My collection of thoughts about the hotel and the surrounding area:
The hotel was close to the beach and had atm. It was really old and only the lobby looked decent. The main A/C in the lobby wasn't working but they found an alternative that kind of worked. Most of the hosts were elderly and except for a few kids we were among the youngest which surprised me.
Our room wasn't clean when we arrived but nothing serious. Just lots of water soluble white stains on the bathroom floor, yellow stains on our bed sheets, stains on the carpet and lamp shades. Fun jokes were made that day...
The loud A/C in the room was so weak that it could barely cool down (a little bit) our water bottle sitting on top of it. The ceiling fan was making weird sounds and we could hear some weird a humming noise 24/7. Like a generator running somewhere nearby. Took us 2 nights to get used to it, pretty annoying. I've overheard other guests having similar issues asking the staff what's going on and I've noticed multiple big A/C units outside the building making very loud noise as well.
There was no fridge in our room even though we found two spots where fridges probably were. Even though we wanted room for 2 people we had 2 extra beds which we didn't use.
Other guests were smoking right into our balcony dropping cigarette ash onto our swimsuits. It actually surprised me how many of the elderly were smoking. Mostly French people though... cultural thing I guess. Even during the breakfast and dinner they smoked and they didn't care at all that they are surrounded by people (even kids) eating.
Breakfast and dinner was suprisingly decent. Although their mini tea cups and micro glasses weren't satisfying at all. It felt like we're drinking from blood vials when it comes to volume. I really missed my 600ml tea cup or even regular IKEA glasses. And no drinking at dinner unless you pay for it or buy the all inclusive option (which our travel agency didn't even offer). Sad but not unusual.
Fun fact: I've never seen such old vacuum cleaners like the maids had to use.
The beach was really close but the pebbles were really sharp (I've never head this experience in Croatia before). My bet is that the beach is artifical and the pebbles didn't have enough time to dull.
There was no life in the sea apart from some fish, rare sea cucumbers and even rarer sea urchin. No sea urchins is good. No life is bad for snorkling.
Beach beds were for 100-150 HRK/day which didn't seem reasonable. But with sleeping pad and a towel you can get pretty comfortable even on the sharp pebbles.
The closest pizzeria called Plava Laguna I believe was 5 minutes walk from the hotel. 50+ HRK for pizzas. Prices were ok, portions were large, service was ok, view of the beach.
Grocery shop was right next to the closest pizzeria and had all the basics one can possibly need. And there's an atm right next to it.
There was a bit more to discover about Primošten but I'll leave that out of my review. I'll just mention the graveyard at "Saint George" and especially the view from "Our Lady Of Loretto Statue".

We stayed at Hotel Zora in Primošten as a family of five, with children aged 14, 8, and 3. The location and the beach are absolutely superb – truly the highlight of our stay. The sea is just steps away, and the surrounding scenery is stunning.
We booked the Premium Club Suite Seaside and Seaview, which is advertised as a 4-star experience. While the room was spotlessly clean, spacious, and comfortable, the overall impression is more in line with a 3-star standard, especially considering that parts of the hotel are clearly in need of renovation. We hope this is something the management addresses soon, as the potential is definitely there.
The view from the room was breathtaking, and the sound of the waves made it extra special – a lovely touch for anyone seeking a calming experience.
As for the staff, we were very pleased with the reception and cleaning personnel – truly professional and kind. Some of the restaurant staff were equally excellent, while others unfortunately seemed unmotivated or disinterested. A smile and some enthusiasm go a long way, especially in hospitality – and if the role doesn’t suit, there are certainly many eager candidates out there.
We had full board, and while drinks are not included during lunch and dinner, there was a 15% discount voucher available for use in the hotel’s restaurant and bar facilities during the stay. The food was varied and tasty – not gourmet five-star cuisine, but homey, fresh, and delicious, which suited our family perfectly. We really appreciated the effort put into offering good, satisfying meals every day.
The beach area offers sunbeds, umbrellas, and cabanas for an extra charge. We chose to rent a cabana daily, and it was well worth it. Filip, who manages the cabana beach area, was outstanding – friendly, efficient, and always helpful. Renting a cabana also allowed us to create a little personal space, which was important, as some beachgoers didn’t respect personal boundaries.
One area that really needs attention is the parking situation. While everyone can access hotel parking for 20 euros per day, it seems that many non-hotel guests are using it to access the beach. Unfortunately, they often ignore the parking policies, occupying areas intended for guests seeking a more serene, tree-covered beach experience. Even worse, many of them leave trash behind, which affects the overall atmosphere and cleanliness of the beach. We believe the hotel should enforce better access control and beach maintenance to protect the experience for paying guests.
In summary, Hotel Zora is in a dream location, perfect for families, with strong potential if renovations and staff consistency are prioritized. We had a lovely time and would consider returning – especially if improvements are made in the near future.

Read moreThe most amazing view and the most beautiful ocean I ever saw is owned by Hotel Zora. The rooms could be a little bit more modern (some of the stuff is old), the bed was set up by 2 separate beds, which made it difficult to have some "private time"... but the water and the view are totally worth it.
Also: As a vegan, I had a loooot of things to eat during the evening (7,5/10 for Croatian food culture) and less to eat during the morning (5/10).
Evening (vegan): A lot of beans, chickpeas, potatoes, nudels, vegetables, salads, rice and a lot of other things. Most important: A lot of protein(!) through different types of beans and other stuff. If you are vegetarian I would say even 9/10. Anyway, my stomach was stuffed every evening and loved what I could eat.
In the morning (vegan): Bread, margarine, marmalade, vegetables, cereal. What they need is way more of vegan options like Hummus, peanut butter and other creamy stuff for the bread. Especially something with protein (like hummus, chickpeas, beans,...). Meat eaters get all the different stuff like 5 different sausages, eggs and more... Why not offer 1-2 things for vegans? I bought peanut butter and ate it every morning with all the other stuff.

The beach: It can't be better. The most amazing view ever! Also not crowded at all. 50 Kuna for 2 sunbeds per day. The price is acceptable. The water is 100% clean, you can see the ground. I could even open my eyes on the water, because it's not super salty. Exact the perfect amount.
Resume: 5*, because I loved this holidays with my girlfriend, we enjoyed the sunset every evening, loved the beach and especially the meals. I was surprised, as I could eat a lot of things as a vegan. I thought I can't eat anything in Croatia, but here you don't need to worry.
