Edit: this is not my government name. I can promise you I had not turned keys in when I walked in and saw my bathroom taped up. I have photos that are dated and I absolutely sent an email about it to the office which was never responded to. I sent an email may 2nd, then followed up and included Bri on the email chain the same day. Nobody responded. My lease ended may 5th but I ended up turning keys in that day because I literally couldn’t even use my bathroom. I’m glad you’re admitting this is unacceptable, my question is what are you going to do about it? Am I going to be reimbursed for the days I couldn’t use my apartment? Are you going to address the unwarranted lease violations?? TLDR: they were illegally entering my unit to flip my unit before the end of my lease; I received multiple lease violations for things I got permission in writing for; roommates can never be let out of the lease until everyone in the apartment wants to move; they quietly uploaded the lease renewal without notifying me which is not considered sufficient notice; 17 month lease renewal is the only option if you want to renew your lease; constantly entering my apartment throughout the year without sufficient notice. Students can obtain free legal representation. I actually loved living here for a few years and had almost no issues. Until towards the last part of my tenancy they started giving me all these lease violations for things I got permission for, in writing, from their office to do. It was to the point where it felt harassing. I was never even late on rent so I have no idea why they started coming after me. Then I decided I was going to end my lease, they started coming in my apartment while I wasn't home without permission or notification to start flipping my unit. One day I came home and my toilet was taped closed with my entire bathroom taped off so they could spray paint my bathtub. There was paint residue all over my entire apartment from the overspray and I couldn't use the toilet or the bathroom, it was my only bathroom in the apartment. I'm confused why I'm being charged rent for a unit that you think you can walk int at any moment and make it un-usable without even notifying me?? Obviously that's illegal. They violated my ability to use the home I'm paying for and when I confronted them in writing they never responded, but yet I was still forced to pay rent during the time I couldn't use my apartment. Maybe all the unwarranted lease violations you gave me were actually YOU projecting on me the fact that you're violating my rights as a renter. If you are moving in here with roommates, just know that you can NEVER be removed from the lease until everyone on the lease decides to move out. You all have to stay on the lease for the life of the tenancy of the full group. And once you sign a lease, next year they will make you renew a 17 month lease if you want to remain living there, regardless of what your original lease term was. By the way, silently uploading the lease renewal to someone's portal is not considered sufficient notice, especially if my rent is on auto-pay and I'm never logging in there (at least that's what a tenant's rights lawyer told me). They WILL notify you AFTER the time period has already passed for you to give notice, so you're either forced to sign a 17 month lease, or pay an exorbitant amount to continue living there month to month. If you know your renter's rights, this place is an absolute lawsuit goldmine because they break all the laws in writing. If you're a student nearby, just know you have access to free legal representation through the school and also the city (Atlanta HUD) so I highly recommend utilizing them!!! I've had decent payouts off settlements from landlords like this in the past when I was a student, but I was going out of the country for a few weeks and didn't have the bandwidth to go after them for the harassment and violations at that time. Bri in the office has no business playing around with people's homes the way she does. She's a liability to this corporation.

DO NOT RENT HERE. Unsafe, unsanitary, inhumane and unlivable conditions that RSV will NOT address.This management company is so conflict avoidant that they’d rather have legal action taken against them than to make timely repairs and actually respond to tenants when they reach out with concerns about safety. My sister and I have lived here for around two years, and since the beginning of 2025, our apartment has been flooded six times due to our upstairs neighbor’s young child (who is chronically unsupervised) improperly using the toilet and causing flooding. The first incident in which we made RSV aware of this was on 1/1/25. On each subsequent separate incident, our kitchen has been filled with GALLONS of their brown sewage toilet water pouring in from the ceiling in our food preparation areas and our living room, and after so many attempts of demanding Rock Springs Village prevent the situation from recurring, they continue to send in dehumidifiers and fans to re-dry the sewage water that’s in our ceiling. No actual Sheetrock or flooring is ever replaced despite it buckling, peeling, and us voicing concerns or structural damage after SO many times of this happening. Just more bandaids they keep putting on the situation while they make provisions to continue allowing and defending our neighbors right to destroy our and their property. After a plumbing investigation was completed this spring (which caused our neighbor to harass and intimidate us with aggressive letters/threatening us at our door for reporting them), we were assured their were no structural plumbing issues (meaning this was caused by human error), and RSV management said they were hopeful this wouldn’t happen again. LMAO. Our unit flooded again twice in the last week, and after speaking with Jay at the leasing office on Monday, he was very nonchalant, and asked to follow up via email (which we did the same day), we STILL have not received any resolution or even a confirmation that they received our message and are working towards a solution after three days. The only response we received in person was “oh no, we’ll discuss this in our meeting tomorrow”. No earnest apology, no genuine concern, no follow up, no maintenance follow up, no concessions made. Just an “oh well, we’ll get to it eventually” attitude (they won’t). I wish I could add videos to show what your living conditions will be like if you rent here, and the type of behavior they allow from certain tenants, but I could only attach pictures (which still show the brown waste water we had to catch on multiple occasions in our personal kitchenware because there was so much water coming from the ceiling + photos of the water damage). Also attached are at least 3 urgent maintenance requests on file of separate incidents. Please make sure you have a great attorney before renting here. You WILL need one. If you like to destroy apartment properties with no consequences, and have reassurance that they’ll overlook you damaging their property, cover for you, and let you stay with no penalty, look no further for your perfect home.

