Nice suburban middle to upper middle class neighborhood. You need a minimum of $100,000/yr income to be able to afford everything, preferably $200,000/yr household income. Excellent schools. People spend alot of time and money keeping their homes well maintained. Very kid friendly and pet friendly. Often heard the place compared to Disneyland because of the amenities. Cosby High School nearby consistently ranks in top 10% and many graduates go on to IVY League colleges after graduation. There are no buses or any public transportation. You will not see old, or broken down cars just sitting like in many neighborhoods I've seen. It's frowned on. Also, neighbors know each other. High gun ownership! July 4th, and New Years, you hear everyone firing away. Property values are stable. Rapidly rising. Houses sell quickly, and realtors sometimes underside houses so if you move quick, it's possible to get a deal. Frequently, there are bidding wars for houses. There's a Women's Club and a Mens Club. As long as the developer still controls the HOA, I can not recommend this neighborhood. All the common areas are poorly maintained, pool can only be used 2 times per week per family, soccer field is filled with holes and is dangerous, the advertised miles of trails are a joke.
