From: Dan Kamanao, Retired U.S. Marine A few weeks ago, I had an experience that began at 1:30 in the morning when a neighbor called to tell me that water was pouring from my garage, down the driveway, and into the street. I discovered that my water heater had failed, and water had flooded parts of my home. I immediately shut off the hot water and contacted my home warranty company. Because it was early Saturday morning, they scheduled a service visit for later that day. The technician arrived around 8:00 a.m., confirmed that I needed a new water heater, and informed me that—pending warranty approval would be delivered on Monday. However, when the technician removed the old water heater, he noticed what he believed could be mold and explained that, due to health regulations, he couldn’t proceed until the area was inspected for mold and water damage. He recommended a company called Emergency Restoration, claiming they were the best he had ever worked with. I’ll admit, I was skeptical and didn’t call them right away. I looked around myself and didn’t see any obvious damage. I contacted my homeowner’s insurance, who sent an inspector out. To my surprise, the inspector confirmed I did have significant water damage—even in areas I hadn’t thought to check—but there was no mold. I then asked the inspector if he had any companies he’d recommend for the repairs. Without hesitation, he said, “Emergency Restoration.” This time, I listened. And I’m so glad I did. A plumber recommended Emergency Restoration/Dolphin Properties for mitigation and repairs. I called and they arrived within a couple hours. Much of the bathroom and garage wall had to be demolished to find, fix and dry the leak. I was very impressed with how efficiently they demolished my bathroom (LOL) to find the problem. They brought in heaters and dehumidifiers to dry things out and then cleaned the mold.
Dolphin Properties estimated the repair cost and worked directly with my insurance company to make the insurance claim. All the downstairs wood flooring needed replacing and most of the bathroom rebuilt. Since the repairs involved many things in many rooms, I decided this was the time and a great opportunity to make several upgrades and improvements in those rooms. Dolphin Properties was very willing to work with me on doing all the extra improvements and I paid the difference that the insurance didn’t cover.
Dolphin installed octagonal terracotta tile in the family room, laundry room, and bathroom and engineered wood flooring in the entry. It took a long time to custom order and receive the tile but after it was received Dolphin completed all the work in just a few months. The bathroom was completely redone with shower tile, cabinetry, mirror, etc. A farmhouse style sink and cabinet were added to the laundry room. All the in wall plumbing and electrical infrastructure was managed by Dolphin.
Kevin did an amazing job supervising the whole process of scheduling in all the various trades people to do their thing in the right order. For future customers It took about 3 months to get the house finish (water damage that had spread around the kitchen, living rooms, rooms ) that’s also including both company ERX and Dolphin Properties. Most of the wait time is due of the insurance that takes a while to respond. Being patience is so important. This was sooo worth waiting because it came out so nice and even better than before and they’re done by professionals. At first it might feel like it taking forever but remember not everything is their end and could be the insurance part. When the house is finish you’re going to be so happy how your house came out trust me!! This was my first time ever dealing with water damage in my house.
