If you’re looking for a nice, quiet, child friendly, family oriented environment, THIS IS NOT THE PLACE FOR YOU. This place is the HOOD! First order of business, you will be paying the properties utility bills, yes, that is correct you will have to pay your OWN GreyStone bill, and Manchester Place will give you a percentage of the properties light bill to pay as well. Another bill you have no choice but to pay is VALET TRASH. Which does NOT always come as scheduled or even at all, at times, and NO you will not be prorated when they decide not to come. Another unnecessary fee you’ll see monthly without worry is PEST CONTROL, but I promise you, you will never see an exterminator in your unit EVER. So that’s just money Manchester is getting and they aren’t even up keeping their end of it, why that fact matters will be listed below with pictures. So, before you decide to overlook the things listed above let’s get down to the quality of the units. If you cannot afford a “RENOVATED unit” good luck. You will be stuck with the old stained, mew-due smelling carpet, nasty old “garden bathtubs that they spray paint over and don’t clean properly, that peel and cut your feet. You will be stuck with the white outdate white appliances that do not work, are stained, and have your food souring due to not poorly maintaining the cool temperature required. So, if you’re able to afford it, go renovated or you’ll be even more disappointed. Let’s get back to that pest control issue incase you still are weighing your options. PURCHASE raid and alot of it, there are bugs, spiders and HUGE water bugs. Yes, some may be like bugs are everywhere, but when you’re sleeping and a water bug comes out of your CEILING VENT! That’s a big problem, yes the bugs come out of the ceiling vents, all the vents for that matter, that’s why that “PEST CONTROL” fee is vital, but they refuse to give you what you pay for. Another thing to live here you MUST be a cat lover! Why? Because this place is invested with cats and although residences pay very good money, Manchester Place refuses to get the proper animal control out here to handle the situation. So when that “valet trash” you’re forced to pay doesn’t come and the cats ransack your trash, guess who has to clean the mess up or is charged a fee, I’ll let you figure that one out. Also all breed of dog welcome, pit bull, rottweiler, husky, golden retriever. The office doesn’t care, they do not in-force that small dog rule, there are so many barking aggressive dogs allowed, so watch your children closely. I’ve named most of the negative so now I would like to be positive. The office staff will not hound you like other rental properties, you wouldn’t even hear much from them at all whether you need them or not. Parking is amazing you’ll never have a spot due to everyone having multiple vehicles, but you’re able to park in the road or on the grass. If you’re a smoker you’ll love it here, the breezeway always smells of marijuana, it’s very loud. The maintenance guys carry firearms so you’re always protected! In all seriousness don’t get stuck in a lease here, Brodick Hill up the road or Villas at West Ridge is the best. This isn’t a family oriented, safe environment, this is a greedy rental property that is taking advantage of the increased mortgage rates forcing people to stay renting. A rental property price gouging knowing the current economic difficulties everyone is facing and still giving outrageous prices with the lowest of low quality. There it is, good luck, do not say you weren’t told everything. Once you’re stuck in a contract don’t complain to the office, it will be under new management for the 7th time by the time you go back. Also, I would strongly suggest ignoring those 5 and 4 star reviews, the office personal ask for those reviews. When you actually live here, you will see those reviews are far from the quality you will live through. They should have never replaced Tiffany and Dontavious, they kept this place afloat!

However, reaching out to the management team via phone calls proved unproductive. MOVING IN UPDATE (MARCH 2022): The cleaning upon moving in was subpar. More cleaning efforts were needed, particularly on the porch and stove, despite an overall satisfactory experience, which I would rate at 7 out of 10. MOVING OUT UPDATE (MARCH 2023): After completing a 12-month lease, I opted not to renew due to inconsistent management changes, resulting in unreliable service. Promised maintenance, such as pressure washing hallways, took a year to materialize. Maintenance issues, like a porch repair, took three months, and I was informed of out-of-pocket costs, despite a substantial security deposit. (MAINTENANCE): Property maintenance fell below standard, and promises made by the front office were not kept. Recording conversations is advisable due to unfulfilled commitments. (TRASH UPKEEP): Trash collection lapses led to garbage accumulation, attracting roaches and stray cats. Despite these issues, valet trash services were mandatory. Opting for the community dumpster might be a safer bet. VALUE FOR MONEY: Considering the monthly rent of $1,600 plus bills, the value for money is insufficient. The lack of light fixtures and ceiling fans in units necessitates additional expenses for lamps. Inadequate amenities, malfunctioning gates, and the constant threat of eviction contribute to an overall unsatisfactory experience. RECOMMENDATION: Given the mentioned challenges, I cannot recommend this property to potential tenants. Pros: Quiet and respectful neighbors, Natasha in the front office is friendly. Attached are photographs depicting the property's condition at move-in and emails documenting maintenance requests for your reference. Roaches, roaches, and more roaches. This review is long overdue. First off I loved everything about Manchester AT FIRST!! Our move in date was Wednesday January 27th in Apt# 2419, the day before move in Lacy called and pushed the time back to 3pm because they was “putting down a new carpet” which was fine bc we wanted the best treatment for our place. Move in day we didn’t get finished with moving until midnight. The minute we sat down and took a breather we saw two roaches which we didn’t trip at first. The same night for some reason our hot water nor heat was working, mind you I set up our gas and power accounts 3 DAYS PRIOR! So we had to spend our first night freezing