Let me start off by saying this review has nothing to do with the amazing Robert at the leasing office. Even before we moved in Robert has been amazing, professional, caring, sweet and knowledgeable agent Pradera has. Robert is the one holding this place together.
Now, Pradera it’s self is a mess. Moved in here when they first open back in March/April, 2 weeks into moving in, our dryer broke. It took 3 weeks to repair. We dried our laundry in the neighboring unit. When the day the dryer was fixed, the washer leaked everywhere, causing for us to call for an emergency repair call at 10pm. Went down to the office and spoke with Anthony and was informed that our “concerns and priorities” weren’t the property’s concern and priorities. Anthony was rude, talked down to us and made us feel less than. We had put in multiple work orders to have things fixed in the apartment. It took weeks to fix or never fixed. A shower issue that we had since April, I took it upon myself to fix it this month (June) because it never got fixed. I went out to buy the paint and material to fix the shower issue we had.
The maintenance man named Jason (I believe is no longer there) yelled at my wife aggressively and followed her into the office after he almost backed into her in the parking lot.
The elevators are out of service more than they are working. So if you live on the upper floors, good luck. They want you to pay $200-$400 for a garage but you can’t store anything in there but your vehicle. I get it, its a garage but moving into a location you end up with boxes that you may need to store in the garage you pay monthly for instead of a storage unit? They sent an email in regards to this and will do quarterly inspections to make sure you don’t have anything else but your vehicle in it.
USPS does not deliver to the property yet so you will have to take time out of your schedule to go to the post office, wait in line and pick up your mail…. On top of that, our mailroom is in a “secured, surveillance area” but yet my package worth $300 went missing the day it was delivered back on May 29th and I have not heard back from anyone in regards to that issue. I’ve gone to the office 4x and been giving the same run around, that they will call me back later on in the day and never call.
Pool closes at 10pm but residents are in there past 10pm, loud and obnoxious. No consideration for the other residents. This place needs a security to enforce policies after hours I guess. Gym is nice, but you have little children in there playing around with the equipment. I see janitorial on the 1st floor always cleaning and passing the vacuum it’s usually very clean down there. Since living here, I’ve seen janitorial on our floor maybe 3 times. Our hallways have carpet so I’ve taken it upon myself to go out to our shared hallways to vacuum because its not being vacuumed by cleaning staff.
Yes this property is beautiful and brand new, but all the issues it has going on, it takes away the enjoyment of living here. My best advice is to look for...

In all, this place is beautiful and well maintained. The staff, especially Robert is extremely helpful and professional. The staff usually responds quickly, even though some interactions have been disappointing.
Unfortunately, there have been several downsides to living here. Noise is the biggest issue here. The complex is poorly designed. There’s hardly any insulation and I can hear my neighbors both above and below all day and frequently at night. If you work odd hours, you will struggle to sleep here. This is not my first apartment, but I have never lived in a complex where insulation was this bad.
If you have a unit that faces the pool and game area, you can hear nearly everything they are saying and doing. Quiet hours are from 10PM-8AM, which are not followed at all. Several nights there are folks in the hot tub talking, laughing, and being disruptive. Theres a security company, but they are hardly on sight and usually take an hour to respond. It doesn’t seem management has done anything to try and curb this issue.
Theres a unit near me that plays music during quiet hours and the bass can be heard through the ceiling.
Parking has recently become an issue as the apartment complex begins to fill up. I have talked with several residents who have had to park illegally or off site. Several residents have garages and use them for storage, and park in the lot, taking up space for those who cannot afford or do not want a garage.
There is no smoking aloud and yet I see people smoking in the pool area and parking lots. There is a constant smell of marijuana coming from a unit on the west side.
For having to pay $3,000 plus a month for rent I would’ve hoped this place would be much better. This place has so much potential. This is a new complex so I’m hoping management will get the kinks worked out. They seem to be actively working on the parking situation which will hopefully help. Staff cannot be hall monitors, but the amount of issues is getting quite annoying.

Let’s start with the positives: the staff is generally helpful and responsive. While not every interaction has been perfect, most of the team members do their best to assist residents and address issues quickly.
That said, there are some real downsides to living here—especially as more people have moved in.
Noise is a major issue. The way the complex is built, especially in the enclosed areas near the pool and game area, causes sound to echo heavily. If your unit faces those areas, expect to hear everything—conversations, people playing games like Connect Four, and general noise throughout the day and night. It can be difficult to get good sleep or enjoy quiet time, especially on weekends or evenings.
Another issue is privacy. If you live on the first floor near gathering spots, be prepared for people walking by your windows frequently—and sometimes even peering in unintentionally. It's uncomfortable enough that I’ve stopped opening my blinds during the day.
Insulation is also poor.You can hear your neighbors clearly, as well as sounds from outside. If you work night shifts or have an irregular schedule that requires sleep during the day, this can be a serious problem.
Lastly, I think the layout of the community could use some rethinking—particularly when it comes to outdoor space. There’s no designated playground, so kids often end up using the parking lot as a play area with bikes and scooters. It creates a safety concern and can make it difficult to drive or park during certain times of day.
Overall, this place has potential, but the noise, lack of privacy, and poorly planned communal spaces have made it a frustrating experience at times. If you're considering moving here, just be aware of these issues—especially if peace and quiet are important to you like I was told it was
