Vacancy Coffee — Restaurant in Newport Beach

The baristas are kind , the location is prime & most importantly the coffee is nothing short of 5 stars.

New favorite spot. Try it out , they know how to make some good coffee. You won't be disappointed!

Update: A year later & I would add 10 more stars.

What makes their coffee the best is that from the first sip , it’s gold.

My favorite part is that little family’s can come, dog walkers can stroll through , alone or with a friend. Even better... cross the street and sit by the ocean.

you can easily order two because it’s just that good. (one to drink there and one to go. I’ve done it. A couple of times.)

Almond milk flat white. + oat lavender latte are my go to’s. 10/10 every time.

Been coming to this place as often as we can. However, We will NOT be coming back ever again!!

Today, my wife was verbally assaulted by an employee or owner while I was inside grabbing a coffee for her. She had parked in a spot, we now realized said Vacancy employees only. The employee came up to her parked car and yelled and cussed at her for “parking in his spot” . She said sorry, that her small kids were in the back seat. It didn’t stop him from cussing her out. She is literally in tears, all over accidentally parking in a spot that we weren’t suppose to??

We will never come back again, I cannot believe that someone would cuss out a customer for “parking in their spot” . So sad that...

tl;dr good coffee, very bad burrito, slow service (Saturday 10am).

My flat white was a bit overheated but overall had good flavor and the milk wasn't scalded, I would come back for another.

The service was pretty slow with a long line out the door, but it's hard to move faster in a small space with a team of 3 serving so many coffees.

The truly negative part here is the burrito. They claim they serve LA's best breakfast burrito, but it's honestly quite poor to n quality, 4/10. The potato crumbles, the egg is overcooked, and it's lacking enough bacon to impact flavor. It doesn't help that the burrito was underheated and cold in the middle. Avoid this...
