Worst place ever!! Take your money and run and don’t look back!! Or you will regret it if you come here !! The owner of the park lives right on top of the pool with black tinted windows he’s a white old guy always looking out at the young girls in the park so watch your kids! They monitor who lives in the homes who visits so you can never have any visitors stop by not even family they don’t allow it . They told me they watched my home very carefully who comes in and out and I have the messages to prove it ! They don’t go by the contract that they give you and you sign. They are constantly changing their rules of the park just to make you give up the home and so they can renew the contract for another 12 years with someone else. So youre never gonna own the home so stop dreaming with this company cause they make you wanna give up before the time is up so they get the home back and renew the contract with someone else for another 12 yrs..

They never fixed anything they say it’s your trailer you are responsible of fixing what needs fixing but yet when you rent it out cause you have an emergency and can’t be there any longer that’s a violation , a violation how ? It’s your trailer so you should be able to as long as they get their payment on time there should not be no issue doing that but again that’s another catch for them to get the home back. I was allowed to rent it from the get go that’s the reason I had gotten it I already own a house and well 10 years into the contract they decide I can no longer rent it seriously why? I’ve never been late on any payments even when the home was vacant I still paid it out of my pocket on time and the taxes were all up to date as well and even had no violations at all not even 1 and just 2 years left on the contract seriously but again that’s how they get you they say 1 thing and than they cancel it at anytime so watch out for that…. I even had the remaining $13,000 cash to pay off the trailer they said they couldn’t take the remaining to pay it off but they could add it to the account and pull from it each month we did our own digging around they don’t even own the trailers don’t even have the titles for them that’s why you can’t pay them off early so with even trying to pay it off they said they couldn’t let me rent it till the lot got their interest money for the last 2 years than after the whole contract the 2 remaining years than I could again start renting it but what’s the difference with now and after especially when they got a new office person in their and started having the yearly contract that you have to sign every 1st of January to rent the lot so than I should of been able to continue renting it out because now they aren’t even going by the original contract so once again they don’t make sense at all they change the rules every time you turn around ! Don’t trust them… They charge you $2500 at the end to get the title we called to get a title once paid off it’s only $250 the most so they are pocketing money big time .. The water is constantly being turned off at least once maybe twice per week for at east 2 hours in the day which is very inconvenient especially if you have kids they don’t care at all !! They are always raising up the lot every 3 months and making up different fees every 3 months and they say if you don’t like it they can rip up the contract . The pool is always either dirty or closed half the time . They issue out fake evictions just to scare you so you leave and we all know the only ones that can issue out evictions are the constables not anyone else!! They monitor the mail constantly who gets what which is confidential and they even question you why you are getting that mail for example why are you receiving government assistance which again is confidential… They have been through 6 managers just within the 10 years I’ve been there to do the dirty work for them.. There are other parks that do rent to own take your money elsewhere or else you will...

Literally the worst place I’ve ever lived. Everything we were told when we moved in was wrong. They said they would help with pest control, they don’t. They took away our laundry mat (even though half the machines didn’t work, and they won’t refund you the money the machine ate) for more trailers. Shuffle board = gone, for more trailers. I’m sure the pool isn’t too far behind. They have a clubhouse to rent. Originally I was told it would be $100 to rent, no it’s $250. And neither of the fridges work inside. They turn off our water ALL THE TIME. They try to hind behind emails that say it’s a “scheduled water shut off for maintenance” but they send the email 15 minutes AFTER they shut it off. Giving us no chance to plan for it. The guy in the cowboy hat is sexist. Horrible to me, but nice to my husband. They started charging us an extra $5 a month to “teach us a lesson” And if you need something fixed in your trailer the office will “call you back” and never do. But don’t you worry, new tenants get tvs laptops gift cards and discounts. This place is a joke, don’t live here for anything...

UPDATE * the pool area has gotten some chairs and there has been some updates around park, I have noticed all the pot holes in the park. The holes have been covered only but the streets are still very messy looking. Definitely need to update roads for the price of living at the park. Speeding! I understand going a bit over 10mph but it's ridiculous, I have seen people early morning hours/late nights passing by going over 20mph. * I am a current resident at the park and well although yes the rent did go up its ok I don't mind. The only thing I wished for would be that the owner put some money in the park. The roads, on site laundry facility(dryers don't work), pool area and sitting areas could be updated/ made to look neat. When we moved in, it was alright but now it's really gone down hill. I love the parks environment and I feel safe / we are always on time with rent/follow rules. Just a...
