After staying in Paris for four nights and comparing several hotels, I ultimately chose All Suites Paris 13 Porte d'Italie based on recommendations from website. Priced at around €130+ per night, the actual experience was quite disappointing. Here’s why:
Chaotic Management: I booked a 33m² suite through a booking agency, but upon arrival, I was given a cramped 19m² "standard double room" (barely 15m² in reality). When questioned, staff insisted their system showed the smaller room and refused to change it. The booking agency acknowledged the error and compensated me, which was some consolation.
Far from Metro Station: Though advertised on Xiaohongshu as "close to the metro," it’s actually a long walk. The hotel is buried deep inside a construction zone with ongoing building work, dusty paths, and confusing access—making it hard to even find the entrance.
Faulty Facilities: The air conditioning didn’t work (possibly intentionally turned off), and the toilet malfunctioned with a constant gurgling sound from the tank. The front desk shrugged off complaints with a helpless "sorry," confirming poor maintenance.
Noise Pollution: Located next to a highway overpass, noise was unbearable. You either endure the racket with the window (door-sized) open or suffocate with it closed—no ventilation due to broken AC and no alternative airflow.
Poor Housekeeping & Amenity Shortages: Over four days, our room was only tidied once (bedsheets straightened). Towels were never replaced—we had to collect them from reception daily. Toiletries (shower gel, hand soap) were nearly empty, and the hairdryer had to be requested each time.
Cramped & Uncomfortable: The room was tiny—even spreading two suitcases was difficult. The bathroom lacked ventilation and felt stifling.
In summary: This was the worst hotel I stayed at during my half-month trip across Europe. Avoid this place if possible. At this price point, Paris offers far...
Read moreIf possible, book another hotel… Firstly, in case you don’t know (because it is not mentioned) there is 200€ deposit charged at the arrival. I checked comments before so I was prepared for that but… After checking in, we got a dirty room, but dirty another level (pictures attached), we went immediately back down to show the picture in the reception and to request another room. After 30 minutes we finally got a new room but the sink was not working in the bathroom so we had to go and ask that it will be fixed. Then in the morning we put a sign to not be bothered and the cleaning lady was knocking 5 times to come in even though we opened 3 times telling her that we are still here and not ready to go out yet and asked her at one point to not clean it at all… We also looked everywhere for a safety deposit box (because in booking it says that there is one in the room) and since we didn’t find it, we went to the reception to ask where is it. The lady at the reception was surprised and said that they don’t have anything like that… so either don’t bring any valuables or keep them always with you I guess. In the room we didn’t have any soap and even though they were cleaning it, it was never refilled, also, we asked if they have any dish soap since apparently cleaning of the dishes is not in their side and at the reception they told us that normally they give cleaning set but they run out of it so we can clean our dishes with hands and water… of course we did that because we didn’t want to loose our deposit… After check out we were informed that everything was good and we will have our deposit back, I waited 5 days and finally sent a message regarding the deposit, they sent it the same evening… so it could be sent anytime but maybe they were hoping I will just forget about it…

Paris is an expensive city, so the best part of this place was the value. However, I expect that the value is short-term and prices will go up once (a) the hotel is finished (rooms were okay, but other ammenties are still being installed) and (b) the neighbourhood is completed -- the entire loop of buildings is currently under construction.
Despite that construction, it was silent in the room because their doors and windows completely block out external noise. The room was also a good size and it's nice to have a kitchenette in your room to save a few bucks on breakfast. I also really enjoyed the local neighbourhood (Port D'Italie / Maison Blanche on the metro). It's very close to a cool chinatown and on Sunday morning's the main road is lined with a great local market.
Here's what I disliked · It doesn't feel like they're trying very hard yet. The staff were responsive (the AC in our room did not work; when we called they came up right away and determined we needed to move to a different room) but not courteous (they came right away, but weren't friendly, never even uttered a 'sorry about that' and we had to go all the way downstair, pick up our new room key, move everything ourselves and then return the old room key to them downstairs).
Speaking of the air conditioning - I swear the box on the wall is just a pretend box, because no matter what we did the temperature in the room did not come down. We even had staff adjust it for us, with no change. It was still a bearable temp, but only just.
