My husband and I stayed there for 7 nights. The room we booked was spacious, bed was comfy, good shower and fulfilling breakfast! Very close to Xelha Park(3 mins drive) and around 15 mins drive to Tulum. We enjoyed our stay. Great service and friendly staff. Thank you Mattias for running such a homy place. And thank you Daniel, José, Roberto and Carlos for taking care of us.

very good place to stay. breakfasts included in the price, very tasty and to choose from. hotel clean, cleaned every day. only negative to the distance from town and it's quite noisy since the hotel is close to a busy street

Let me first say that this place is a bare bone minimum for a hotel. The people are very nice. Service is very good. Place is very clean. It's got a good bed (firm, which is how I like it). If you plan to be out all day and just need a clean place to sleep, then this is for you. However, if you are staying here, it's best you have your car. Otherwise, you need to learn the local transportation system quickly. Another interesting thing is you can't just pull your room door closed. You have to use they key to lock it, even inside the room. I guest that helps to make sure you don't forget the key when you go out. Room for improvement: Poor WiFi in the room, TV not capable to connect to WiFi, not even a table with chairs in the room if you want to eat in the room, lightings are dim, cannot use the ceiling light and fan independently, the place can also use a little upkeeping. Overall it's a cute little place. It has a gate that you use for going in and out of the hotel and you lock it after you go out or come back in. That kind of make me feel safer. The hotel is right by the main road so it can be a bit noisy if you are a light sleeper. It has a roof top dining area but it was dusty so we...

Property is right on the main coastal highway, so traffic noise is audible but was not problematic. (Basically white noise). The restaurant (Arrecife Maya - Nuevo Arrecife) has indoor and outdoor seating, although evening mosquitos caused us to move inside, despite a nice breeze. Guest rooms overlook a grassy courtyard area, with ample seating and a small swimming pool. Dinner highlights were the guacamole and ceviche, as well as a delicious cabbage salad. Service was friendly, casual, and leisurely. Breakfast was delicious, with a choice of eggs any style, pancakes, or yogurt and fruit. My mushroom omelet came with perfectly cooked black beans and excellent whole wheat toast; good, strong coffee too. Restaurant staff (Daniel and Abraham) are friendly and helpful, especially Abraham, who loves practicing his excellent English.

Area for improvement: Our room needed better drainage in the sink, and they should have drinking water and clean glasses...
