I lived here for a little longer than a year. Management is very communicative and would send out texts if something is affecting the property (Mediacom outages, reminders to close the doors on dumpsters to not attract raccoons). While not the most fancy or luxurious apartments, it was certainly fairly priced and quiet for the most part. I lived on the bottom floor, and you can hear if someone is moving furniture or vacuuming above, but I don't recall ever really hearing any creaking or loud foot falls. You can hear emergency vehicles and loud trucks from Stadium if living in one of the buildings facing the road, but unless you are an extremely light sleeper, it's easy to tune out. The hill down to part of the property is steep, but it is plowed in the winter. I believe I only had trouble getting out once, and it was after a particularly heavy and fast snowfall. Paying rent was easy through their web service, and they do have laundry on-site that take credit/debit cards. I think I only had to put in a maintenance request twice while I was there. Once was for what appeared to be ants on the back porch/deck area. Maintenance came by and sprayed the very next day, and that solved the issue. The other request was for water leaking from the upstairs bathroom. The on-site maintenance came right away and fixed the issue. (I remember being very impressed with how quickly they were able to fix an issue like that). There were no issues with the internet pre-COVID 19. Once more people started working from home, there were more outages, but I would not blame Stadium Apartments for that. The internet that came with my lease was substantial and reliable enough to keep a remote session and do moderate online gaming. The move out process was pretty simple. I did deep clean per the move-out instructions, but I also had a clause in my lease that stated a cleaning fee would be deducted from the security deposit (I believe this fee is for a carpet cleaning service). I'm happy to say that that was all that was deducted, and I do not feel cheated or scammed for "mysterious, un-itemized cleaning services" (as is the practice for some property management companies in the area). There was a delay in getting my deposit back, but I believe it was mostly due to the pandemic, and management working out the best way to have their employees work safely from home. I did also move out over the summer, which is always a busy time for property management companies. What mostly makes me give Stadium Apartments 5 stars is Kathryn. From past reviews it seemed like she took over a situation where there was previous poor management. She was always honest, professional, and responsive. Read moreWouldn’t recommend to a single soul. lived here for 3 years, you’ll be constantly finding mice, lizards, and wolf spiders in your apartment! New owners ruined what was already crap apartments, appliances from 70s-90s, they refused to give me new water heater even though only 10min of hot water, all they did was send maintenance to make shower scolding hot for those 10 mins. new owners repaved parking lot but it raises around storm drains so parking lot floods everytime there is rain, be prepared to walk thru inches of water to get to car, they also redid the pool but never cleaned it! Pool was green and slimy all summer! i never personally called to complain about pool but neighbor did and was told cleaning it was just too expensive so green and slimy it is. Old owner had hill shoveled every snow storm in great time, new owner didn’t have it cleared for days, receptionist lied on phone call to me about it, was stuck at bottom of hill for days. Old owner didn’t raise my rent in years living there, new owners raised my rent from $675 to over $1000 (can’t find screenshot for exact amount). So no improvments to property, just a flooding parking lot and green pool apparently should cost me an extra $400 a month. Also i’m putting this here because iv noticed new owners also delete there negative reviews! Save yourself the headache and find somewhere better and worth the money!
EDIT: i like that we waited a year to respond, the pool was green for basically the entire summer. Read moreI have almost lived here for 4 months, but I love living here. The people in the office are really nice, friendly, and helpful. The maintenance crew so far has always gotten to our request in the same day. There have only been 2 times that we have even contacted maintenance which was to put a screw in to hold the dishwasher in place and to replace an outdoor lightbulb. Otherwise they have updated a few things in the apartment such as batteries for smoke alarms, replace filter in ac, and also replace showerheads. They have told us in advance each time that they would have to enter the apartment to do something, and also when they would be performing the work. I have also not had any problems with the internet. The complex is generally quiet other than occasionally hearing traffic speed away at the light. I have not heard any of my neighbors through the walls. There is always plenty of parking when I have guests over. I love that it is close enough to everything to be a quick drive but far enough that the area isn't too congested from football games or other Columbia events.
Update: I have lived here now over a year. I still Highly recommend. A few good things - maintenance is amazing, they occasionally still do property wide updates and have always responded within 24 hours (usually less). The main office is also amazing, anytime I have a question, they have responded very quickly if during business hours and if outside of them they respond at the beginning of the next work day. The only downside I can come up with is that my apartment is smaller and does not have in unit washer/dryer. As a student though I do not need a large apartment or in unit washer/dryer, so I don't mind. The on site laundry also seems to always have open...
