Firstly, the pools and location are beautiful. But unfortunately, the luxury stops there. The rooms are janky, not particularly clean and if you want a double bed - this hotel cannot provide one. What they can provide are two twins but together which would be fine if there was a hook or some mechanism to keep them that way…there is not. Our first room was poor enough that we felt the need to complain, and we are both pretty easily pleased usually. We did get moved to a new room the next day with minimal fuss, which was great and we were happy. Unfortunately, our air con unit wasn’t working and we didn’t have a great experience trying to get it fixed. We kept getting fobbed off and told to wait for 20 minutes. When we called for the third time and said it again isn’t working, the man on reception said “what do you want me to do? No one has complained about that air con and it was 40 degrees last week.” Essentially suggesting we were being difficult or making it up. HOWEVER, after politely insisting it needs to be looked at the technician did come back and discovered the gas had run out so it in fact hadn’t been working. Even after “fixing” it still wasn’t great. There are also no plugs in the rooms so you can forget having a bath.||Moving onto the food, it was mediocre, which again is a real shame as we don’t have massive expectations for an all inclusive of this price range - despite it supposedly boasting 5 stars. The food was dry, over salted and not authentic Greek for the most part. We mostly ate from the small grill section, which is your best bet. A couple of the older clearing staff at dinner/breakfast are quite grumpy and bordering rude, but the younger ones are nice.||After a lot of negotiating we were given a shower room after check out for a couple of hours. We checked out at 11am and our transfer didn’t arrive to collect us until 10.30pm, so it was needed. Initially we were told we could have it for 30 minutes for both of us to shower, but after explaining a few times that I am disabled and anything they can do to help us would be greatly appreciated to help me rest before travel. Unfortunately the shower room was filthy, with muddy finger marks dragged down the bed covers and an air con unit that wouldn’t turn on. The door was cracked and left wide open for who knows how long, so it also had ants inside. Dirty towels left on floor. No towels provided- luckily we had retained our pool towels. We called to ask after the air con as it was a hot night and we’re essentially told “tough”.||The main way we judge a hotel is, would we come back? Unfortunately the answer is a resounding no. I will never come back to the Kouros palace, nor will I recommend it to other travellers. I had mixed feeling before booking of this hotel but I decided based on good feedback on TripAdvisor.
We stayed here with my husband and 2 years old son for 8 nights.
I didn't expect some high level but when we opened the door of our room I was SHOCKED.
Floor was covered with hair. Many types of hair, black, brown, short, long, curly. Amazing. Other shock was when I controlled the bed. On the bed sheet were yellow stains. The bedsheets were with holes. The towels as well with holes.
Everywhere ants (big,small), dead spiders...
I think bathroom nobody cleaned before our coming. On the floor were everywhere hair, on the mirror and taps water stains, empty bottles with shampoo and body lotium, the sink was black.
We went to the reception, with request to change the room. The receptionist was not kind, she said she can only send the cleaning stuff to clean from the beginning our room and they will use some spray against the ants. We agreed. When we came back, nothing was cleaned, only floor, everything remained the same.
My husband wrote big email where he attached the pictures.
Next day we came back to the reception, we asked to Cancer our accommodation and refund the money or they can provide normal clean room. They gave us new room. I cannot say it was clean but better.
However at night we found out the air condition was out of service. We couldn't sleep all night because the room was hot and we listened to 4 am some loudly music probably from some bar or restaurant.
Next day we had to ask to fix the air condition. We waited 3 hours in the room (they said us to wait in the room-missed the breakfast) for stuff. At the end of 5 hours of waiting they said it is not possible to repair so we had to move again to another room. No apologies, nothing.
In general hotel is really dirty, public toilets disgusting, during my stay I didn't see anybody to clean the swimming pool, everywhere hair, rubbish.
The tables in dining room are sticky because they clean it with one dirty clothes every time. The chairs as well sticky.
We many times couldn't find the free chair near the swimming pool so we had to leave our stuff on the ground as well on the beach is problem to find the free chair, we had to stayed on the sun on the beach without chair with child while somebody had towels and magazine under the shadow.
I dont go on the vacation to have to have a worry if i dont bring home some bugs as well i don't go on vacation to fight for chairs on the beach.
Other point is water, hotel likes to say they are sustainable. Okay, i agree to avoid the plastic bottles. But why are not stated anywhere in the hotel any water fountains ?

This layout ensured that the hotel was never overcrowded, providing guests with privacy and personal space. The rooms themselves were quite large and spacious, though they did show signs of age, which wasn't much of an issue. Being the last hotel in Mastichari, there weren't many activities in the immediate area during the evenings. However, the hotel's vast grounds, filled with greenery, offered pleasant walking paths. Mastichari town is about 3 km away, but the route lacks a sidewalk, so you have to walk along the road. Although traffic is minimal, after around 500 meters, you can reach Dolphin Bay and stroll along the beaches to the village center. There, you’ll find a budget-friendly supermarket ideal for picking up souvenirs. Unfortunately, this route is not safe to walk at night due to the absence of street lights. The Hotel also offers daily busses to Kos centre and back for 10€ per person.
Staff: The reception, restaurant, and bar staff were extremely friendly and always greeted us with a smile. Their service was prompt without being intrusive. However, our experience with the cleaning staff was disappointing. Rooms were cleaned every other day, but our towels were never replaced, despite being dirty with makeup residue and sand. Dead insects and dust were also left unattended. Even old trash from previous patrons wasn't cleaned up (in our case used condoms and old phone cases). For a 5-star hotel, this was unacceptable, although it seemed to be an issue specific to our section, as other guests in different areas did not encounter these problems.
Restaurant: The food menu operates on a weekly rotation, and breakfast offerings remain mostly the same each day. Despite this, breakfast was plentiful and satisfying, with something for everyone. We particularly enjoyed the Greek corner, where traditional Greek breakfast options were available, and you could make your own Greek coffee on sand, which was delicious. Lunch and dinner consistently featured two to three meat options and seafood, with the latter always tasting fresh—especially the shrimp, which were easy to peel. The variety of high-quality meats, including lamb ribs, beef, and pork, was impressive.
Conclusion: Overall, despite a few minor issues, we thoroughly enjoyed our stay and would definitely recommend this hotel. The beautiful surroundings, friendly staff, and delicious food made it a great experience. Given our positive stay, we don't understand the recent...
