This place has a lot to be said about them! 1. Located at intersection of I10 and I75, whether you're coming or leaving Florida, this was a great overnight stop! 2. $36 bucks and some change a night, you won't beat it! 3. There is laundry and bath houses 4. Owners were so helping, even offered firewood for the night and any help we needed! 5. You have your own trash toters located at your site! 6. Large rigs!! Easy to get in and out. We are 43 ft long, and the sites are very wide and long!

We have been traveling to and from south Florida since 2018 as full timers & have noticed skyrocketing prices & more corporate takeovers in Florida RV parks. So, for us to find this one, conveniently located off I-75, level pull throughs, very good wifi & a laundry room, all well kept & priced at nearly half what so many others along the I-75 corridor charge for one night, Futter’s is a godsend! Great communication with owners as well. Highly recommend!

Now i noticed they have gotten some good review's, but what i also noticed most r only there for a bit. I have stayed there for a little over 4mo's. Before i moved there, i had spoke to Craig ( who said he was owner) about my service dog. Explaining i am doing the basic training with the younger dog to replace my older dog that will be retiring soon. Told Craig i was having trouble with younger one running after squirrels & running up to other dogs to play. Craig said no problem, i use to train dogs & i will help you out with that. ( but he never did) So i moved there & yes Craig was very nice & helpful at first. Until his wife, girlfriend, not sure what her status is, had gotten back from Canada. Then Craig did a 360 turn around wouldnt even speak with anyone for long especially woman. The first incident that happened was when suszie ran over my service dog with golf cart. Now she doesn't go at a safe speed, she fly thru there especially when she is running their dogs. With craigs permission i was playing ball with my boys & the youngest ran to meet their one that was on the cart with Suzie. As i ran to get him my service dog followed me ( as he should) well while i was getting my youngest i heard a yipe, suzie ran over my service dog. She said that he jumped up & grabbed her dog by the nose, so she ran him over to get him to let go. Now there is no service dog that is aggressive towards human or animals, otherwise they would not make it as a service dog. His leg was sliced open & there was no apology & they never even asked how he was doing after i got back from vet. At this point i decided to leave, but being on disability i had to save & This would take a bit. After that incident, suzie went around telling other residents there that we had a big blow out over that. I was surprised about that sense nothing was really said besides what happened. Suzie dose go around from rv to rv talking about people & im not the only one. Another woman had left because of her gossip & incidents that happen. After that suzie was always around at a good distance saying something to me & she knows i cant hear a thing unless ur right next to me. 2nd big incident, & yes it was my fault, i should of had a tighter grip on leash. My youngest being trained slipped out of my hand & he ran to greet craigs dogs on their porch & even though they have a railing & gate, their pit bull put his mouth thru the rails & grabbed my youngest lips & was tearing his lip. Craig could not control his dog & could not get him to release. he stupidly put his hand in his dogs mouth & got bit. Then tried to say my dog bit him, cant see how when his dog has got mine by the mouth. This pitbull seems nice towards people but hates other dog's & an aggressive dog like this is not safe to have on property, especially when there r so many other dogs there mostly small. So after that Craig had told me to leave. As i was walking back to my rv another resident stopped me to ask my if my boy was ok? Then Craig came over & started to yell at me, he also started mimic/ make fun of my disability. When i told him he was cruel & to stop mimicking me he said I'm not & continued to do so.So as of drama there craig & suzie create it. Now when i went to square up on electric, in the hot summer months when i ran ac the bill there was $120 per month. The last month i was there i didn't need ac, so i was expecting an $40-$50 bill. But instead craig told me the bill was $115, i questioned him on it & he said that's what the numbers read. I can read them again, but its not going to be any different. Now i do know craig himself told me that there was some people that moved out on him in middle of night & didn't pay the electric. So i feel i paid it for them. In my opinion staying at this park especially if ur a woman long term is not a good idea. Both Craig & Suzie handel themselves very unprofessional. Which u will learn if u stay long enough. Also dont let craig fool you, he says he own both parks futters & Kelly's. His parent's own them.if u stay there & have problems...

