We stayed here for 3 nights with a large group of 16, including kids, and it was a wonderful experience. There was plenty of space for everyone to sleep comfortably, and the separate units were perfect for those who wanted a bit more privacy.
The property has so much character—yes, it’s an older home and could use a few updates, especially considering the number of bedrooms versus bathrooms, but that charm made it feel like we were transported to another era, without sacrificing modern amenities.
The kids had an absolute blast running around outside, and we loved how secluded and peaceful it felt, despite being so close to restaurants and grocery stores. We didn’t get to enjoy the lake because it was too cold this time of year, but we’re already hoping to come back in warmer weather to experience it fully.

Read moreMy friends and I stayed at Josh’s place for a long weekend and I can not recommend it enough. The house is gorgeous and interesting with more than enough room for our large group. The location is great - right across the street from the lake, with access to the lake, but still on a private lot with a private backyard and views of the lake. We stayed there in late October so we didn’t spend too much time by the water, but I would definitely come back in the summer to experience the convenient summer amenities. It’s also close to “downtown” Penn Yan, which has a lot of cute restaurants, bars and shops, as well as other local breweries, shops, hikes, and other places to visit. Overall the house was clean, well stocked to show up and settle in to the house all week, and comfortable. We stayed in late fall and the weather was gorgeous and the house was great. A beautiful house on a beautiful piece of land. The house has a great porch where we sat for many hours, and this was late fall. The beds are numerous and comfortable.
