Second day of our first family vacation we stay in number 10. Worst experience ever sewage was backing up and almost made my 3 year old throw up deck was falling in and heater did not work. Not maintenanced at all. We all thought that this horrible luck of ours would never end. The first thing we did was swim in the pool and for the kids it was great but for me and my fiance it was so hot in there we had to keep the door open just to breath and the hot tube was gross didn't look like they cleaned it at all. Thankfully we saw a man named Dave walk but and I asked about the rentals and he told me he owns 3 of them 24,25, and 26. And said he redone his and most of them are timeshares so nobody really owns them so they don't fix them up and he would rent me one for the same priceI was renting number 10 for. He gave me his card and told me to look at them if I wanted to. That night me and my fiance were ready to pack up and come home after we got to number 10 and looked inside. We all agreed to look at 24 before we left. And I'm so glad we did it was so nice had everything we needed and more. Booked 24 for 3 nights and had the best vacation because of it. We did not want to leave my 4 year old daughter was saying it was our new house. If it was not for Dave we would have never had the good experience of the lake of Ozarks. He saved our first family vacation and we thank him for the grand experience. And are looking to go back soon along with everyone else that we know lol we had family members wanting to drive up there just to stay for one night after they saw the pictures we took. Best part is we heard he had some rentals in Colorado and Florida and can't wait to experience the great things there as well. Update went and stayed another weekend but in...

We have been owners for almost 20 years. We live in Canada, a 1000 mile drive away. We love the Treetops Village and the 3 bedroom unit we own for 4 weeks a year. For several years we came on week 52 and week 13, both school breaks. The long drive, which we often do in one day, is worth it. I can't say enough about the lovely people who work at the office-always friendly and helpful. I was shocked to see some reviews saying they were treated rudely! Although there were only a few maintenance issues over the years we were always amazed at how quickly the staff dealt with them, even over Christmas holidays. Many positive upgrades have been done over the years. Most of the recommendations we made for improvements dealt with by the time we returned. The new initiatives to do more should make things even better. We now own weeks 12, 13, 20 & 21. We're semi-retired and over the last 10 years or so we have traded some of those weeks for amazing properties all over the USA, Canada and in Europe. Having said that, I would rate Treetops at over 4 in general and 5 for sure for location. We just returned from Europe where we accessed 4 weeks of timeshare trades. We were hoping to be in L of O in May, we are so disappointed that we won't be able to be there due to the Covid-19. Lastly, since going there in 2000 I have personally referred more than 10 friends, all Canadians, who have purchased units. I think it is the best value out there in timeshare ownership. We own other timeshare, but this is the best. My only complaint is the lack of good...

Absolutely horrible experience. Upon arrival we were disappointed that everything was much more dated, and worse quality compared to the appearance in photos. AC unit was not working, the lower level bedrooms carpet was soaked and the upstairs toilet would not flush. We spoke with the head office staff who was very rude and said the AC had been fixed earlier in the morning. They reluctantly sent maintenance over and could not do anything to fix it. They also were unable to get an outside company to come all weekend. The carpet was so soaked from the broken AC unit it would take at least a full day to dry and the smell in the bedroom was musty from it. During this process the head office staff was rude and visibly annoyed with our requests for help.We messaged the property owner to discuss the issues and they said they could offer us a $50 discount off the full weekend cost. That was not a fair offer. They said they did not have any other units to offer us and that if we did not want to stay we would have to leave within the hour. That left us with about 30 mins to find a new rental property for 5 adults, 2 kids and a baby on a Friday night in the summer heat. The host assured us they would give us the full refund upon departure. Once we left the host ghosted us and refused to answer phone calls from Vrbo directly. We ended up having to dispute it with the bank which took weeks. Terrible host and terrible property. Also the community facilities are not like...

Checkin was a breeze, only took about two minutes and NO TIMESHARE PITCH. Our host was friendly and efficient. We had two minor maintenance issues which were addressed within minutes of a call to the office. While a bit weathered, the entire property was perfectly clean, and the furniture exceptionally comfortable; more so than in many of the "brand name" resorts we've visited over the last dozen years or so. The bed was particularly enjoyable, as it wasn't so unforgivingly hard as most seem to be. The kitchen was adequately stocked for two; larger parties will simply have to use the in unit washer more often. The bathrooms (THREE of them!) are all very tiny, necessitated by the unique shape of the building. One had a jetted tub, while the other two had a normal tub and a shower respectively. The towels were thick, thirsty, and comfortable. Larger people may have trouble with the narrow spiral stairs that lead to the downstairs bedroom. The in-unit clothes washer meant a lot less to pack and travel with. The Wifi is what every other resort should have. It was free, the fastest I've ever clocked in a hotel (even "fancy" hotels), there was no request for a paid "upgrade", and it didn't log me out every 24 hours like so many do. Note that while all the units have decks, many are not covered, so if you want to enjoy a nice rain shower in the oak trees you'll have to do so from inside, unless you REALLY want to enjoy that rain shower.

My family started coming down to vacation twice a year at Tree Top Village in the '80s. Since then, my husband and I have purchased our own week, as well as purchasing yet another week in conjunction with my brother and his wife. Since the death of my parents, my brother and I were gifted those two original weeks. We truly love our time at Tree Top. It's the most peaceful, relaxing place to vacation in a beautiful, tranquil setting. Yet, if you want to play on the water or spend time shopping, at restaurants and bars, or enjoy other entertainment options, you have a wide variety from which to choose. We ride go-karts, play mini golf, visit Ha Ha Tonka and the Bridal Cave, and simply drive around in the beautiful scenery. It's a vacation mecca for all ages. We love, love, love, love the Tree Tops! One last note: The office staff is like family. They remember all of us and always inquire about others who aren't with us. They know my son, commented fondly about my mother, and always inquired about my father’s health. The staff are always accommodating to any need we have (which hasn't been often -- we generally have all we need there!).

Since then, my husband and I have purchased our own week, as well as purchasing yet another week in conjunction with my brother and his wife.
