After a recent maintenence visit last month, instead of telling me during the visit, later on I get a scary notice about my apartment not being well kept (due to full time job + 3 Masters classes + having a lot of stuff) and they gave me a month to fix it or they would enforce "legal action". This is extremely poor communication as I did not know they would do this and nothing was told to me during the visit. I am not happy with that. I can understand cleaning up, not being told a month later about this. They also gave the incorrect quote from the lease on their paper notice and did not specify exactly what was wrong. I had to email them to get that info, which is very unprofessional. No business should give a vague threat without the exact, correct details about the problem. They should have warned me about it immediately, called me back later on to see how I was progressing, and if I was non-responsive then give the scary threats. You know, human empathy? Not cold-harded business? Is that considered a welcoming community?
Nor am I happy to find fellow neighbors letting their dogs poop outside and not picking it up. It's not just one and I don't know their names. Nor smelling weed in the hallway several times after having told Management about it.
The apartment is of decent quality, though the blinds are annoying to move. They don't move that well together and are a hassle. Along with the thermostat being very old and prone to errors. It isn't fun to wake up to 75+ F due to it having an error. Nor the thermostat taking hours at times to go back to where I wanted it if it was very hot due to this. However I do appreciate the sound proofing. I have not heard my neighbors at all unless they were in the middle hallway.
Overall I do like this apartment for it's location and convienience, along with the size, sound proofing, and the central cooling (despite the theromostat), but the various issues with the apartment, the unprofessional staff, and the neighbors are...

Most of the recent reviews with complaints are things out of their control. They definitely donāt shut off the power without notice, that would be Dukeās doing - also, the cost of electric has nothing to do with the the place, itās Duke and how much you are using as a tenant. Yes, there are rent increases, but thatās literally everywhere you go. If itās too much, you always have the option to move if you think you can find nicer for the money. Iāve never had an issue with the washing machines or dryers, they are owned and operated by a third party company. I love that thereās machines on every floor. Maintenance has always been incredibly prompt to fix any issue Iāve had, if Scott or Jared canāt fix it, Matt always comes through to take care of it! The office communicates well and always gives at least 24 hours notice if they need access to anything. They have fun, free community events that I often attend. I appreciate that they take care of the landscaping and parking lots. People are complaining they have to move their car for a day or two - thatās way better than living in a place that doesnāt give a hoot what their parking lot and property looks like. People complaining about their money being used for landscaping are probably the same people littering. Yeah, sometimes the halls smell like marijuana, welcome to living in a shared living space in a state where marijuana is legal. Overall, the staff, property, maintenance, community, etc. are great! Communal laundry is not maintained, I have submitted requests multiple times to have the dryer serviced because it takes multiple drys to dry your clothes - no matter the load size. Rate per dry currently: $2.00 per load.
Expensive utilities; they charge you a flat rate for water, which is rather expensive. The electricity for the apartments is more expensive than you would expect, considering there are no W/D hookups and the low square footage.
Short term notices; If you work away from home often, I would reconsider this place. They will often give you less than 24 hours before demanding you accommodate them for an apartment inspection, or move your vehicle, and walk from wherever, so they can repair the parking lot, or face being towed. It would suck to be out of town or at a friendās house and come back to a missing vehicle.
Overall, it is not a bad place to live. The soundproofing is very good on the apartments, and they are decently maintained. It is just obvious that the management is not very good. Keep in mind, they WILL increase your rent yearly. Also, anecdotally, be sure to scrutinize your lease so they canāt come back with āmistakesā and raise your rent in the middle of your lease.
There is also no on-site security officer through the weekends. If you are having a noise issue or something like that, your only option is to suffer through the weekend and reach out on Monday.
