Why a 1? This is a beautiful area. But so sad to say this park is not well maintained at all. The bathroom facilities are stunning. Only the finest of fixtures a day design...but it looks like a state park.😧 spider webs, bugs, a little TLC. Dumpster a mess for several days had to have a reminder to take care of. Not sure if they have a park host but there are plenty of folks that live here. That is without a doubt a fact given the looks of their sight. With a free or low fee for one of those renters you could have a host responsible for maintaining this new and could be very nice and neat park. On another note: resort is a loss term I am finding that is far to easily applied to just about any RV park. What do you consider resort? A pool? Not necessarily. Locked gate? Maybe. If there is wifi..then there is wifi? Don't nickel and dime people. Clean and neat amenities? Most definitely! Short stay RVS with an on-site manager? An absolute must! Think before you attach the word resort to an RV park. Very misleading.

Big and new rv resort. It was full of people. Not many rv parks in the area. The rv pads were very thin and hard to keep from getting in the mud. It was very dark. No lights. The shower/bathhouse was hard to identify as it had no signage. They laundry area is behind the bathrooms on the back. just has a number and a letter? It's nice but seems like they haven't stocked it with any hospitality items..no towels no soaps. The toilet paper was all gone. One of the 2 individual toilets was locked. Someone had used that first shower and there was water all the way out the door to come in almost. It was also very hot in there at 9am. My camper is a retro remodel and the one thing it lacks is a bathroom, so the bathhouse at the places we stay is important to us. Wasn't really digging the shower head..maybe the last few resorts just spoiled us.. so edit: my kids picked that bathroom lock looking for toilet paper while I was showering in the only stall that has any and it is full of black mold.

I have some good and some not so good. Setting up reservations is easy they are very communicative. Apon arrival I notice they are still working on some things. Found a spot to set up and all was good. The ground around all sites have holes where the trenches for water sewer and electric have settled. I asked if they could be filled I offer to do it myself for the thought of they might be to busy. Lol. Well any work you see done in the pictures was done and paid for by me. No one obeys speed limits. They have used the parks narrow roads as a driving course. The grass has been cut and not left to grow high. Campground is far enough off the road that you do not here much road noise. The not so goods in this situation did not stop me from staying. I done a little to the yard to make it ok for us.

The only reason I'm putting one star is because I have to. I lived here a year, and between my wifi router being charged monthly and the Internet connection being charged monthly, False website advertisement saying , propane fill, dog washing station, -there is nothing here offered worth the overcharging. When my battery went out or something messed up with shore , though connected to shore, nothing worked except my outlets. The internet key saying connected but no internet , Richie came in one evening, took a picture of my router info and then for a little over a week , on multiple occasions, my internet router was blocked or disabled , on that instance , the next day. There's 0 toilet paper provided, the women's bathroom and the entire RV park has a brown recluse problem. The bathroom had to be redone. I'm a student, and I attend college online so my wifi was imperative. Richie was rude everytime speaking to me. Though I was only using electricity to charge my laptop and the $400 rolling floor ac that was purchased since my ac stopped working when my camper lost power suddenly one morning, and the corded light I had, being the only working light, somehow the charges were just as high. But the electric charges are supposed to be per kilowatt. And to top everything off the have a sign out front and advertise being a good sam RV park. However, the good sam website does not have them listed or recognize them as a good sam park. Nor are they a koa park. The Ohio number just really goes to show the actual owners don't even live in the state. The IT guy and Richie where the only two employees I've ever encountered. For what is truly offered , it's more expensive than other parks say, In San Leon where it's 500, all year round, for standard back in with all utilities including wifi included with other aminities, and offer what's advertised. Will not be returning, finally glad to have the ability to leave. Oh and if you're a woman and are in need of the restrooms, try to get a spot near the back restrooms because the front ones only have one stall available for toilet options which is the handicap shower. There are much better options, don't fall for lower summer rates , it's for a reason. Last summer was 500 the first two months and that's when...

Do not be deceived. When we first arrived the park seemed well maintained and organized. Then we stayed for a few months. Owners are nice but want to charge an extra $5 to “maintain” the park but can’t even do that. Might as well bring your own lawn mower and weed eater. When the grass was extremely over grown we called the owners to see if we could borrow a rake and a weed eater. They said yes but never dropped it off like they said they would( happened multiple times) Had to go purchase our own. Speed limit is posted for 5MPH and is not enforced. You can’t complain to the owners because they fly through the park as well. Make sure you have muck boots. When it rains you will have a pond in front of your rig. Make sure you have security cameras. The park was hit with a robbery that included stolen guns. The owners played it off like it was nothing and basically told all of us that it was our responsibility. Which it is but as an owner you would think you would want your tenants to feel safe. Also, if your dogs bark in the middle of the night, there are probably random, non tenants, walking around the park at crazy hours. They advertise as a resort but it is far from. They say they have propane but they are not legally able to fill yet. Make sure you have good health insurance, you’re definitely gonna roll or break your ankles walking in your yard. There are so many holes that you can’t safely walk around. The shower house and bathrooms seem to be the only things clean and...

Been here a month and a half worst place to live. Grass is nvr cut like its agreed to on lease but you are charged for it. Restrooms are always dirty, no toilet paper in any stalls, cant have visitors(OWNERS STRICT RULES & WILL GET COMPANY TRESPASSED & TICKETED HAPPENED TO MY BROTHER VISITING FROM OUT OF STATE) Head Maintenance dude does crack and watches the cameras to try and get ppl kicked out. Owner believes he can tell ppl who you can talk to and who not to talk to. Very disrespectful and will try to kick you out and he demands to move out that night. Had Fort Bend County come tell him he has to evict me 1st its Texas Law. So i HIGHLY ADVISE AGAINST LIVING HERE. Sad becuase the ppl in the community are nice and always helpful. Its just the owners make it unlive able area. He will also keep rent and deposit even when he kicks you out of place even if u have the rest of the month and its the 1st wk of September. Im just trying to be helpful and warn ppl of this place and the people that run it and think they are gods themselves and can tell you what to do and how to live.
