I would like to revise my review to include an anecdotal story to give people coming here an awareness of how situations are resolved by The Village management. Before that, you should know that the staff here are pretty good. They are polite and helpful. The facilities are well maintained and emergency maintenance requests are responded to rather quickly. They have some fun activities to help build community like costume contests for Halloween, for example. Let's move onto why they get a low star rating from me. As negative points, I would say that some of the policies in place, poor signage, and the difficult management as reasons to avoid living here. With parking, the system implemented at The Village has been changed in the last month or two. They went around, filling up much of the open parking to accommodate tenants and give them each a parking spot. It was done in reaction to some Equal Housing Opportunity rule, but still, it's a good change. It’s nice for everyone to have at least 1 dedicated parking spot. If you have a second car, which we do, you need to park in one of the remaining open parking spots which are mostly over by building 12. Marking parking spots is accomplished only through spray painting the pavement with an apartment number, something which becomes obscured with even a slight amount of snowfall. Because of a contract that tenants were required to sign at the time the new parking rule was implemented, The Village has placed all responsibility for checking these required parking locations onto anyone parking there. Clearing the space is the responsibility of the tenant who owns it. So, in theory, no matter who you are, old or young, you are required to get out of your car, scratch your foot on the pavement or chip away at ice that is obscuring any white numbers that might be there to see if you can park there or not. There are no highly visible markers or orange cones placed out, showing an attempt by The Village to make parking more apparent. Instead, because of a contract, The Village absolves itself of any responsibility and puts it all on the tenant to have to check. If you don’t, you get booted. The tenant spot I parked in was the only one in a long line of open parking spots, making it easy to mistake for an open spot. Poor placement and improper signage. I spoke with the people who own the spot and apologized to them for occupying it. She apologized that I got booted and explained she only called to see if they could call us to move our car. Easily done, except they didn't. When I called to complain after getting booted, the manager used the phrases, “I could have towed you. Are you telling me that I should’ve done that instead?" "Out of 207 cars, only 1 parked in tenant parking last night where they shouldn’t.” It felt extremely passive aggressive and frustrating.    Read moreLike others have said on here, the price gauging and fees are outrageous. A $300 transfer fee to have someone take over your lease is beyond ridiculous. It disgusts me. If someone takes over a lease, the complex doesn't really lose much. More paperwork and some cleaning, sure. But $300 is some people's paychecks up here. It isn't right.
We have an 8 lb Yorkie (registered ESA) that's afraid of gravel, so she won't go to the bathroom in the dog park. We're not allowed to let her even pee on any grass on the property (even the large, open fields by the road). We're expected to either use the overgrown, abandoned field next to the property or walk all the way across the complex to use a little fake grass area. We have to carry our dog because if she has to go potty and sees grass she'll go (as most dogs do). We got a warning because she pooped on the grass once and the maintenance man took pictures to show management. We cleaned it up so they didn't charge us. We were told the reasoning why dogs can't use the bathroom on the grass is because it ruins the grass and The Village will have to pay to replace it. It's grass. And people are picking up the poop. Seems stupid to charge them.
On top of that, we're paying over $700 a month for a STUDIO APARTMENT (and the price is going up in January). That's a joke for South-Eastern Idaho. I have a friend in Idaho Falls renting a 1 bedroom for $450 and another friend renting a BRAND NEW 1 bedroom place here in Rexburg for $650. The bay windows are nice but the price here is just waaaay too high.
The maintenance man is nice but we had to have him come back twice to fix a faulty thermostat. It's still not entirely fixed. We had our bar in our closet collapse one night and we had to wait until the weekend was over to get it "fixed". I use quotations because they put it back up with the EXACT SAME PLASTIC HOLDERS THAT FAILED IN THE FIRST PLACE. It collapsed again 2 days later. They finally used metal holders the second time fixing it and it's holding now.
Overall, this place isn't great. And I'm not looking forward to moving out- not because we want to stay, but because we don't want to deal with management and all the hidden fees we're afraid we're going to get. I'd recommend finding somewhere cheaper to live, especially if you have a dog.
Edit: I added these two photos of the grass outside of our apartment, taken weeks apart from one another in 2 different spots. The maintenance man here rides a 4 wheeler on the grass, tearing it up and destroying certain areas. The reason I was given by management for the rule against allowing dogs to pee on the grass is that it "ruins the grass". While the maintenance staff is fantastic and responsive, and while the property is well kept, the negatives outweigh the positives.
I moved in October of 2020 right? So before I did I made sure to sign all of the paperwork they required, and make any upfront payments needed. We did everything over email since I was moving in from out of state.
I'm a student working two jobs. And magically, I made the obsessively high rent payments on time. (I say they were high and I was lucky enough to have discounted rent. It is very expensive to live here.) I live on the bottom floor, and bottom floor apartments don't have AC. You'd assume you'll be paying a lower rent for fewer services, but that isn't the case.
Half way through my lease I get a text telling me I hadn't registered my cat and I was like "uh, yeah I did."
GET READY FOLKS cause apparently one of their old employees didn't do their paperwork correctly. They didn't save the paperwork I signed for my cat, nor did they charge me for the pet deposit. Of course, I am unaware of this because I am under the assumption that I have done everything I need.
So come April of 2021 they make me resubmit my paperwork and then they left me alone. Not commenting on making any payments.
Come May 2021 they text me AGAIN and said "we want you to pay $350.00 please because our employee didn't make you do it sooner." Now before the complex claps back and says "YoU sIgNeD a LeGaLlY bInDiNg CoNtRaCt" Shush, I'm aware that in my stupid lease I have to pay regardless. It Just would have been nice to receive WRITTEN NOTICE that I'd need to make a payment plan for another $350.00 for my account. (Don't think I haven't seen all of your responses to people Village. I know you try to embarrass people who leave bad reviews, so fight me.)
LET US NOT FORGET the one time I went to make my on-time June rent payment and I saw another tenant's gas bill added to my account. I had to dispute the charge with the property manager and boy let me tell you, she thought it was all fun and games that a broke straggler like me literally could not afford rent because of it. Like, do you really think I care when you say "Oops! Sorry we're only human, we make mistakes!" No dude, I would have literally not been able to afford rent had I not demanded to talk to the property manager. Don't guilt me into thinking everything is okay when YOUR employees are negligent.
Y'all trust me just don't do it. You cannot live peacefully at the Village, something will always go wrong and you will never...
