I was looking to purchase a home early this year. I went to another Lennar community where an agent named Blanca helped me. After deciding that community was not a fit for me, I decided to look at other properties. After letting her know my budget and also timeframe, she kept pushing for an earlier date, to which I didn’t feel comfortable. I decided she was not a fit, because I wanted someone who understood my timeframe and knew I wasn’t interested in spending thousands of dollars more since I was still leasing an apartment. After finding Falcon, I went for a house there. The process was smooth, until the walks and inspections took place. Lots of items needed to be fixed and also there were items that seemed rushed and quickly done, just to get it out of the way and fulfill the closing time.
In addition to that, 6 days prior to closing, the Lennar office removed incentives from the sale and increased my closing over 5k more. Unbelievable! They even told me I could stop down from the sale when I said that was not right. After going back and forth during several days, they were able to correct some of the incentives. That was such a nerve-wracking week filled with tons of emotions. It was extremely stressful to say the least!
Then, at the last minute, they said that blinds didn’t come with the house, even when I had in writing by 2 people from the company, that blinds came with the home. They told me no. That’s a very deceptive practice.
The last thing that happened, on the day of closing, I went to pick up the keys of my new home and the person who was in the office, was the manager Blanca, who in a very condescending and harassing manner asked me why I didn’t put her as my agent, if she was helping me at the beginning. I felt very threatened by the fact she was telling me this as I was picking up my keys. Instead of congratulating me on my home, she was complaining to me that she didn’t pretty much have my sale. That was crazy! What an experience!

I had to setup two separate accounts with Inframark and Highpoint SUD in order to cover sewer and water which is over 100.00$ a month, but if you include application fee and deposits of setting up the account over 600$ in setup fees. I have never paid that much just to get sewer and water to a home. There were also a lack of oversight on processes that should have been done, but were not completed. Please note for anyone else considering purchasing a home in the Walden Pond area to review the HOA fee because the 800$ fee collected does not go to assessment. You will still have to pay an additional 800$ HOA fee in order to cover the assessment. Many of us in the community found out during the HOA meeting. Disappointed experience, but not...

No one has anything good to say about them (realtors, buyers, outside lenders, former employees) With that said, I had a client interested in this community and as a professional I will always show my clients different options and whatever they’d like to see. I called Lennar to get info on pricing and incentives and was told the sales person from this community would give me a call back. It has now been 9 days and I have yet to receive a call back. This just shows you how careless they are
