17 years ago we had our brand new home place at Garden Valley and if we had known then what we know now we never would have placed our home here. When we moved here management (that lived on the premises) made sure that all homes were in good appearance, from the home to the lot the home sets on. Now if you drive around the community you will see homes with torn up blinds that are clearly visible from the outside, dirty that is torn off or missing, stuff all over the yards in addition to window ac's hanging out of the window (it clearly states in the lease that there would be no AC units in the windows and all blinds must be kept a good order as well as the yards to be maintained as needed) Community was cozy and not overly crowded but now there are two to three times as many homes and it is extremely crowded We also used to have working security gates and armed security guard at night. 17 years ago the lot rent was only $218 a month and now recently with the increase (it was $550) the lot rent is $602 On top of this they also have a predatorial towing company- TRINITY TOWING that will tow all visitors that do not have a parking permit (they give you 2 permits for a single wide and 3 for a double wide) it will cost you $250 to get your vehicle back. We had to pay $2,500 out of our pocket to have a concrete driveway poured so that we can park our three cars. -Bottom line they're a lot better places to spend $600 a month, communities that have streets with real names and existing concrete driveways; better yet there are properties you can pay $600 a month. ***Update*** They got rid of Trinity towing and having new company. Visitors are still not welcome, they they have to park by the office no matter how many spaces you have available in front of your home. Also the newly marked visitors parking now is always full of vehicle that are clearly not visiting We are fortunate enough to have paid $$$ to have a two-car driveway poured thus leaving the street open for two visitors to park And yet they still say we cannot have our visitors park in front of our home.

Edit to add: Even the 5 star “reviews” are sketchy as they all happened to be posted at the same time. What a coincidence.

I have been living here for 16 years and I’m so disappointed at how BAD it has gotten. The people who live here are low income, hard-working families and I find it extremely sad and abusive how they tow people’s cars when they are not bothering anyone. I have given my visitors MY parking spot (IT DOESN’T AFFECT ANYONE) and they still got towed. They expect people’s visitors to walk from the park no matter how far you live from it. Some of my visitors have INJURIES / are ELDERLY and CANT walk that much. And they will say that “you can ask management for permission so they can park there”, but what about the times when the office is CLOSED and there’s no way to talk to them?. It’s ridiculous how micromanaged the parking situation is when they are extremely LAZY when it comes to the stray dog and cat problem, the streets are a mess, and people’s yard’s are dirty and full of junk. When I moved here 16 years ago management was so much better and actually treated people as more than a money sign. The company is just greedy at this point also raising rent all the time. Whatever deal they have with the towing company might be legal but it doesn’t...

This commmunity has changed a lot.. for the worst. Bunch of fake 5 star reviews to get new people in. From the lot rent increasing 3x when we originally moved to tow hungry companies looking for a quick 300$ per car/truck. Nothing you can do about it either they dont care. They prey on the working class bottom line. DO NOT LEAVE YOUR CAR/TRUCK unattended unless you have gone through the rigamaroe of registering your vehicle with the office. Used to have an actual gated community now they leave the gates open and anyone and everyone can come in. I really did use to love living here but the guidelines are no different than a H.O.A super strict and pushy. They will charge you for anything they can. They say no window units but you can clearly see them just about everywhere. Cried about the plastic siding not looking good, blinds broken, and not cutting the grass. This community definitely plays favorites! The streets are barely taken care of especially because now they make at least 650$ per mobile home but can’t afford to FIX the road instead they just pave and seal over it 😂 Hey but they added stop signs. Cheap management company I wouldn’t risk living here with your family for a property that doesn’t even take care of the miniature...
