I am appalled by the conduct of their community manager. I visited their office with my sister, the tenant, to discuss ongoing leak issues in her unit. While the manager acknowledged some unresolved issues, it was clear these only received attention after my sister reached out seeking release from her lease obligations. Additionally, the manager ignored my sister’s emails regarding health and safety risks and failed to apologize for her poor experience. My sister has been dealing with water leaks since March 2025, starting with a leak in her bathroom that created a hole in the ceiling. After two service requests and 87 days, they finally sent someone to patch the roof and spackle over the hole, which the manager deemed sufficient. When I questioned how she could be confident the issue was resolved without opening the ceiling or conducting moisture readings to determine saturation levels, she stated that they don’t perform moisture readings and would hire a contractor for remediation if necessary. Since no remediation was conducted in my sister's unit, I pressed her on how she determined it wasn't needed. She claimed a visual inspection showed no new growth and condescendingly questioned my understanding of “growth.” As someone who had already disclosed that I work in property management, I found her response to be both degrading and impertinent. I pointed out that a visual inspection alone is inadequate, as there is visible discoloration and potential "growth" around the bathroom vent that requires further investigation. Our conversation continued to decline when I asked if they inform residents before closing work order, should no action be taken. The manager replied that they are not obligated to communicate work order statuses and that it’s the tenant's responsibility to keep submitting requests until issues are resolved. This response clearly reflects a lack of customer service. When I disagreed with this approach, based on my knowledge of the lease, she retorted that I could manage my property however I wanted while she will managed hers as she sees fit. Realizing further discussion would be unproductive, I informed her that we would seek legal counsel moving forward. We didn’t even have the chance to address my sister’s other leak concerns. It’s important to note that she had visible mold stains on her ceiling for over 47 days without any resolution. Although the manager claimed she sent someone to repair the roof on July 7, we later discovered that no work was actually done. Instead, they sent someone out on the 21st, leaving my sister and her young daughter to endure poor living conditions for more than a month. Remediation finally began today. We're keeping a record of all photos, service documentation, and communication for good measure. Additionally, there was another more recent water leak, which required the disconnection and removal of the water heater. As a result, her unit is currently uninhabitable due to the lack of water. My sister has inquired about rent abatement for the period she cannot access her unit because of these habitability issues, but there has been no response to her request, despite her lease agreement stating she is entitled to it. The management proposed placing her in a corporate suite with no specified end date. While I understand that the timing of repairs can vary depending on contractor availability, this is not an suitable solution. She is still paying rent for a unit that is unlivable. Based on my experience today, I cannot recommend this property to anyone unless you are willing to tolerate potential mold for an indefinite period and accept management’s complete disregard for tenant rights as outlined in the rental agreement. Additionally, I am reaching out to the Better Business Bureau due to concerns about the lack of attention to water damage issues. Best of luck to you if you are applying!

Update 12/20/23 - there has been a change in office staff and maintenance again. The new maintenance staff is amazing, I would give them a 5 star review if we could only grade them. They are a fantastic addition and are very knowledgeable on how to fix things properly. They have been able to finally resolve all our maintenance requests we had since move in. The new office manager seems to be trying to fix things, but she has a lot of hurdles to overcome before I could give this community anything greater than 3 stars at the moment. I never write reviews but feel that I need to warn others. I've only been here 2 weeks and dreading that I moved here now. AC has not worked properly since we moved in on day 1 and was told it would be fixed. Due to their lack of fixing it, it has now burnt up and not working at all. They brought one small portable air unit, which the house still gets close to 90 and told each day they will be out to fix it. I have a child and pets, but they obviously do not care about this. I keep being told daily when I ask that the part has been ordered for the AC or we'll bring another portable unit until the part is here and yet nothing has been done. Microwave was broken at move in and told would be getting a new one, still have not. Detached garage door is broken we are paying $50 for and who knows how long that will take to ever be fixed. The attached garage we just asked for, and paying $100 on (because parking is so bad you have to park out in the visitors lot) I found out tonight by meeting my neighbors they gave us their garage who they also are paying on. How do you give away someone else's garage and charge both people??? Neither of us have the remotes so who knows how many people are paying on this 1 garage. The apartments are nice, but not worth the hassle nor drama to have to deal with all the rest. Keep your $2000 and go to a newer and nicer place and pay the extra $200 more there. I wished I would have!

Generally i'm not the person who takes the time to write reviews, but as I was trying to find the Estate Villas website on google I came across the reviews and was blown away at what I saw. Seems to me that a bunch of privileged, middle age cry babies decided that a perfectly good apartment complex wasn't good enough for them for trivial reasons.