When I shared with the office that I would like to break my lease after doing my own mold testing, they sent maintenance out to check themselves. Maintenance took literally 2 minutes to assess the situation and I was told there was no way there was mold and no further investigation was needed. Regardless, I decided to buy out of my lease and urged the leasing office to investigate further. The leasing office did not send a third party vendor to investigate until AFTER I had signed the notice to vacate letter where I agreed to pay the buy out fee. I was told that mold was important and urgent, but was completely disregarded until they were guaranteed their money. When I asked if I was allowed to see the report from the 3rd party vendors, I was brushed off. I love the area but the management team does not handle situations well and do not actually care about their tenants. I have attached the discoloration that can be seen in the entry hallway compared to what the floorboards are supposed to look like.

I would give this complex a zero out of 5 if possible. This complex is one of the most poorly managed apartments I've ever lived in. The front office is constantly changing and asks for information multiple times due to the lack of communication throughout the office. They nickle and dime you for everything and force their dysfunction onto its citizens.

A few examples of what I mean:

  1. We had almost a month without mail due to the fact that the complex refused to properly address the lack of security in the mail box area despite numerous break-ins resulting in mail theft. The break-ins occurred over nearly a year long period resulting in increased credit card theft and other fraud. The complex shutting down the mail for the month was in order to properly investigate how bad the security was, which of course resulted in absolutely nothing done to fix the problem. I can personally say that the number of times that my mailbox was loose and i had to re-attach the locking mechanism was more than I can count on one hand. The solution Gables proposed was to simply go to a post office that was only open during business hours, and was largely inaccessible for many of its residents rather than put any money into fixing the mailboxes or security. This is one of the many instances of the management not caring about the welfare of its citizens, but rather trying to avoid putting any resources into fixing a very real issue.

  2. The complex refused to allow us to inspect our apartment with them in the final walkthrough and then price gouged us with $120 in fines with no detailed list and minimal explanation. This was after we paid $150 in advance for a cleaning service and left nothing in the apartment as well as performed maintenance to fix every picture hook hole and leave the apartment in pristine condition. This is despite the fact that the apartment has very old furnishings compared to other apartments in the complex and is likely going to be refurnished now that we left. To add insult to injury, when I tried to call and dispute the charges, after 5 phone calls and 15 annoyed minutes I still could not get through the automated service which disconnected me each time no matter which avenue I took to speak to a representative. When I finally did connect, the supervisor basically told me that they were charging me for repairs that I had actually done. When I called them out on this, they quickly changed their story to say that instead they had to undo and redo everything. All lies. I have tried to work with them to correct this issue, meet in the middle, or do anything to not pay $120 for someone taking credit for my work, but this is what happens when you have an apartment staff that has a complete and utter lack of respect for its residents.

  3. After 3 years of living in the complex with a washer and dryer, due to the fact that the complex does not provide them, the complex decided to purchase a set for each apartment. Even though we should have been grandfathered in, the complex forced us to get rid of ours (which were better units) in favor of their ones (which could not dry clothes to save its life) and raised our rent for the privileged of our wet clothes and higher electrical bill.

  4. I can honestly say that I think every time I actually needed to contact the office, there was a new community manager who just like the previous ones, had no appreciation for the citizens of the community instead viewing us solely as income that they were in a constant grappling match to take as much as they could. This is in stark contrast to other apartment complexes and rentals that I have lived in.

  5. For a complex that has had security issues including multiple crime awareness meetings multiple times a year and two break ins in September 2016, the parking deck gate is broken probably 60% of the time. Usually, it is broken again less than a week after it being fixed, allowing once again unrivaled access to the community, cars, apartments, and...