We were some of the very first people to move in this park when it was opened. Many empty promises made. Craig is the manager and his parents own the park. We lived here approximately 9 months. The park has no amenities. It has 2 washers and 2 dryers and the dryers have to be run twice to completely dry your clothes. When we moved in we were told the trash would be picked up twice a week. This never happened even if you had a bag of trash on top of your trash can because there are no dumpsters. When hurricane Irma came through the park was without power and water for 6 days. A generator was then bought for the pump. When the ice storm came through in January we were without power for 30 hours it was 28 degrees. When I called and ask Craig that night about the power he said call Suwannee Valley Electric because I’m in the same boat you are. I would think the Park Manager would obtain this information for his tenants. This is one of the last places in that area to ever get power restored. Craig locked up my bank card several times and I would have to stand in front of him call the bank and get it unlocked because he can’t for the most part operate the CC machine. If you wanted to stay here a couple of nights I guess it’s cheap enough and close to I-75. Craig is never in the office and you have to step over to his mobile home to get change for laundry or any other questions. On 1/30/18 I went over to get laundry change and ask Craig if he could speak to the lady in front of us about smoking between our RV’s and throwing cigarette butts on the ground in front of our unit, that I was having to close my windows as we don’t smoke. Craig became very unhinged and stated all he did was provide a cheap place to live and if we didn’t like it leave and he also didn’t like my husband’s attitude when he came to pay rent because my husband questioned him about the tax and Craig said he’d have to call his Mom. Craig is 48 years old. I went home told my husband. The next day my husband approached Craig and he told my husband the same thing, so my husband said we will be out 2/1/18. We left on 1/30/18 and came back that night to an eviction notice on our door. I guess if we were going to move he was going to be petty and evict us and charge us by the day. All of it was very bizarre. On 2/1/18 we were pulling out by 9 AM. My husband went over to get the refund and he and Craig got in to a heated discussion and Craig told him he was lucky he didn’t shoot him. When my husband pulled out Craig was in the middle of the park road yelling get the F* out of here or I’m calling the cops. So stay here at your own risk as he appears very unstable. He also has dogs that bark continuously that he can’t control. There was another tenant who had his neighbors dog pooping in his yard so he stepped to the neighbor and Craig evicted him. So you get no customer service nor do issues get resolved. You might as well park in the Walmart parking lot for all the service you get. The letter he typed for the eviction was dated 1/30/18 and said be out by 1/1/18. He doesn’t even have the competence to write a correct letter. I will attach a copy if possible. His parents own Kelly’s RV Park and were very nice and we had no issues with...

The owners, a couple, charged me an extra month for elecricity back in October, when we left (we were like 10 months there because of the Covid 19 we had to change out plans for int'l travel). I was so upset that I told them to call the police. If you are staying in a monthly basis, they won't charge you for electricity the first month when you check in, but after you leave they'll charge you for two months, even if after the first month you pay for you electricity every single time. If you rent for a few days, you should be OK though because electricity is included in your payments.

Look at their Facebook page for more reviews too. They had issues with older RVs. If you have an older RV, and If you still plan to go there, before driving dozens or hundreds of miles, send them pics of your RV or trailer so they won't have an excuse for not letting you in if your RV is not in top condition. In this, they were fair with me, but I read other people complaining g about it.

The place is very small. The restrooms are old but they are maintained clean. A few people were living there permanently, because of the virus I suppose, but they are very decent. The owners seem to be friendly and decent people at first, but after the incident I mentioned above I dont think so. I think their greed made them use tricks on others. The way they talk they'd convince almost anybody. They are very persuasive so I think they are used to do these things. I hope the town investigates if they do this to older people because they are even more vulnerable. At least I let the police know what's going on there. The police can't really handle these sort of contractual issues (they dont give you a contract paper when you check in, just a receipt)

I had the option of not paying, but then they'd sent their fake bill to collections, and that could be tricky if you want to protect your credit history. I could have them sent them to the small court claims, but that means living in that area for many more days. It was just not worthy. ...