Comparable to the apartments in the area the Estate Villas are a good place to call home. Every time I have relatives visit or friends from out of town come they compliment how nice the two room apartment is. I will go further to break down what I like, dislike and things that I think would improve the living conditions. Things I like:

  1. My apartment itself, the size of my apartment is perfect for my situation and is priced reasonably compared to others i've lived at and others my friends live at. I have a two bedroom apartment here and the main bedroom is perfect for my fiance and I. There is a lot of closet space, both bathrooms are comfortable and the living room/dining room is large enough to have furniture and still be able to move around with ease.
  2. I've had a couple problems with the cable and internet and each time the problem was taken care of within a reasonable time and was easy each time.
  3. I'm seeing bad reviews about the Maintenance guy which is bull-crap, each time I've had to have something fixed or looked at(leaky toilet, water heater, air filter needed changed) it was changed either that day or the next morning. Considering the apartments are currently full it seems as if he is doing a good job.
  4. The laundry room is great. I use the laundry room at least once a week and it's always clean and there is about always a machine free. Only once since I've moved here have I gone to do laundry and all the machines were in use.
  5. The pool... I saw one review complained that the pool is always full with kids during the summer and that some of them cannonball close to you. Haha are you kidding me? Try and find a public pool in Texas during the summer that doesn't have a number of kids swimming. I used the pool a few times this summer and each time I enjoyed going to the pool. Sometimes there where kids and sometimes it was empty but either way it's nice to have a pool so close at my disposal.

Things I dislike:

  1. The parking... the parking here is terrible and I can think of a number of ways that it can improve so hopefully so is the management.
  2. The gym is pretty small but than again it's an apartment complex's gym. I expected it to be small.

Ways I think the Estate Villas could improve (I know the management reads these things)

  1. take down all the garages right in front of the main gate and just make that a parking lot. I really think that would completely fix the parking here because I hardly see those garages being used and there is so much space over there that could be used. If that really isn't an option than maybe it would be smart to lower the prices on the garages. Doesn't make sense to keep those priced so high when it looks like half are empty.
  2. It would be nice if there where more events, these are nice apartments so I don't think it's to out there to have some block parties or maybe a Halloween decoration contest or something. It would make this more of a community and would be a good way to keep residents happy.
  3. Maybe put up a volleyball court or park equipment in the open area next to the pool.

I hope all of this helps someone, and if your looking for a new apartment to live in than disregard the other reviews and trust me. Unless your a privileged whiny baby, than maybe you might want to try the Hamptons or Hollywood haha but these apartments are a breath of fresh air from the majority of the other apartments in Denton and...

It's an okay place. First complaint is if you want parking close to your apartment then you have to buy a garage attached ($100 $50 non-attached). If not like I have seen some of the neighbors having to do you have to park a good ways away in the guest parking lot. If you have family relatives in for the holidays I strongly suggest then parking in the visitors lot if not the tow truck comes through here often and talking to other residents it's about $300 to 400 to get your car out after they tow it. The rent for a one-bedroom one-bath 780 something square foot apartment is a bit high (1055 a month (not including utilities and trash) ). If rent is not already high enough you have to pay to Recycle which is ridiculous. Then there's a fee for valet trash pickup which is also ridiculous. It should be a choice something you can opt in and out of me and my wife are not mid-twenties and we can very easily walk our own trash to the cann so we don't have to pay the extra money each month. The dog park is very narrow and is not that big at all but is good for small dogs. If you live downstairs I will say there is no doubt about when your neighbors are moving around their apartment. I can hear every footstep and even when my neighbor drops silverware. I feel there's quite a bit of lack of insulation and the use of wood in between floors was not as thick as they could have gotten. I can hear it when my neighbor wakes up every morning at 4:30 for his workout and whenever he starts his workout, all the way up until the time he takes a shower and walks down the stairs. The last thing the Washateria they have is very small. It is not open 24/7. For someone who works nights, when my wife is sleeping and it's better for me to wash our clothes at night which is not possible due to the hours that they have it set for. This property is secured with a 6ft iron fence all the way around and a gate that is closed at all times you must have your clicker or the code. So I truly feel like this is something that can be fixed.

Likes. The head maintenance man is super nice and very friendly. I have had to call for a couple of minor issues nothing big and they've always been right there. The office staff seems to be very nice. They keep the ground kept welI. II believ they come once a week to clean up around here. This facility is gated with about a 6-foot High wrought iron fence. The gates are always closed unless they are having a event going on we're just happened once in our four months of being here. To enter the property you must have the gate code which( I do believe everyone might know the code in the city of Krum) or you have to have your clicker. I have noticed they have been remodeling a lot of the apartments and we moved in 2 ours, we could tell it had freshly been remodeled. There were several small things that you can tell they were rushing to do that I have had to go behind and fix. Nothing big at all just paint on the floor touch-ups on the baseboards and a few loose wood floor pannels. They do have a small dog park not the best but it is fine for smaller dogs. At the front of the park they have a small rock with a little water hose that is for rinsing off your dog. If your self or someone you know are moving into the complex needs a service dog in the fee is waived which is AMAGING. My wife has severe anxiety and after I found out there pet fees here I almost had anxiety myself! I do feel there is an okay place to live! they can improve im some areas but for the most part it is a decent place to live.

Also KRUM is not country it's a suburb.... Take this from someone who knows what country really...
