The biggest issue with these people is their money hungriness. When you move out you will be charged for a handful of bogus things. The following is a list of things you are guaranteed to be charged for upon moving out.
1.) Carpet Removal ($700) 2.) Cleaning ($23) 3.) Trash Removal ($40) 4.) Spot Painting ($100)
These things you are guaranteed to be charged for so if you already live here and plan on moving out be sure to take pictures of your cleaning and painting efforts when you are done and be ready to seek legal assistance. There are other bogus charges that you may be expected to pay as well such as 90$ per blind and 90$ per stove drip pan (you can buy both of these items at Walmart for literally 6 times less). Also the Sherwin Williams in Junction City carries their paint color, but as I said before they are going to charge you for painting regardless of how much you paint.
If you plan on moving in because you feel you have no other choice (you definitely do have other choices and I beg you to take your time and do more research) be sure to save up about 845$ for the bogus move out charges. Also they are shilling their reviews on here and yelp so beware of the 5 star reviews as they are fake and posted by people who work for geary estates.
When I lived there it was nearly impossible to get the maintenance crew to come and fix anything in a timely manner. My wife and I found that in order to get anything fixed we had to remind the main office on a daily basis. It only took us a couple of months to decide that we were not going to renew the lease because of this (plus the constant battle with cockroaches) We had very little issues with the other residents, other than the occasional speeder tearing through the parking lot. As for our lease termination and move out, it was quite an issue. We followed the lease and gave the 30 day notice of non renewal. We had put our name in for on post housing 3 months before and had our new house at the time of the non renewal paperwork. That gave us 30 days to move out and in to the new house so we took our time. I am a very organized person and do things very methodically which is why things got frustrating toward the end. I was purposely putting all my cleaning supplies aside during the move so we had them readily available when we were ready to clean. On the third to last day I bought plaster and filled in the nail holes from the pictures we hung. On the second to last day everything was out, the patch work sanded down. I bought 2 gallons of paint and painted all the walls, to include inside the closets. Preparations were made to clean the kitchen and bathroom the following day (the last day) and vacuum one last time followed by a quick carpet cleaning (they clean the carpets upon moving out as part of the lease agreement and take it out of your deposit automatically so I did not go into too much detail with this). When we showed up in the morning the next day my vacuum and carpet cleaner were not in the same place I had put them the day prior and all my cleaning supplies and mop were GONE and the doors were all locked up (they have dead bolt locks so you have to have a key for this to be possible). I informed the main office who did not seem to believe us and unfortunately I did not have proof of their existence so I did not press the issue very hard. We purchased more supplies and got the place spotless. 3 weeks later we received a bill in the mail for 845$ - deposit = 645$. The list included all the things I mentioned above (carpet removal, cleaning, pretty much everything I had done). I have leased from a dozen or so other places and this place BY FAR WAS THE WORST.    Read moreI stayed here for 5 months and ended up breaking my lease due to my deployment. Itâs conveniently located near based which is a plus. My unit was pretty clean. Here are the disadvantages of living here:
Walls are paper thin. I swear you can hear a pin drop in your neighbors unit. I would suggest requesting an end unit on the top floor.
Rent office agents do not communicate effectively. I honestly donât believe that they are properly informed and trained on their policies and procedures.
For example, when I submitted my initial deposit upon moving in, I asked if I could submit a check. I was told that the deposit must be paid with a debit card and then I could pay rent with any form of payment to them, including checks.
Turns out their rent office doesnât even take rent payments AT ALL. Youâll have to pay online (which adds a $3.95 fee for every payment). If you want to pay via check you must mail it in to their office in another state. The payment must be received on the 1st. If not received by the first, youâll incur late fees. Thereâs is NO grace period.
Another example is that I was told that I had to submit an intent to vacate at least 30 days from my expected move date. So I verbally informed them in September that I was getting deployed, but I didnât have my orders. I was told that they will notate it on my account, and once I receive my orders I could fill out the vacate form. I ended up filling out my intent to vacate form on OCT 3 with an intent to vacate on NOV 11. More than 30 days right? So when November 1st came, I was told that I had to pay the entire months rent and then I would be prorated for the remaining days I did not stay in the apartment. Cool! So I paid it with expectations of the other 20 days being refunded to me.
