enough to find another rental company and location to rent from. We have vacationed in New Smyrna from many years and there are plenty of more reputable and nicer locations to rent from.    Read moreThis condo was perfect for our family. It was a very quiet, clean property. The location was perfect for us. There is a Publix not far down the road and Dollar General Grocery store diagonal across the street. There are plenty of great restaurants and pizza joints.
The two bedroom apartment was perfect for my husband, myself, our two adult sons & our Corgi. The kitchen had everything we needed for our 5 night stay. They provided several beach towels, many bath towels and wash clothes in the cabinets. They even provided a box fan, beach chairs, and laundry baskets. The balcony was the largest balcony we have ever had! It was wonderful.
The tides come up all the way to the wall. Seashells are plentiful as the tide goes out! We saw dolphins feeding not far offshore just in front of our oceanfront room. We watched the moon rise up over the ocean every night!! We took absolutely stunning pictures!!
There are two very large pools and two kiddie pools. The hours are from dawn to dusk which we did not love. We wish it were a bit longer hours because even after the sun goes down, itâs still quite lit up outside for awhile. Also there are many lights in the pool that make it very easy to see. After a long day of fishing and exploring, a nice dip in the pool is so nice.
The laundry room did not require quarters, instead you download an app to use. This was new for us but very straightforward and not difficult. It was not completely clear where the trash shoot was located, but we did find it a couple of days into our trip.
Overall, this was a phenomenal place. We will definitely keep this place in mind next year. There is so much more weâd like to explore...
