Kingsley Creek by Century Communities — Local services in Redan

We are new homeowners in this subdivision and while the interiors of the houses are nice, I am extremely dissatisfied with the HOA management (Beacon Management) already. For this alone, I would avoid any properties maintained by them. With a HOA fee of over $600, residents have already had to bring up concerns about lights being out, the tiny green space/dog area being maintained, trash in these areas being taken out, and I've had several issues with the apartment style mailboxes wherein the keys for packages get stuck or aren't left in my mailbox. You don't get anything special like a park, pool, or anything else despite what you pay. These are $400K houses. For the same price and much less LGI Homes will give you pickleball and other sport courts, playgrounds, grill and green areas/trails, and community clubhouses. Can't comment on their HOA, but at least you get more if they're going to be a pain.

Constructionwise, we've had issues of whole electric sockets being out and doors not being properly aligned to lock, including in the bathroom of all places.

The HOA is quick to cite you but takes their sweet time responding to you. Hilariously, on Jan 2, they greeted residents via email immediately asking all holiday decor be taken down by X date. Meanwhile, a month ago I reached out three times via the portal and phone to ask for clarity on a citation (they only put a phrasing from the guidelines without specification of WHAT was in violation) and could not reach anyone! Better believe they cited again, and it took several members of our household trying to contact them, again, now a month later, before we could finally find someone who could NAME what was wrong. You also have to PAY A FEE just to submit an APPLICATION to modify your property, including fence installation or landscaping, and of course this is no guarantee of approval. The trees planted were dead, it is the middle of winter, and if you want to plant your own or remove these DEAD PLANTS, thats a whole debacle as well.

Food...

Very NICE homes a bit close together but the inside of these homes are SUPER NICE! A MUST SEE! The homes here are well worth the money. Once you view the inside you'd be ready...
