Pros: Residents are really nice, especially fellow dog owners Dog friendly complex and near parks People often use the field behind the elementary school as a dog park Walking distance to Washington Park Pool is okay, but nothing to brag about, they did just refinish it though Gym is small, but rarely used Gas grills at swimming area Assigned parking with most spots under carports/buildings L2 EV Chargepoint Charger! They are competitively priced, but they used to be cheaper Pretty good availability when needed Uses SAE J1772, not Tesla (NACS) standard Never broken while I lived here Kitchen countertops are nice Kitchen hanging lights give some personality Kitchen has gas stove Windows are large Lots of closet space Outdoor (closeted) washer/dryer cuts down on noise and heat Repairs and fixes have been very prompt and in some cases preemptive (replacing door batteries) Heat pumps! (Save money b/c they are more efficient) One year they didn't raise my rent, because I was a good tenant Lots of outdoor space for each unit (first floor especially) Grounds are well maintained, a team comes every Monday Seems carpet/vinyl replaced after every tenant moves out I had access to fiber internet, but not every unit does Felt safe walking around complex and surrounding neighborhood
Cons: Silicon Valley rent, uses opaque algorithm to set rent prices Train noises - better now that it is electrified, and you get used to it quickly Washer takes forever (1+ hr), is this an efficiency thing? Windows are just on one side of apartment, make sure you factor this in when picking a unit. You might get no sun/lower bills or lots of sun/but need lots of AC I had a north facing unit, spent less on electricity in summer, but it was consistently dark in unit The freezer doesn't have an ice maker The freezer doesn't have a light The dishwasher doesn't have an arm on the top rack, so dishes need to be pretty clean going in Dishwasher also doesn't have a starting time delay feature, need to be observant depending on which PG&E plan you have Need to remember to clean air filters on your own Took a few months to process my ESA letter No leasing agent on site, but several maintenance staff Your outdoor space needs to be maintained on your own, (several neighbors have lots of weeds). Though the trees are watered by drip irrigation system. Non-assigned parking (e.g. when your friends visit) can be hard Gate broken for weeks at a time, thus open 24/7 People dump furniture behind the complex every few months Lots of non-neighbors go through complex regularly, but they seem to be...
Read moreIf you're looking for a place that actually has leasing office on site, in office, look elsewhere! This property leasing office has been closed since COVID and never returned! We've lived here for few years and could never actually get anyone to ask questions or show our frustration! We've had ongoing issue with the parking living here!! Management has done nothing to resolve or manage our frustration with this issue at all! We didn't even have any authority to call towing whenever random cars would just park in our spot!! Management has done nothing but continue to send out emails reminding all residents to watch out for parking! We had to park on the streets when our spot was taken and still had to pay full parking every month!! If you love bugs... this is the right place for you!! We even had bedbugs at one point and once again... no one to go to at the leasing office about it!! The patio was a constant mess even after we've cleaned it cause the gardeners will just blow everything right back into it. We had to ask the gardeners to not use the leaf blowers to blow all the filth into our patio everytime! The rent just kept on rising for the property as well and you'd think that they'd take more care of it but that's a fail. I have seen outsiders literally jump over the gate just to cut cross! There's absolutely no cameras anywhere on the property and I honestly think they should put some up!! I have seen people come into the complex and toss trash in the garbage bin and drive back out! This is during office hours when the gate is left open!! If the leasing office is actually open for business... this kind of stuff may not happen??! Most people who walks through this property already know that the leasing office isn't open for business! The only nice thing is that cottage living style is great without having anyone above you... but all other experiences we've had here... NOT SO GREAT!
Update on move out… The unit wasn’t in such great shape at move in and we had marked every single thing down. Come move out, we were charged for major cleaning work which was expensive compare to any other apartment complex we lived in over the years. On top of that, our refund payment we are still waiting on is ridiculous. This is the longest we’ve ever waited on getting our security deposit back!! We had to call the office and still can’t speak with anyone who can actually get this done! Went on apartment tour during COVID so the leasing office was closed. I made an appointment at 1:30p and got there on time. I navigated myself from the virtual site map the leasing shared. Leasing said the available apartments would be unlocked, however it wasn’t. Called the management twice and texted. No answer. One went straight to voicemail and the other one, a lady off-site answered. She wasn’t able to resolve it and said the guy that was supposed to help me was on lunch break. I had to look for the maintenance guy myself to help unlock the apartment doors. The tour was an unpleasant experience.
Advice to management: Even if the site map is sent virtually, at least highlight the apts so it’s easier to locate. Also, please take consideration that we’re not familiar with the community so we wouldn’t know what MS and ML stand for...I would appreciate if you could specify the apartment number is in which building. I understand lunch break is important, but I made an appointment so management should be aware of the time and plan in advance. If you’re OOO at a certain time, at least block the time off and let us know to book another time so you would be available to help out our questions.
