Stayed in the 5 bedroom villa

What we liked First visit to this beautiful villa. Rooms are spacious and the bathrooms are huge. Hot / cold water with good pressure available. Soap / shampoo provided are of good quality. Everything is functional. Adequate staff to attend to your needs and they keep the property clean. The beach is 5 mins walk from the property. Swimming pool is surely the highlight - Big and clean. Food - We enjoyed the veg food more than the non-veg. I would give the veg options a 10 on 10 since whatever we tried was fantastic whereas the non-veg a 6 on 10. Lot of greenery giving it a tropical feel Pooja and the staff do an excellent job to attend to your needs Massage service provided is excellent. Foot massage by Shraddha was excellent. Ensure to book in advance. Very peaceful, calm and private.

Overall an excellent space to spend time with familiy and your loved ones. Will surely visit again.

What we did not like Beach is dirty with lots of garbage lying around but still some sections can be enjoyed and good for photography. In the common areas - Mosqitoes (They do fogging but still better get repellent cream or roll ons with you) and small frogs around. Frog was found swimming in the pool as well many times (especially in the night time). Probably owner can install pest ultrasonic repellent around the pool which will help. Few tiles around the property are broken or loose. Did not really bother us but something that can be looked into as an improvement. Table tennis table needs to be renewed since it has developed a lot of cracks. Some sections of the property require cleaning and some small fixing of switches / lights. Overall everything...

What a magnificent place, recently spent few days and wish could spend more. AC Room are big enough for 2 Adult and 2 kids, with extended bathroom, with option for garden view or pool view.

Mango - Place is full of mango trees and if you are there in summer season you must have few. It is absolute fun to have freshly ripe mango

Beach House - place is 5 mins walk to Kihim beach and you could walk there as many times in a day as you want. Best time to go there is just before sunrise which I experienced all my morning stay.

Resort - Well managed place with ample facilities in house to keep you engaged. If you are looking for good relaxing time and dont want to venture out in scorching sun, nice place to stay. Facilities inlcude swimming pool, badminton, TT table, carom, snooker, swings, to relax two hammock also there. Must say swimming pool is clean and well maintained and kids thoroughly enjoyed pool time

3 course breakfast available and have multiple options to try.

On demand spa facility is available in premise and can be arranged with advance notice

Suggestion : Though in house restaurant serves you fresh and healthy lunch and dinner, however would suggest to add few more options to cater to wide variety. Currently served food is freshly cooked and expect 30 mins of delivery time after you order and this time may increase with more order already placed before you.

We reached the property at 2:00 PM and check in time was 1:00 PM. At the parking, one staff member comes and ask do you have bookings? I said yes, and he was like we were not aware. He took us to the reception, and there was no one I asked where is receptionist he said, he will come after some time which I came to know later there is no one appointed as a receptionist.

Rooms were not ready, and the staff was cleaning the room, and when I saw the way they were cleaning was shocking. Rooms have moulds and mosquitoes and flee. I asked to change the room as at the time of booking I had sent a specific request for cleanliness and free from dust and moulds.

There is no front desk, and they provided cell nos. in the room if you need anything. Most of the time, cells are not reachable, and you left with no option other than waiting.

Property is not maintained at all. Showers are blocked, bad smelling bed, AC has a typical smell of moulds.

There was only one room was occupied, and the entire resort was like a dead property. Scary to live with family no security, no front desk person.

Food and staff are friendly. But not enough staff to maintain the property.

We finally left the property, and owner / Bombay office people refuse to refund in spite of blunder. We did not want to spoil our holiday we shifted to 100 times better property by paying only 15% extra.

Think before you book. Its basic resort. Nothing great about the quality/location/service...
