Lawson's Place Duplex Community — Local services in Hot Springs

I cannot say enough great things about Lawson's Place. We are currently renting, (for the second time!) while we settle into Hot Springs. The first time we leased, Mrs Becky (manager) went above and beyond to make us feel welcome in Hot Springs! When we moved in (to our perfectly clean) unit she had left us a welcome card and a box of cookies. Above & beyond.

Driving through the neighborhood you'll NEVER see trash, toys, or junk just laying around. The lawns are always manicured and pretty. The first thing we noticed during drive through was how perfect everything looked! (As compared to a lovely TOILET and piles of junk we saw sitting under carports at other complexes...) When we decided to rent here, the manager (Mrs Becky) explained to us how she ran things... strict, but fair- to assure things stayed as nice as they are! Which, we are all grown adults are we not? Is picking up after yourself, your kids, and your pets that hard?! We had one "issue" living here- (if you can even call it that)- our washing machine went out and it was replaced within a couple of hours of me calling. We moved out for a short period into a house we wanted to buy- but things fell through and we came right back! We choose to live here above all the other places on Hot Springs, simply because it's the best. I've seen so many negative reviews from people that don't get their deposit back, or are angry when they leave for one reason or another.... just rediculous.... there is a reason this place has quality residents and always looks top notch. My husband and I rented from here when we first got married. We had a 2 year old son and lived here for two years. In that two years our duplex became infested with bed bugs because of a neighbor who moved in and brought them with her on everything she owned. Our duplex had to be treated professionally multiple times because of this which completely ruined our mattress and other pieces of furniture. Our sons bedroom also had holes at the baseboards which was allowing bugs and air from outside in. We had to request multiple times to get this fixed before it actually happened and even then the manager acted like we were bothering her. We moved out after two years because we purchased a house and since then have had nothing but problems from the manager. She not only rufuses to give back any of our deposit (which we expected because of their unreasonable expectations). I was informed upon giving my 30 day notice that unless the place was professionally cleaned and a receipt presented from both a carpet cleaner and house cleaner then we would not get our deposit back. Since we were moving into a home that we were doing renovations on we decided that was fine she could keep our deposit. We cleaned everything but didn't put a lot of effort into deep cleaning because of what she informed me of. She is now claiming we broke windows, left the place nasty and destroyed the carpets. She has went so far as to send our account to collections and has a company not only harrassing us but also our family members for an amount that is ridiculous. DO NOT RENT FROM HERE! Manager is unprofessional and dishonest.She will only show you a model until she has your cash deposit. No carpet cleaning or painting was done between tenants on the unit I was to inhabit. Bait and switch in effect--advertised $700 but all units are $800. Said non-smoking but heating system reaked of smoke. Pet rent in effect but you are told you can not walk your pet on your own street.
