For a fair review, I'll say that this apartment was initially a good deal when I signed my lease, but is slowly becoming more expensive and not worth the raised costs and things I pay for.
For these apartments, staff is generally never able to answer phone calls during normal business hours, but maintenance is very quick and does their job correctly. There's been several times I've had requests that needed to get done same day, and maintenance always pulls through. The staff is also very helpful as well, but I think they either may be busy with work being given to them while they are in office, or are simply not in the office during normal business hours.
As for payments, parking is very small and not maintained correctly, as I pay $35 for reserved parking. I recently had to move my car and have my spot be repainted for some sort of maintenance? After this, for about 3 weeks, my spot was never resprayed as reserved, which caused me to have people park in my spot I pay for. Sometimes, before this maintenance, people just park in my spot nonetheless, even if it does say reserved. There's other things as well, such as the trash situation prior to complaints made by the office, as trash sometimes isn't taken out on the schedule they have and lets trash rot overnight, which leaves our trashcans dirty and smelling. This probably adds to the insect issue experienced throughout the Spring and Summer times, as we have roaches, ants, and other bugs that will come to your front door and interiors if the trash isn't taken care of correctly. Lastly, we do have a Washateria on site, but the Washateria doesn't dry clothes correctly as you'll probably wind up spending $6-8 in order to dry your clothes to a somewhat OK level. If I go to a friend's house, or go to a professional Washateria, that same cost is either $2 or free.
Other than that, the area is beautiful around Briar Forest, if you go towards Energy Corridor and experience the trees and Bayou. You also have easy access to a lot of nice to have stores, and have a lot of freedom to be able to make errands a lot easier. That includes HEB down the road, Whole Foods for Amazon returns, and a lot of restaurants that are cheap and open later than some other residential areas, as this is considered a part of Houston directly. The location is about a 10-20 minute drive to Galleria and Katy, if you want to do more in a convenient amount of travel time.
Rent being raised by $150 without offering much to the property, and not solving problems we still experience, is just a little bit of salt to the wound, but it's hard to complain when they try to assist you when they are available. I think the apartments could become nicer with the amount of money this place makes off of tenants, but there may be other equations involved, such as property taxes and the cost of maintenance of infrastructure, as these are old buildings. Nonetheless, my experience has solidified the location being fun to live in, but the complex itself has some issues that need to be ironed out to be one of the best. But it certainly is...
Read moreI have been living here for almost 6-7 years and there had been issues with parking not only the number of parking available to residents but also the spacing and in general the design of parking are not efficient and quite right to address the resident's needs and I am saying this based on the engineering expertise that I have. So far couple of minor accident reported by me to police that happened to my car and my wife’s car during these years and these are apart from scratches and other problems that I was going through. I have seen different managers during these years that I have been living here and I would say they tried to be helpful but it is just this complex's capacity that I am trying to talk about so hopefully other people will not go through what I have been going through. latest incident happened to my brand new car was filed with police and my car was parked in my reserved parking spot when a lady bumped into my car and guess what she did not have insurance and she does not have any money to pay me back at least for my deductible (even if she would have paid for my deductible, I am still getting depreciation and also consider the time that I am spending going through all these hassles). She left me a note to call her but she is not willing to pay so in fact, the only reason she left me a note was she knew the camera is recording the incident and she did not want to get involve in Hit and Run accident. Now, I have to pay deductible to be able to use my insurance to fix my brand new car.
And yet, I have to argue with the new manager who apparently does not have enough background information about what are the issues here. People who are trying to move here this is my honest review, be careful that the cost of living here is more than just paying rent and other related expenses, you have to spend hundreds of dollars per year because of issues with the parking and etc. that let irresponsible people do this to you as well as issues that the complex itself has (it is an old complex; Water pressure, laundries, noisy floor and etc.) and it seems nobody is interested to make...

Not sure why this place has good reviews. actually, I am sure why. about a day or two after i moved in, i was emailed and asked to write a review about the property. i never did it because i felt as if a review on an apartment i've been residing in for 2 days would be wildly inaccurate.
I have gone through quite a lot of negative experiences during the 11 months i have been living here. my ceiling fell in during my first month here, and there are still brown spots which indicates water damage on my ceiling that maintenance just painted over. the ceiling where they patched the hole is very poorly done and incredibly uneven. i also had an issue with my upstairs neighbors running from end to end of their apartment at all hours of the day, especially during the night. i reported it literally over 10 times and each response from the office was a lie or them giving me the runaround. the only way my issue was resolved was the upstairs neighbors lease ending and them moving out.
i find it hilarious that the replies to these bad reviews ask people to send an email to the manager, but the manager rarely answers emails. i know because i have emailed multiple times. not everyone can visit the office if they have a 2nd or 3rd shift job, but if you want something done here, you HAVE to visit the office. dont bother calling. you wont get an answer unless they happen to have enough employees in the office which is basically never. i was told that i would get a credit applied to my account for an extra charge of $138 on my rent, and i eventually did receive it after multiple visits and calls to the office, but i think i just got lucky. i will not be renting another apartment from ashford properties ever again unless i am desperate. i beg that i can find another place before my lease is up. Ashford Briar Point has the absolute audacity to raise the rent this year when they cant even properly manage the office. I hope my photos are approved because everyone needs...