Fast forward to now, I did not receive that prorated amount although I submitted a 30 day notice. Instead they kept the remaining amount and stated that I had to submit that intent to vacate on the day rent is due (the 1st) and then it will end 30 days after that. But it must be submitted on the first day of the month. This clause is not explicitly stated in the lease, however the lease does reference a SCRA clause that states this. Which is how they got me. I would not be upset about it if the agent had explicitly inform me that I wouldnât be getting my money back in the first place. Instead, they kept lying knowing I WAS NOT getting refunded. Lol
Plumbing is very loud. When I turn on the faucet of the kitchen sink it whines the entire time water flows.
When taking showers, hot water last 10 minutes and then cools.
Weird smells in the breezeway area.
-6) PARKING is a joke. If youâre not home by 3:30 - 4:00 PM be prepared to walk a distance to your building.
Contacting the office seems like a hassle. You literally have to call multiple times to get a response. They donât respond to emails either. Itâs best to just show up in the office if you can.
The roads traveling into the complex isnât well kept. Pot holes galore.
AT&T phone service does NOT work at all here. As soon as I arrived on the complex, my calls drop. I ended up getting a second line with T-Mobile and it worked.
Very cheap place to live. Very convenient to Fort Riley. I highly suggest to get everything in writing and be sure to notate everything. Send a follow up email to confirm notations were added to your account.

   Read moreHonestly giving this apartment complex 1 star is being generous⊠I would give it 0 if possible . The whole time we lived here it was horrible !! I really could go on and on about our experience but Iâll try to summarize everything . First and foremost the office staff do not know the difference between their butts and a hole in the groundâŠ. I SWEAR ITâS LIKE THEY HAVE no training. The office staff would never know how to answer any of our questions or concerns and they most of the time didnât even know their own policyâs . The turn over rate for staffing was high I seen also always someone new working there . My husband and I renewed our lease there due to him being on rotation and it was easier for me to stay then to leave due to being pregnant and having to move everything by my self so we stayed ⊠We soon got a eviction letter on our door stating that we was âlate on rentâ which was NEVER the case . Once again a staffing issue the staff failed to put in our lease that was signed so the complex had us on a month to month basis which is more $$ than just being on a 12 month lease ⊠We was paying our regular rent payment and the rest that was owed for month to month was rolling over because they failed to do THEIR jobs.
Our second year there we had a knock on the door from maintenance explaining the next door neighbor beside us was infested with roaches and they needed to regularly spray our apartment ⊠They sprayed and it was like maybe a week I started actually seeing roaches in my kitchen!!! I freaked out and called maintenance again to come back to spray more!!
There was alway cops every weekend called for parties from young people. The crime rate seemed to be high even there ⊠Cars being broke into , people walking around with guns . The fire alarm in the apartment building would randomly go off in the middle of the night around 2:30 AM!! 3-4 times a month !! We would have to stand outside until the police arrived to turn off the alarms.
If you are military I would avoid this place due to deployments . They will try to take your whole deposit even with a notice of moving out due to deployment if itâs not a 30 day notice which sometimes you canât give 30 day notices with a sudden deployment ⊠We fought with the office staff for 2 months after repetitively stating we were moving duty stations we signed something but due to the miscommunication of the office staff not telling us that we had to give a 30 day notice. They tried to charge our account with an acceleration fee over $2000 and said that we owed them also trying to take our deposit âŠ. We never missed a payment of rent there. When moving out we deep cleaned our apartment, I even paid for the carpets to be professionally shampooed in hopes of getting our deposit back ⊠They charged us fees including small holes in the wall from the TV being mounted of $80 . A one hour cleaning fee, which I know was not true because I spent a week cleaning the apartment I washed the walls down too.. They did everything and anything they could to get extra money out of us. Finally, after fighting for two months and talking to multiple multiple people, we finally was able to get the acceleration fee taken off because they were in the wrong for adding it because the staff ONCE again never turned in our orders to the system . We did get some of our deposit back they took about 250$ for so called âdamages â .
