I feel like your opinion of this campsite will really vary depending on what's important to you as a camper.||My family stayed in a tent on site 15 over the labour Day weekend. I will start with the pros.||There are several activities to keep the kids (and adults) busy at the campground. From a small beach with paddleboat rentals, basketball court, swimming pools, small playgrounds, beach volleyball, horse shoes and even a library. They also have scheduled events; the weekend we were there they had a corn roast, fireworks and music. It was quite nice. There is a restaurant very close to the camping sites (on the beach) although we didn't eat there. ||The tent sites were large and all had water and electricity available. The sites were close to the washroom/shower facilities and at most it's only a very short walk to any of the activities. Pets are allowed which may be a pro or a con. There were quite a few dogs while we were there but all were well behaved and seemed to be cleaned up after so we had no issues.||There are "wilderness" campsites in a treed area available without water or electricity. You cannot take your vehicle directly to these campsites but it is only a very short walk from the parking lot to the sites. I posted photos but we didn't stay in a wilderness site. I'd say you would want to set your tent up on a tarp if you are camping here. The ground looked like it might be a bit moist. Some sites looked sandy while others were just hard earth. Despite being a long weekend, there was only one couple I saw camping here. It seemed like a quiet area to camp. ||I took a stroll through the seasonal trailer area and it looked quite nice. ||Now the cons...||The regular campsites are in an open field like area with a few trees scattered throughout. This gives pretty much no privacy and there is nothing to block sound. You hear everything your neighbours are doing, even if they aren't being "noisy". So for us this meant falling asleep to a conversation about a crazy co-worker and being woken up to someone chopping wood at 7am. ||The washroom and showers are adequate I guess. You can get the job done but I wouldn't say they are nice. Some of the stalls had locks that were broken or you had to fiddle with to get closed. Some of the showers had poor water pressure. A pro was they were always stocked with soap and toilet paper while we were there. They were fairly clean apart from the usual dirt in corners and cobwebs you normally find in campsite washrooms. A little extra effort in maintenance would probably go a long way here. ||Overall for us, we would probably try somewhere else next time as we value nature, quiet and relaxation more than the activities available. If you have smaller kids you might value things to keep them busy over being able to sleep in though lol. ||Some other things to note, at check in there is a $10 deposit for an entry fob for the gate as well as $10 for an adapter to use the electrical outlet. It's a decent place for short term stays. However, all but one of the bathrooms are in terrible condition. Unfortunately that one bathroom that is nice is in part of the park not easily accessible to the short term campers. The rest of the washrooms remind me of a saying, you can paint a turd to make it look better, but it will still always be a turd.
Persons who are there seasonally are subject to the rules constantly changing. Last year for example, they decided that aluminum sheds would no longer be allowed. So instead of just requiring that new sheds be the vinyl that they want, they made residents take down perfectly good sheds. It would be understandable if the sheds were dilapidated, but most were in good repair and had good finishes.
Another problem with seasonal stay is the rates. Next years rate increase was 12%. Their justification for that is that you can earn a $150 discount if your site met their unwritten and very biased criteria. The problem I don't think people think about, is that when the park looks to increase the following years prices, they will be basing the increase off of the %12 increased base rate.
If you purchase a park model new, you can only buy from the park owners. Many people who purchase these models build decks, awnings and even extend the size of their unit by building on rooms. These additions make it very cost un-effective to move the unit to another park. In order to sell it in their park, they require that they be the "realtor" for the transaction and charge the buyer an 8% fee. It's very hard to resell these units with out losing a lot of money. I've seen the same beautiful units for sale year after year without being able to find buyers.
Sewage!!! They process their own sewage. It seems that at least every other site has a sewage holding tank access on it. I can't tell you how often there are smells being emitted from the faulty covers of these tanks.
All I have to say is that if you are considering buying at this park, you better be willing to stay there a long time, deal with their ever changing and very biased enforcement of rules, and be willing to take a big loss if you...
Read moreWe stayed on one of the short term sites this past weekend. Overall the park was very clean including the washroom area's. More about washrooms later.||The staff I crossed paths with were good, except for grumpy wood guy. The gentleman driving around at night selling firewood ( pricey but good quality btw) was like Eeyore ||There's no privacy to any of the short term sites and from what I saw walking around next to none on the seasonal sites. For Trontonians I could see this likely wouldn't bother them , but for someone who's had a bit more space around their abode it was a bit cramped. ||Although it was 25 deg C most every feature they boast about was closed, the pools , the boat rentals, the restaurant . Likely the restaurant being closed was most disappointing , our son stayed here previously and said how nice it was on the deck with a drink. ||The washrooms near the short term RV sites were as first mentioned were clean and seemed recently updated. The not so good, Saturday the hot water in the showers was at best tepid. I was in there early, the cleaners had just left. It was warm enough but nothing approaching "hot" water. Sunday again I happened to be in just after the cleaners no hot water at all for a shower. ||Having stayed in other private resorts I have to give them full marks for removing a couple of problem short term campers ASAP. The seasonal residents near the short term area we talked to were very nice, this isn't always the case they tend to dislike weekend/daily visitors. ||||Overall OK for a short term stay, might have given 3 1/2 or 4 stars if some of the advertised features were open.
