Arrived late afternoon having booked the hotel 6 months prior due to the good reviews we had read. There seemed to be some confusion over our booking, with the young girl housekeeper arguing with the man at the front desk. Eventually we were shown to our room where we dropped our bags and went for some lunch, as we were really hungry after a day's travel.||||On our return we noticed the toilet hose was dripping and the room, bedding and towels were not so clean.. I could see stains on the pillows through the pillowcase, and wished I hadn't checked them..they were disgusting! Made our own pillows, and just let it go as we were there for only 2 days. ||On the first evening we had our showers at 6.30pm after a full day out, and believe me, you need it as its very dry and dusty in Myanmar at this time of year! We were lucky as the water stopped running shortly afterwards, and didn't come back on for an hour. When it did it was dark mud coloured for the first 5 mins. ||||The next day we went out for 6 hours after breakfast, which was very basic, and on returning at 4pm the room hadn't been cleaned. So we asked the same young housekeeper if we could just have clean towels and not to bother with cleaning the room, as we were checking out the next day anyway. She didn't smile, just said 5 minutes! 5 minutes! so we went out to see the sunset, and when we returned there were no clean towels, so we made do with the damp ones in our room.||||We visit Asia for 6 months of the year, and have never had a problem before. Plenty of hot water with in bathroom water heater.||2 chairs, 2 tables, clothes rack with clothes hangers.||Room has double swinging doors that give out to a small balcony. We also had a window. Very little noise at night, even our room (302) was next to the elevator.||Breakfast was simple but tastefully, and the staff did their utmost to help us with serving. ||We had a very nice 3 day stay in the hotel, and were allowed to take a shower after checking out. Couldn't be happier. Price/quality this is top. ||(Note if rainshower sprays any wich way but down, it suffices to simply rub the rubber outlets on the shower head. All is fine afterwards. )||||And of course, the whole reason why we were in Hpa An is the surroundings. Absolutely fantastic. Rent a scooter (8000/day) or have yourself driven around, but make sure you visit the attractions in the immediate surroundings. Location is also OK. It's very near to Kan Thar Yar night market so if you wanna taste local style street food while feeling the breeze coming across the lake then this hotel is your choice.
One thing that we felt uncomfortable was their customer service. The receptionist didn't mention that they charge extra 50% for early check-in (we arrive hotel at around 04:30 am). We knew about it just before we check-out the following day. If we only knew their extra charges then we wouldn't check-in until evening because we left hotel 30 minutes after check-in and headed to Zwe Ka Bin Mountain.
