Extra Space Storage — Local services in Hudson

The first review of my experience with Extra Space Storage was limited to the site at 565 Main St, Hudson and to the onsite staff, which I rated Five Stars. The corporate policy and corporate staff of Extra Space, however, rate Zero Stars. Both are geared to squeezing every penny of profit from the site without regard for customer satisfaction.

I had expected my need for storage to be short term, but my engagement on the West Coast became extended and eventually permanent. From the outset, Extra Space began hitting me with rent increases (more than one in a year) claiming the increases reflected market conditions prevailing in the area. An online survey of area storage rates clearly contradicted Extra Space’s claim. They were well aware that I would have difficulty relocating my storage from 3,000 mile away and took advantage of that.

Ultimately, they had raised my rate to two and a half times rates prevailing in the area, and to more than twice the rates they were offering to new customers at the same site as mine. When I appealed to Extra Space’s area manager, Tanya, for some adjustment in the interests of fairness, her response was not only unsympathetic but outright disdainful, dismissive, and duplicitous . Tanya asserted that I did not understand market forces, etc. [I am a real estate professional.] She knew that my distance from the site gave her the upper hand.

When I was able, finally, to orchestrate a relocation, Extra Space corporate stepped in to deny me permission to have a pod delivered to the site for loading one day with pickup the next, citing some issue of “liability” they did not define. The liability, I suspect, was having a cost-effective competitor highly visible on the site assisting in a moveout.

In spite of the excellence of the onsite staff, I would NOT recommend Extra Space Storage for anything beyond a short term stay. Extra Space would, I am convinced, quickly raise the rental rates well...

Extraspace was very accommodating in finding me exactly the right size/type of space and making it easy for me to sign-up. Facility is well maintained, management is friendly and very helpful, price is very competitive. Certainly the best experience I've had with a storage company. 2017 Update: Extraspace continues to do an excellent job of providing me with the storage needs I require. Highly recommended.

(Update - Spring 2017) caterpillars (Gypsy Moths) devour the Oak trees along the front edge of the property. During this process they drop enormous amounts of caterpillar poop onto vehicles parked in the open spots. When it rains, this layer of poop turns to ultra-slick poo-mud. Yuck. While I really like the management and the location, I don't know if I can stand having my vehicle (and shoes) covered in inspect poop another year. It's too bad because the fellow that manages this particular location is really good (professional, courteous, prompt, responsive).

Due to rapiding rising rent, I’m moving on to another storage facility that is about half the price. I think the enclosed spaces are still a good value but the outside front spots are no longer a decent value when you factor in either cleaning up the mess or not using the spot in...

When I first rented here I was asked to write a positive review. Every 6 months or so they have raise my rent and a few times I asked to have that increase reduced and the have accommodated me. I have been there for 3 years and once again they raised my rent. Well above the rates advertised on their site. They will claim it is because of upkeep and average rent for similar units in the area. This is simply not the case. I had found several other companies willing to rent me a larger unit with more access for less money and no regular increases. They even offered me to rent another unit in their same facility at the lower rate but I would have to move all of my items. When I moved out they once again asked me to provide a review on this site. Be aware that almost all of these 5 star reviews have been asked for by the manager at the time you rent. Not a great business practice but I should not expect better from a large corporate run business. I would recommend looking for local family run alternatives. Put your money back into the community...
