this place has got serving banh xeo down as fast food: premake the ban xeo 'pancakes' in bulk, premake the banh xeo filling in bulk, and then when it is ordered, just take one of COLD pancakes, throw some very standard filling in the middle of it, not adjust or make better, fold it over and serve it. very easy and cheap for them: not so nice or tasty for customers.
my wife makes much more tasty and fresh banh xeo
many customers complain because banh xeo pancake is cold (because it is premade of course)

Service was quick and friendly. Drinks and a very generous plate of mixed leafy greens arrived promptly, and a small error with our order was quickly corrected.
The food was super fresh and very flavorful. The Banh Xeo was crispy, and the Banh Khot was nicely decorated with mung beans. We tried both with duck meat and vegetarian options. Portions were adequate and well presented, offering good value for money.
The restaurant was clean and well-maintained. Overall, it’s a great spot to enjoy authentic Mekong pancakes in a proper...
