Pros: The staff is one of the theater’s best assets. Every time I’ve visited, they’ve been warm and welcoming, always ready to help with a smile. Whether it’s at the ticket counter or the concession stand, they do their best to make you feel like a valued guest, which goes a long way in creating a positive experience.
The screens are another big plus. They’re massive, with great picture quality that really draws you into the movie. No matter what’s playing, you can count on the visuals to deliver, and that’s a key part of why people still love going to the movies.
The location is also a bonus. It’s easy to get to, right in the heart of Lee’s Summit, and there are plenty of restaurants nearby, making it perfect for a dinner-and-a-movie night. The convenience alone makes it a go-to spot for families and locals.
Cons: B&B Theaters Lee’s Summit 16, especially the Kids Screen and Play area, has sadly fallen into noticeable disrepair, making what should be a fun family outing feel underwhelming and even frustrating.
First, the seats are in terrible shape. The recliners, which were likely meant to give a premium feel, are peeling so badly that they’ve become an eyesore. The headrests and seat cushions are stripped of their material, leaving exposed surfaces that are both uncomfortable and uninviting. It’s hard to believe anyone sat in these seats and thought they were acceptable for paying customers.
Then there’s the cleanliness issue. The cup holders, for example, are filthy. One had leftover trash stuck in it, and it was clear no one had cleaned or even checked them before the next movie started. It’s gross and makes you second-guess bringing your snacks or drinks in the first place.
On top of that, the theater’s physical infrastructure is showing serious signs of neglect. The paint is peeling off the railings, and the whole place feels like it’s overdue for repairs. It leaves an impression that no one is really caring for this location anymore.
It’s disappointing to see this level of deterioration in what should be a family-friendly space. Parents bring their kids here expecting a clean, comfortable experience, but the reality feels like the opposite. This theater has so much potential, but unless the management steps up and invests in some much-needed maintenance and care, it’s hard to justify coming back. It's really like an obsession. Now that we've gotten that out of the way we were nearby and saw this theater. We'd never been here before but decided to stop to grab some popcorn and give them a try.
The fabric of our society has gotten really wild and as my husband pulled up in front of the theater so I could run in to grab some popcorn there was a disturbance. Evidently, two people had slipped into the theater to view a movie without purchasing tickets. Obviously, when they were discovered they were asked to leave and these two entitled ridiculous people felt that was wrong and began to behave like animals. Hollering, screaming and cussing the staff out with such a sense of entitlement that it boggled my mind.
The two employees involved with this incident were pure class. They spoke calmly, professional and in a "matter of fact" tone when letting them know they would be contacting law enforcement. They did everything they could to diffuse the situation, keep it from escalating further and trying to keep other guests from feeling threatened or afraid. Big kudos to the staff!!! They were incredible.
Once inside I was helped quickly and with great care and courtesy. The popcorn was fresh and very reasonably priced, as far as, concessions are concerned. They offer all kinds of seasonings to enhance the popcorn - if that's your thing and they offer a huge selection of concession options to choose from. The theater is clean and well organized. The entire staff was wonderful. Those that I had the pleasure to interact with were James D., Lydia J., Brock L. and Bobby K. They kept a smile on my face the entire time I was there and answered all the questions I asked of them about the theater and movie offerings.

Read moreI don’t even know where to begin, mostly because no one at B&B Theatres seemed to know where to begin either. We walked in expecting a movie experience l we got a mystery escape room challenge instead. No one scanned our tickets. No one greeted us. It felt less like entering a theater and more like sneaking into an abandoned mall. At this point, I’m convinced we could’ve seen three movies, raided the snack counter, and walked out with a projector under our arm, and no one would’ve noticed. Now, let’s talk about those “4D” seats. We paid extra for them, and I guess the "D" stands for “Duct tape and disappointment.” Not only were they cracked and rickety, but one of them was literally slicing into the back of my legs. Yes we paid extra to be physically attacked by our chair. If I wanted to bleed during a film, I’d go see a horror movie in 3D. As for the movie? Wouldn't know it didn’t start on time. The theater sat in complete darkness for 15 minutes past showtime. Not a single screen flicker, not a single staff member to explain. Just a group of confused customers sitting in pitch black like it was a séance for the ghost of competent cinema. Eventually, I had to go find an employee and remind them that a room full of paying customers was currently being haunted by the ghosts of technical difficulties. No apology, no urgency. Just a casual “Oh okay,” like I was asking for more ketchup at a drive thru. And when the movie finally started? Fuzzy. Like someone shot the entire film through a dirty windshield. It felt less like watching a movie and more like squinting at a dream you're trying to remember. This wasn’t an experience it was a warning. A cautionary tale. A test of endurance. B&B Theatres, come for the movie, stay for the leg wounds, leave with your faith in cinema shattered. Won’t be going back. Ever.