and not able to take a shower. The following morning (Thursday January 28th) we opened our pizza box that we had for dinner to take for lunch and it was a roach in the pizza box. I called to get us put on the inspection list and to figure out why our power wasn’t on. Lacy told me the inspection will be done Friday and to call the GreyStone power company because it’s something on their end that needs to be fixed. Called the company and put them and Lacy on threeway and she told Lacy they had to flip the switch. Returning home that following day our power was on. Then I started to boil some rice and I had bought some chicken, the minute we made our plates roaches everywhere, adults and babies!! Came from everywhere so we starting to notice its more than just one or two. Everytime we stepped into the kitchen we was killing a roach we also noticed them in the laundry room. We put the remaining of the food in the refrigerator and the following morning (Friday Jan 29th) there was a roach IN THE REFRIGERATOR!! My boyfriend had to take off work to go to the leasing office because when I called that morning the new girl answering the phone told us the inspection might not get to us this week and may have to wait till next week. At this point I was stressed and depressed this was our first apartment and I couldn’t even unwind in my home because bugs are everywhere. My boyfriend stayed at the apartment until maintenance came by and the guy told us the roaches were called GERMAN ROACHES and it was gone take 2 to 3 treatments to get rid of them. He so called sprayed the apartment and my boyfriend went back to work. That following evening the roaches went from being in the kitchen to the bathroom!! At this point I’m in tears disgusted because I can’t live nor function like this. The next morning (Saturday Jan 30th) I woke up TO A ROACH IN MY BED!!! That was the breaking point when my boyfriend got off work we rented a U-haul truck and moved all our stuff out and we had to stay with a family member over the weekend. We was literally at this apartment for 4 DAYS!! The apartment was uninhabitable and I didn’t understand because if we just got a new carpet put in why are we having a bug problem. I even knocked on a few neighbors doors and asked them did they experience bug problems and every answer was “every so often” I can not live like this. Also the walls are THIN hunny we can literally hear the person above us cut on their shower and hear their TV. That Monday morning, February 1st I went to the leasing office. They let me break the lease with no fight or trying to convince us to stay. I returned the keys and they refunded our first month rent plus our security deposit. Lacy told me it will take up to 30 days to get my check in the mail. Now fast forwarding to today MARCH 5th I still have not received my money and I been calling Lacy everyday this past week she told me they just cut the check FEBRUARY 24th and I need to be patient. I am beyond frustrated with ManchesterPlace and I will not recommend anyone staying here. They show models and not the actual apartment you’ll be staying in which is how they get you. I wanted this place to work out so bad because I loved everything about it. If it wasn’t for the ROACH INFESTATION I would have stayed. So now I’m checking the mailbox everyday waiting on my money. I could not wait to post this when my lease was up. Where do I begin…. The energy was off the moment i stepped foot in the leasing office to inquire about the community but it was the best affordable place after all my apartment searching…. WRONG!! The base rent on their website is not what you’re paying and that was not explained. Never was offered a tour of the community but I applied anyway needing something right away. Maintenance is HORRIBLE. They don’t do anything but ride around all day acting like they’re working and hang out in the parking lot. Took literally since April until September to fix my air. Even had to go up to the leasing office and find out what’s going on and the maintenance man standing right there and didn’t say one word to me. I even contacted someone from corporate and at that time the lady in the office called being rude and nasty while I was explaining about my air. No one believed me about my air. Even someone from maintenance texted my phone asking about my air and never showed up. Then had no hot water for a week and then no water after. Didn’t send a email or nothing. Always new people in the leasing office that doesn’t know anything. The first group of people was super rude, the second was okay but these new people now HORRIBLE!! They do not answer the phone but sitting right in the office. They open at 8:30am but still have the closed sign standing in there looking. The apartment was decent but the furnace and thermostat was out dated and needed to be replaced. People in the building HORRIBLE!! And weird. You have folks leaving trash out everyday and ALL WEEKEND. There’s cats in the building that dig in the trash and leaving it all in the breeze way and pee in the breeze way by my door and don’t forget the possum that makes his nightly visit up the steps. I literally have to look out every time I go out to make sure no critters and rodents are by my door. The breezeway looked disgusting with so much trash. They never came to clean the breezeway and my patio. They have roaches as well. Folks above me walk all night and day and my husband sleeps during the day so he could never get no sleep. Which is another reason why if you look at the ceiling there’s a print of their floor which can cave in at any time. Then you got people that drives multiple cars and park in handicap. Yes the man that drives the black and white Mercedes. They do not enforce the handicap rules and I have a family member who has a sticker but can’t park in the space because that man drive two cars both parked in handicap. No handicap sticker and not handicap but okay. People speed through the parking all night. The pool was open for a week then closed for the remainder of the year. I only went one time and that pool was dirty and disgusting. My mailbox was never fixed once again after letting them know that it doesn’t lock and anybody can just open the door on the mailbox and steal my mail. I just gave up on that. I wouldn’t recommend these to my worst enemy and I’m so glad my lease is up. I couldn’t take another year...
