I stay here for almost 3weeks. In the beginning they put me the nicest possible room they have. It has small seating area with TV that doesn’t have internet and jacuzzi that I have never ever used. I am not sure if it work. However, I washed my son in there so it leaks. Another reason is pool have loud music my room had pool view I believe sliding door that face the pool is not sound proof door. I felt like am in the pool with loud noise and grown ladies trying to learn swimming and screaming every second. Was disturbing especially if you take a nap during day time.
There reason I know this hotel was because family members stay here, and told me price they have payed. I cake to check-in each employee at the front desk told me different prices. Only one I could trust at the desk was Sara. Yetmwerk will call you 11pm 5pm by local time to tell you something. I found it very unprofessional considering I have a baby.
I had nice cleaning ladies especially Tigist I think is her name. One of the bell men try to rip us of when we order beer. He try to make 25birr per bottle. We understand make 5-10 a bottle but 25 each is just unacceptable. When we say take it he say ok 70. One think I learn is you can’t trust anyone.
The hotel is very old I change cause spending 600-700 extra for jacuzzi was waste. I was shocked by the room I change to . It was very old mold on wall bathroom sealing want to fell down and bad smell from bathroom.
It’s bit expensive for what you get. They try to say exchange rate is low so you getting cheap rooms, but you can find that price rooms downtown Bole. Only reason I stay was cause they have full kitchen. That was convenient for me with baby.
Breakfast is included however, it’s very small portion most of all tasteless. If you doing breakfast you might as well make it flavorful. I would advise manger to taste the breakfast. Egg taste is water. Chechebsa never seen one like it in Ethiopia. I stop ordering breakfast I get extra coffee instead of my breakfast. Cause their coffee cups are macchiato cups. Only food I enjoyed was shawarma best in Addis I would say.
There is one lady at the restaurant didn’t get her name very unhappy arguing abt everything unwelcoming personality from all stuff.
Location isn’t bad it’s close to everything.
They are renovating so I hope they will improve in the rooms condition and some customer service there is definitely room for growth.

I booked it through Agoda and stayed at Emmad Furnished Hotel in Gerji, Addis Ababa during November and December 2024. What appeared to be a modern, well-kept hotel online turned out to be the opposite in reality. The property is poorly maintained, unclean, and overrun with cockroaches. They were crawling on food, drinks, the bed, the ceiling, the sink, and even the bathtub — including baby cockroaches. Whenever the electricity went out, they would appear instantly, covering the entire room.
I expressed interest in staying longer if they would reduce the rate or move me to the newer-looking building next door, which seems to be around 8 years old. Unfortunately, the manager – an elderly and uncooperative man – was dishonest and dismissive. I was paying $26 per night for the old, rotten room, with a door that barely closed. I showed him live pricing from Agoda, which listed the same room for less, but he kept insisting, “We don’t work with Agoda anymore.”
After two weeks of waiting and being misled, nothing changed. I dislike moving hotels once I’ve settled in, especially since packing and relocating always disrupts my routine, but after four weeks of no improvements, I had no choice but to leave.
Also, the location is misleading. Online it says the hotel is in Bole, but it’s actually in Gerji — a completely different area.
The only highlight of my stay: The three receptionists were outstanding — polite, respectful, and always stood up to greet me. They are the only reason this hotel deserves any credit.
