Pros of living here: Spacious apartments mostly quiet in my part of the complex my apartment is by a beautiful lake
Cons: A week or 2 after we moved in the property was purchased by Landmark. They have chosen to make many 'upgrades'. Some are nice some are not. Unfortunately they chose to make the upgrades to the apartments while the residents were living in them. There are many horror stories that have resulted: Pets having to be taken to an emergency hospital due to the toxic fumes, contractors walking in on women coming out of the shower naked, contractors coming into apartments to do construction with children home alone, and so many more. Issues of safety had been brought up multiple times to the Property Manager and during the 'town halls' held before construction began. Issues such as the toxicity of the chemicals being used, the fumes from these chemicals, background checks for all the contractors coming into everyone's apartments, etc. There were glazed over or disregarded. I was told on multiple occasions by the Property Manager that she would send me the proper documents for the chemicals being used so that I could take my own precautions since they were not going to do it. I never received them. I almost ended up in the hospital due to an allergic reaction to one of the chemicals being used, luckily I noticed the signs of a reaction starting and got out in time with only moderate issues. Shannon Hanzik is the Property Manager here. I have lived in many different apartment complexes with zero issues unfortunately that is not the case here. She is the most unprofessional, argumentative, rude, and condescending manager I have ever dealt with. I try to deal with her as little as possible as every time I do she ends up yelling and arguing. I have heard from multiple residents that this is a common occurrence when dealing with her. She seems to think that anyone who disagrees with her is attacking her. She has little regard for the residents here or their wellbeing. I have tried speaking with her on multiple occasions regarding safety concerns, lost clients due to construction noise, being forced to pay for a mistake made by her office, etc. I have been laughed at, lied to, been called a liar, been called crazy, and been disregarded by her. She has yet to follow through with anything she has said she would do any of the multiple times she has said it. Lack of communication regarding happenings from management. I was not receiving emails from management for some time. I only heard about things from those who were receiving the emails. Unfortunately that is the only way Shannon is choosing to communicate with residents. There have been multiple occasions where she has stating they would be charging a fee for something. If you are going to go around charging residents fees you really should be communicating with them in multiple ways not just the one. What happens to those not receiving these emails? Their are many other options... notices on doors and social media just to name a few. Putting in a work order request is a gamble. When it is something like the air conditioner during the summer they are quick to respond when they get the message. The emergency line is not dependable regarding this. If it is something else, it could take many days and multiple reminders. I did not have electricity in one of my 2 bedrooms for almost 6 days. The power went out on Friday just before closing. I knew putting in a request over the weekend would be pointless so I put it in on Sunday night for Monday. They did not come until the following Wednesday and that was after I contacted them a few times for an update. Insulation is not that great, during hot days in the summer I can rarely get my apartment below 75 Thin walls, you will hear and smell all sorts of things. Roaches

Unfortunately, my family has been subjected to clear patterns of discrimination and harassment from our upstairs neighbor since moving in, with no support from the main Manager.
My family relocated to The Woodlands from California, where we rented a 2-bed, 2-bath apartment on the first floor. Shortly after moving in, we took a two-month trip for the holidays. During that time, I received multiple calls from management accusing us of smoking inside our apartment (3). This was alarming since we were out of town, and I offered to provide proof of our travels multiple times. However, the baseless accusations persisted.
Upon returning, the harassment from our neighbor escalated. My husband has been subjected to glaring stares, passive-aggressive behavior, and an incident where the police were called without cause. Additionally, our neighbor dumped water down onto our front door while my husband was sitting outside, and her dog has urinated on her balcony, causing it to drip down near our front door and almost onto him. All of these incidents have been reported to management with videos, but no action has been taken.
Most recently, I received yet another note about smoking despite this issue having already been addressed multiple times. I have requested an apartment change due to growing concerns for our safety. Moving at this stage would be a huge inconvenience as I am now 40 weeks pregnant, but we fear for our well-being if this situation continues without resolution. I have made multiple attempts to contact the manager, including five emails and three phone calls since August 29th, but my requests have been completely ignored. I also have email tracking that shows one of my emails was viewed as early as August but was never responded to. When our neighbor complains, we immediately receive calls or notes on our door, yet management doesn’t even track or note that they've already contacted us numerous times about the same baseless accusations. I find it odd and concerning that, despite their quick action on our neighbor's complaints, I have been trying to reach the manager since August 29th and haven’t received a single call back. There have also been times where my husband, while sitting outside, has been stared at by the neighbor, and shortly after, the maintenance staff would pull up in their cart, look at him, and then leave without explanation. This adds to the ongoing sense of being unfairly monitored and harassed. Under the Fair Housing Act, I am entitled to live in an environment free from discrimination and harassment, and it is the legal obligation of the property management to ensure this. The repeated lack of response from management not only violates this but also creates a hostile living environment for my family. The ongoing emotional distress, compounded by the unresponsiveness of management, has placed immense strain on us during an already vulnerable time.
I will be forced to consider further legal options if this issue is not addressed immediately. I am formally requesting that corporate investigate the handling of this issue and ensure that it is handled appropriately by the management team. Racial discrimination and harassment should never be tolerated, especially within a community where residents should feel safe and supported.

Read moreI’ve been living here now for 8 months. What sold me on this property was the outdoorsy cabin feel it had. The view of the lake and how it’s tucked away and quiet. The apartment itself is very spacious inside, the only thing i would say is that they did not do a well job when painting as all the paint was coming off since i moved in and continues to easily come off mostly by the doors. The neighbors I have met so far are really nice and friendly. I’ve had a couple of issues arise now since living here, one being the noise after 10pm during the week from my neighbors (they seem to have a surround system) at the time Nubia was able to handle that complaint and it got better. Recently it’s been the parking issue, i started working late at night and noticed that if you don’t get home by 8pm there is no parking spot available near your building. And if you come in after 10pm there is NO PARKING anywhere (not even by front office). The complex knowing they have limited parking for the amount of residents they have shouldn’t be enforcing towing, yet they do. The only spots that don’t get taken are handicap spots, which unfortunately i was forced to park there a few times. They recently started enforcing towing, without any warnings or solution first for the lack of parking. Which got my car towed and took $350 to get it out. They did not offer to at least give me a credit or discount on next months rent for the trouble to something they could’ve avoided. Yet they allow broken down cars to sit in spots or have residents who own garages that dont use them and take up empty spots. They don’t have assigned parking so it is just first come first serve. To my knowledge, the parking issue has not been addressed and I have yet to hear from their supervisors after several times of reaching out.
Update 11/9: They finally responded to my emails but with no solution on how to provide better parking for the residents. There is currently no standard practices in place. No parking permits. No visitor spots. No reserved parking. Just open spots and several handicap spots.
Update 1/22: The complex has now added 3 electric charging spots for any future resident that has an electric car(there’s no residents currently with electric cars) This is great for future residents with those needs and for the time being other residents are allowed to park there so that’s good for now. However, i continue to see several cars that have been tagged as broken down but continue to sit in those spots and have yet to be moved. So the lack of parking spots is still present with no solution to help alleviate that. Amenities: The gym is small and lacking a lot of the accessories needed for the machines. Haven’t used the pool yet but it looks decent. Dog park is ok but could use an upgrade and walking areas with hammocks need to...
