UPDATE: After living at The Howard for almost a year, my experience went downhill. After just having my second guest towed, Iâve had enough. There is hardly any parking and thereâs no designated guest parking, so they came up with an app where you have to manually enter your guest license plates in and it you donât, you have to drive 30 min to go get it out of the tow yard for $320. Well, if you donât have a ton of guest over, itâs very easy to forget especially bc the signs for towing are microscopic. The first thing when you see your friend visiting, you better stop everything you are doing and put their license plate in the app if you donât want to pay $320 and drive 30 min. This happened to me TWICE. And it wasnât even a rule until April. Speaking of rules, they have to micromanage the building so pool is closed after 10. Why? Because you have inconsiderate, loud, and rude neighbors who blast music like they are the only ones living there. Seems like almost every resident has children also so if you donât want to hear screaming kids outside of your window, donât move here. If you are thinking, itâs just outside of Austin and for a great price, it isnât. Itâs not close to Austin and my commute is 45-hour with traffic. I canât understand how you can trash the place you live. Thereâs dog feces everywhere, even on the sidewalks. Trash and litter just thrown on the floor. The walls are very thin. I suggest if you live anywhere near the pool, to invest in a sound machine. The sound machine makes it manageable. Your oven will work, sometimes. If it turns off mid-cooking just go flip the switch on the electric box and try again. Oh and the gate is so irritating as it barely works and if you like to use uber eats or delivery, expect to walk all the way to the front of the building to let them in since the gate doesnât work. I still stand by Danzelle being a consistently pleasant experience at the Howard with his kindness and cadence. Unfortunately, it doesnât out weigh the negatives to live here.
The Howard is a stunning property and the amenities are top notch. I have toured quite a bit, but I have to say, Danzelle, has been the biggest ray of sunshine through my experience. He was inviting, kind, knowledgeable, and really made me feel happy and excited for this new chapter of my life. He really made me feel good about moving here. If you want to be woken up every night by loud partying at the pool and common areas, smell smoke from people smoking on the non-smoking property, see dogs and children using the landscape areas by the pool as toilets, share paper thin walls with your neighbors (so thin you can literally hear EVERY word clearly) and have the management do nothing about it, then this is the community for you. I have lived in many properties like this before and I have NEVER had to make any complaints, let alone post a public review of my frustration. I have sent multiple complaints to management, Ive had to call the police to get people to turn off music at 3am and still management has done nothing. They have not done anything they have promised to resolve these issues. So here we are... I've added photos because it wouldnât let me upload the video to hear how loud things are but happy to share if youâre interested . For starters, my stove has not worked since the day I moved in, and I donât think it ever will. They claimed to âfixâ it in June, but it went out again weeks later and hasnât worked since. Maintenance even closed my request without actually doing anything they entered my apartment, walked right back out, and marked the ticket as complete.
The walls are paper-thin. I hear every step from the person above me, even their toilet flushing. On top of that, neighbors are inconsiderate, blasting music past quiet hours at the pool. Iâve also had two dogs running around without their owner, and one of them jumped on me, getting my work clothes dirty.
Communication here is just as bad as the maintenance. Management already knew about the stove issue, as itâs a community-wide problem, yet they never disclosed this before or after move-in.
Bottom line: this place is overpriced, poorly managed, and not worth the stress. Save yourself the frustrationâdo...
