I am writing today in regards to the business malpractices of the Onyx Management Group. My girlfriend, two roommates, and myself were in the market looking for rentals in the South Philly area. We stumbled upon a property at 425 Titan St. The property was perfect for what we were looking for but it quickly started to become frustrating the following weeks after waiting for a response from Onyx. Specifically the head of the management group, Diana Pershes. We were told after clearly filling out our applications that two of them were "illegible". So we refiled them and sent them in with absolutely no response confirming them received them. After sending another email and making a phone call they said that we still did not have enough information. So we filled more paperwork that had personal information such as; pay stubs, tax reports, and social security information. And again after emailing it in there was no response for at least two weeks. It wasn't until after one of our roommates emailed Diana with concerns that the management group was "Scamming Us" did they panic and respond saying that the owners of the property were still "reviewing applicants". Another week and half goes by and we are now well past our lease in our current residence and still no response from Diana. I now call the property management group to ask for our application fee returned to us because of their lack of communication and uninterest to help us. After going through multiple channels to finally get someone on the phone they transfer me to Diana. And "as of TODAY, the place has been rented to another applicant" after I asked that our application fee be reimbursed since they clearly have no intention of working with us. She said she couldn't do anything for us except show us more properties that were a little more expensive. It comes as a huge inconvenience to myself and roommates who are now are squatting in our current residences till we can find another property to rent. Diana clearly stated that they "sympathize with our situation" but have no intentions of reimbursing us because the application was already filed WITHOUT notifying us. After all of this I looked up Oynx's reviews, and sure enough the group has had multiple complaints regarding such things as lack of communication, not addressing serious existing structural problems ex;( leaks, flooded basements, collapsing roofs), and keeping security deposits without reason. Run away at all costs. The management is beyond incompetent, to the point where you would almost think they're acting that way on purpose. We called them on three separate occasions to fix a roof leak , in which we had to rearrange our schedules to accommodate someone coming to fix it. The first person came to inspect the smoke alarms and said he couldn't look at the leak as he was only told to inspect the alarms. The second came to check the carbon monoxide detectors and couldn't do anything else as that was all he was told to fix. The third person at least re-painted the ceiling, but did nothing about the leak itself as he was never given permission from management.

Multiple appliances and outlets were broken upon moving in, and Onyx repeatedly ignored requests to fix any of them. When we ended up moving out, they charged us for the repair of the appliances. Additionally, they refused to mail us our water bill and attempted to tack on previous tenants' bills onto ours. It should also be noted that all attempts to resolve these egregious issues required MONTHS of emails and unreturned phone calls. When speaking to any of the employees and contractors at Onyx about these issues, we were always met with the same "I'm not surprised at all."

I also feel for our neighbors, who had portions of their back yard sold to another developer without their knowledge and suddenly lost a good chunk of their yard. Onyx placed notices of a time when current tenants could meet and discuss this new development, but conveniently delivered them after said development had already taken place.

For any and all future tenants- I get it. The house looks nice. The price seems right, but I promise you the headaches are not worth it. There are plenty of developing neighborhoods in Philadelphia where you have the luxury of never having to...

Near the end of a two-year stay in a Manayunk townhome, the owner of the property transferred management from Premier Access Realty to Onyx Management Group. Whereas Premier Access was professional, courteous, and responsive, Onyx was uncommunicative, disorganized, stubborn, lazy, and innumerate. Early emails from Onyx employees were written in poor English and failed to provide such simple information as where to pay rent online. Our email inquiries to them were typically bounced between two or three employees before we received a response. They responded glacially to simple maintenance requests, then solicited contractors who never showed up.

When we chose not to renew our lease, Onyx acted as though we were responsible for showing the property and finding new tenants. Often, they would request to show the unit on two or three hours notice, and insist that we be present to allow them in. On a weekday. Between 8 and 5. This, despite their having set a lockbox on our door.

After we moved out, Onyx was evasive in regard to inquiries about the return of our security deposit. Over a dozen calls to their office failed to induce them to pick up the phone even once, and they patently refused requests to set up phone dates. Overall, it took 25 emails for them to tell us that they didn't know how they would calculate deductions from the deposit.

Pennsylvania law requires that landlords return security deposits minus deductions within 30 days of tenants moving out. On the 30th day after our departure, we received a check from Onyx for the adjusted security deposit for $100 less than their own calculation indicated they owed. While they did correct the error, I still do not know if it was the product of malice or stupidity.
