Wish I could give 0 stars! The sales office when trying to recruit people into the park will tell you what you want to hear and be completely dishonest! For example we where in a pinch and they âclaimedâ the home I saw was the only home they had available which is crazy because there is ALWAYS vacancy in this park, we wanted a 3 bedroom but come to find out from our old neighbors our home was vacant for a long time and they wanted to get someone into it. We ended up with a tiny 2 bedroom and over paid big time! After speaking with our neighbors that have 3 bedrooms they told us what they where paying and we saw the proof and they where paying a couple hundred less then us for their nice large homes. We were told on many occasions prior to signing the lease that we could move into a double wide after our lease was up. That turned out to be 1 big fat lie! 4 years of trying to get into a double wide because we are a growing family and the last time we tried to move again (a couple months ago) they told us we have to move out for 30 days then re-apply! That is bogus! We donât want to stay in this awful place and urge others to NOT move here, we are left with no other choice in the moment because the rent is so high we have no money at the end of the month to save up to move out. They claim itâs affordable living and itâs very far from that! We are price gouged BAD, when bringing it to their attention they say âoh letâs talk about itâ so you talk to them and just get the same ring around repeatedly. We pay lot rent, and still have to care for our lawns but yet we pay a substantial amount so I donât understand why they donât keep our lawns mowed. The water is also a major issue! The water quality is so bad that even a water softener system has to be changed OFTEN! I donât trust my family talking a shower in this water or do the dishes. Thatâs something they again say they will address however it aparently falls on the city for why our water is so awful. As soon as we can we are out of the park and will continue to tell others to NOT move in the park mainly because rent is wayyyy to high for these homes. These single wides should NOT be priced over $800 MAX they are so small. I'll start with the pros because there aren't many: the pool is nice, and it feels like a safe community; two parks in walking distance (about a mile) away.
Cons: no tornado shelter, and mobile homes are not safe in a tornado (which I didn't know until after moved in). If you have storm anxiety, don't live in a mobile home.
Broken glass would often just appear, no idea who kept doing it. One day it'd be scattered all over the basketball court, the next on the trail, once it was on the playground itself. I'd report it to the clubhouse every time, sometimes they'd get someone to clean it right away, other times it'd sit for days, many times I'd clean it myself.
The playground itself is not maintained at all. Prickly weeda will grow all over the ground in the summer, two of the swings are missing, there are obscene images etched into the playground.
Lawn care warning: if you do not mow your lawn regularly, they will send someone over to do it for you and charge you $50. Even when we told them we could only do it on the weekends and we did it, they'd send someone out during the week and we'd have to call to ask them not to charge us. They said it was indiscriminate, that they were told to mow all lawns over 3 inches, but when I walked around the neighborhood that same day there were many lawns worse off than ours was. We were targeted relentlessly in the last few months of us living there. Besides no storm safety, the lawn stuff is the main thing I'm relieved to no longer have to deal with.
They charge you $500 for lot rent, which is more than property taxes would be, and yet do not include lawn care in that few and the yard you get is so small with no privacy at all.
Last thing, there are so many people in this community that drive around with their music blasting, often late at night, and many people driving way over the speed limit.

   Read moreIf I could give a zero star review, I would. My husband and I lived at Independence Commons for one year and thankfully moved out a little over a month ago. The staff changed at least twice in the year we were there. The current property manager now ignores calls and never returns them because she's trying to keep our security deposit on a house that was returned cleaner than when we moved into it. Holey carpets that wrinkled, broken blinds, and duct taped rips in the linoleum everywhere. They never send maintenance for repairs. They did send a couple young men in February 2024 to do an "inspection", and at that time, I was told by them when I showed them the carpeting that it was 8 years old and we wouldn't be charged for it's replacement because it's wear and tear of a rental. The water is so bad, it destroyed a brand new coffee pot in less than 6 months with the build up. The water bill is split up between the residents and not billed individually and we were charged an average of $85 a month for water not fit for drinking, washing or showering in because it's so hard. The rent was absolutely ridiculous and we were never so relieved to be rid of them. Like the smell of sewage on a hot day? Because they have that too. The pool is supposed to be open from Memorial day to Labor Day. This year, they legit didn't open the pool until after we moved in mid July. They refuse to give a legitimate way to contact Windward corporate offices in Florida, if you call the bogus number you can find, it's an answering service that hangs up on you. They have no searchable legit email address to contact either. I have filed a complaint with the state and I will tell anyone and everyone, stay away from Independence Commons! They will rip you off, keep your deposit, and refuse to do anything...
