I strongly advise against staying here! Let me explain why.
We booked two nights via Booking.com after reading what appeared to be decent reviews. But looking closely to bad reviews now, I see more people have the same experience. The owner agreed to a 7 PM check-in but charged us a "late check-in fee." She even confirmed it in the booking.com chat. Upon arrival, we were given keys to Room 1 and told that the official check-in with passports would be done the next morning as reception was already closed. We did not think to could be used against us, but be aware this is against Italian law.
Once inside, we were hit with a strong, moldy smell, and the bedsheets felt damp. We opened the windows to air our the room and went out for dinner at the restaurant next door (which, to be fair, was quite good). When we returned, the smell remained, and we discovered water dripping from the bathroom ceiling - clearly a leak. When we looked closer, they clearly try to cover it up by paint.
We were exhausted and tried to rest, but within 30 minutes, both my partner and I experienced shortness of breath and chest pain. We attempted to contact the owner by phone and through Booking.com but received no response. Concerned for our health, we had no choice but to leave that night. We both felt light-headed from what we believe was mold exposure.
Shockingly, we never heard back from the owner during our stay as we were trying to come to a solution. Five days later, she falsely claimed to booking.com that we never showed up and charged us both a “no show” fee and the original late check-in fee. As if that makes sense. She said because she did not have a copy of our passports, we were never there. Like WHAT?!. She is scamming and committing fraud. Luckily we have photographic evidence and timestamps that we were there, the lady is even in it which we find ironic.
This was a truly unacceptable experience. I rarely leave reviews, but people need to be aware this place (at least room 1) is not safe, and the business practices are...

It's in the mountains and really not that close to Cinque Terre, maybe a 15-20 minute drive? ||||The hotel advertises Wifi, but it doesn't work in the room. The TV was tiny and didn't work either. No AC or even a fan despite some unbearable heat. Given that there was none of that, we opened the windows. This caused another issue as the restaraunt below was playing music past 11 PM pretty loudly. ||||When I went to go check out (this was the only hotel on my 2 week road trip that did not charge my card upon booking), the women at reception told me the card machine doesn't work and I have to pay in cash. Not a big fan of that as it was 110 euros, what if I didn't have it? The breakfast was ok but a lot of the dishes appeared...
