First of all, let me emphasise that this was not our first time at a Farm stay/Masseria/Agriturismo in Italy. In the past, we stayed at other agriturismos and this place is not only comparable with the previous ones, but also is not an ideal place in general, for the following reasons:

Breakfast: Cake is not fresh nor home baked, is over-sweet and you can taste the baking soda. In fact, it's store bought. Twice I went to the reception room and I found the cake and bread they were serving everyday in a plastic bag on the floor. Also, they were serving the left over slices of the previous days, the day after. Bread was terrible. Puglia has great assortment of tasty bread. Yet, this place serves cheap, low-quality processed bread for breakfast. Cheese and ham were processed!!!! Croissant was not fresh and was soggy every single day! Only two types of fruits were served (melons)!

Rooms: Rooms are old, moldy and dark. Wooden ceiling is cracking all night! Walls are paper thin and you can hear everything from other rooms! There is only one liquid hand washed available in the bathroom that is meant to be used as shampoo, hand wash and body wash: Every time you take a shower you have to carry it with you to the shower and then return it to use it to wash your hands!!! Wardrobes in the room was broken. Shelves were loose.

There is a small number of staff who can't take care of the large number of guests they have and can't maintain the...

It started off great (nice room and very friendly staff), but it took a sharp turn on our last night of stay.

There was a party at the courtyard, and our room no.12 is right above the courtyard. We thought the party will end before 12am but we waited until 12.30am and it was still full on and music on full blast (see video with sound on). I hate to be a party pooper but we really needed our sleep, so I went down and asked if there was another room that we could sleep for the night as I guessed the party would not end any time soon. They said it would end in 5 minutes and change to the garden.

Sounded like a good news but unfortunately the music was extremely loud and we could still hear it clearly in the room. It went on until 3am or later (we finally managed to fall asleep around 3am).

The loss of sleep + poor water pressure (intermittent weak/normal/hot/cold water) made our stay a disappointing one.

Suggestions for the management: Please don’t assign room 12 to any guests if you have a party. It is a torture that I would not wish upon anyone 🥹 Perhaps consider to make the rooms sound proof if late parties are common. Room 12 is on the top floor, so the water pressure is not stable. Please fix it asap, especially that it costs slightly more than the...

Lenzuola sporche, cambiate solo 1 volta in 10 giorni.

Gestione a dir poco peccaminosa e titolari disonesti.

Lovely historic building on a nice plot very close to the seafront. We had a big suite that came with another room with a single bed, separate bathroom and a big private terrace. The premises are lovely and have great potential, but as many other people commented it needs tlc, bathroom seen better days and other areas were also lacking. For a 4star accommodation the room was a bit basic and sparse in furnishings, no cushions, sofa, mirror, bin, in need of much better quality of pillows. There is a huge flock of birds living around that make lot of noise, nonstop from 5am until late evening, so not much peace and quiet unfortunately and the strong light on aircon and tv didn’t help at night. Restaurant on premises is not always open and only place you could get a drink, which is a shame. We dined there one night, but the food was disappointing and the evening spoiled by screaming kids. Proper minibar in room or some drinks on offer at reception would be useful. Breakfast could do with more options.

Food Poisoning from their food.. likely the mussels. Sick ALL NIGHT till 4am. Did they care? NO! I have been waiting for 5 days & they are avoiding my request for a refund if the dinner or the room, anything would be considerate. But they are inconsiderate! Absolutely NO response from management. They don’t care! This sickness cost me 3 days of exhaustion & illness! The room was also bland, hard mattress & hard pillows, terrible beds, terrible sleep. & the POOL is closed everyday until 14:00!?? So you can’t even have a swim or lay by the pool in the morning if you want to have a late check out or early check in. The pool is small & only a few plastic lounge chairs, but again you can’t even lay on them until after 2pm! They lock up the pool area until then. Sorry but pool cleaning takes 30 minutes.. not 7 hours. Why isn’t the pool open at 9 or 10 am?? Avoid this place at all costs.

Beautiful! Ancient building form the VI century completely reformed. This is an amazing place full of history and beauties. Our room was spacious and clean, with a big bathroom and nice porch. The all environment offers a relaxing and peaceful experience. The space is big enough to give you privacy although many people can be hosted in it. Staff is helpful and welcoming. The restaurant next door has an interesting variety of typical food and wines from the region. Also the breakfast is rich, with a big selection of pastries, fruit and hams. I would repeat for sure!
